These are the foreclosure stats for August 2010. THIS IS FOR DENTON COUNTY TEXAS You may find this interesting.... The original foreclosure list for Aug Auction had 601 properties on the list.The results sheet shows 161 properties that were actually auctioned and out of those....11 were sold to a 3rd party (not back to the lender) That means that almost 27% of the properties that were on the foreclosure/auction list for Denton County Texas were sold at auction. I am a CDPE agent(Certified Distressed Property Expert). I help people if they have a hardship and are looking at losing their home.

cdpe: Short Sales! They're a ton of work, you get everything in and then the bank won't cooperate! - 08/06/09 10:35 AM
I've been working this short sale. My seller has 6 kids, has not made a payment since April of 08 and I assembled the short sale package, HUD1 and get it over to the bank. The property has three liens, tax lien, mechanics lien and HOA lien. The HUD inclorporates all of this. The bank send short sale approval but will not pay off the liens. Now what sense does that make? The tax lien has priority over the others and will end up getting paid whether or not they have to foreclose. Wouldn't it be a lot easier for the
