Anyone out there knows of a really good lender in the St. George, Utah area.  I can't believe some of the incompetence in the business right now.  I have been given story after story with my current lender here and I'm about to pull the plug on her.  I don't know if she thinks I just started the business yesterday but please some the ridiculous excuses are unreal. 

I guess this is my venting day, but I'd sure like to find some really good people in the lending business right now, so send your replies and I will greatly appreciate them!!!

 

I get up early to sort through my emails then do this several times a day.  This has become a big part of how we are doing our business every day.  What is amazing to me is how each day I'm receiving more and more emails on how to jump on the bandwagon to join these foreclosure, REO and marketing gurus   every day.  Where are all these guys popping up from????? 

Real Estate is just back to the basis and you have to work your tail off the make in this business today.  You have to work the long days that often carry over into the evenings and our family time.  I guess I just get tired of the few or should I say many at this time that are trying to get into our pocket books for our hard earned dollars.  Yes, I have to admit I have come across a few good coaching programs that do not cost an arm and a leg.  Actually they get you focused and help you stay on course during this very difficult market.  But for the most part I tired of all the other stuff that is coming around to look for an easy buck from us to give us that magic ball to make all our dreams come true.

It's back to the old basic of follow up & follow through. Any thoughts on this please send them along!!!!!

 

Here I sit in this beautiful home in St George, UT and the asking price for it is 5.5 million.  I'm sitting at the custom make glass dining table with etched artwork.  I look all around and everything in this home has either been custom made for the home or custom ordered.  Did I mention that the home comes completely furnished and with a Ferrari to boot?

It's been very interesting this last few weeks.  I started to have more showing on my listings, I mean a lot more traffic.  I have a few properties that are getting a least 4 to 5 showing a week.  I put a house into escrow for one of my buyers and had interesting conversations with my appraiser and inspector.  They both said that business has pick up by 25% - 30% since January.  What good indicators these two professional are, after all they are the first we call for our need to get escrow closed.

What is wrong with this picture......the buyers are still waiting for prices to fall further.  I had 4 agents tell me when I called for feedback that the buyers loved the homes they seen but wanted to wait to see if prices would come down further.  Well if we had a crystal ball we would know when we were at the bottom of the market but the thing is we don't know we are at the bottom until it has passed us by.  How ironic the buyers are waiting and waiting and they may have already pass the bottom.  After all how can you explain the increase by the appraisers and home inspectors???  Some food for thought for St George, UT.  Take a look at some available properties at the following links.  Have a good one and take care..............Debbie

It has been a long and cold winter and you might be thinking about relocating to a warmer climate but just don't know where to start.  You might want to consider St George UT.  The winters are pretty mild here and you could be out on one of our many golf courses enjoying 1 of 300 days a year of sunshine. We have many outdoor activities here to enjoy, like several stocked reservoirs for fishing and don't forgot about those of you who wake board and ski.  Zions National Park & The Grand Canyon are day trips from St George, UT.  If you like house-boating you have Lake Powell and Lake Mead both just 2 hours away.  We also have many open trail for the ATV riders along with sand dunes within 1/2 hour drive.  So come up and vist with us and I'd be happy to provide you with more information you just might decide to stay!!

 

In today's market with all the uncertainly in the economy it sometimes makes you uncertain about where you are going to find the next deal.  We are coming into our most active season right now, but the buyers are still looking for a better deal.  You can tote and tote and the buyers want to see more and more.  They are hesitant about placing an offer because they are sure the price will go down in the next month or so.  Any suggestions on this one???

I have decided to solve this issue for myself by working expired listings and building my own inventory of properly priced homes, showable & sellable.  I have picked up 4 listing in the last 5 weeks and I have one more coming on board next week. I had the seller get appraisals on the properties so we know we are priced right.  I've had a lot of activity on all the properties but still waiting for the offers to come in.  I have a very aggressive message on my mailing to the expired and have received several calls, so I do have several more expired that are in the wings.  Glad to share more information on this with you, but until then happy selling to all and have a wonderful day!!
