TEXAS (Real Estate Center) - Newly released data from Texas Multiple Listing Services (MLS) show existing home sales are down from last year while average and median prices are up.

"August 2010 sales were down 14 percent from August last year but were up 3.6 percent from dismal July figures, which were down 27 percent from the previous year."
Gaines said average and median prices showed … (1 comments)

foreclosure: Big Banks Accused of Short Sale Fraud - Interesting! - 01/15/10 03:43 PM
Big Banks Accused of Short Sale Fraud
Published: Friday, 15 Jan 2010 | 12:13 PM ET Text Size By: Diana OlickCNBC Real Estate Reporter

I personally heard a recording of a phone conversation between a short sale real estate agent and a second lien lender, during which the second lien lender clearly asked for cash outside of the settlement and threatened to kill the deal without it.
The real estate agent was rightly concerned and reluctant (the recording was given to me by Brandt who got it from the agent. The agent would provide no information on the … (1 comments)

foreclosure: U.S. Treasury set to finalize home "short sales" plan - 10/06/09 11:08 AM
U.S. Treasury set to finalize home "short sales" plan By Al Yoon Al Yoon - Fri Oct 2, 7:13 pm ET NEW YORK (Reuters) - The U.S. Treasury will soon finalize a plan to expand its incentives for mortgage companies to include "short sales" as a way to stem a rising tide of foreclosures, according to a Treasury spokeswoman.
"Short sales," or sales of homes for less than the balance on existing mortgages, are seen as a key way to supplement other efforts such as loan modifications to steady housing. Unlike most modifications, "short sales" eliminate the problem of negative equity that has become a … (0 comments)

foreclosure: Short Sales! They're a ton of work, you get everything in and then the bank won't cooperate! - 08/06/09 10:35 AM
I've been working this short sale.  My seller has 6 kids, has not made a payment since April of 08 and I assembled the short sale package, HUD1 and get it over to the bank.  The property has three liens, tax lien, mechanics lien and HOA lien.  The HUD inclorporates all of this.  The bank send short sale approval but will not pay off the liens.  Now what sense does that make?  The tax lien has priority over the others and will end up getting paid whether or not they have to foreclose.  Wouldn't it be a lot easier for the … (4 comments)

foreclosure: The Truth Behind 7 Short-Sales Myths - 06/16/09 10:39 AM
This is a good reason to use a CDPE Certified listing agent!
Short sales can be difficult. They occur when a home's sales value is less than what the owner owes on the loan for the property. Lenders agree to discount the existing loan balance in return for the sales proceeds; this helps them mitigate larger potential losses on the property.
Knowing some basics about the process - and what common myths to discredit - can help. Here is a look at some of those myths and proof that they aren't necessarily true.
Myth No. 1: Short sales are impossible and … (0 comments)

foreclosure: Good Time To Buy a House................... - 12/15/08 11:26 AM
Not only could this be a good time to by a house, but it may be the best time in years. For some reason, home buyers seem most interested when prices are high. But just as we all like to see a "20% off" sale on our favorite consumer items or groceries, we should be more interested in buying a house when they are selling cheap. That's right now.
Of course, if you already have a home you might hesitate to move up to a larger one now. Given the number of people in over their heads on their mortgages, it … (0 comments)

foreclosure: Short Sales & Foreclosures??? How to determine how to proceed......... - 10/20/08 08:42 PM
Changing Markets - I am very concerned about the mortgage crisis not only for its affect on the real estate business but more importantly for its affect on homeowners.  The more important thing to understand is that not only are those with subprime loans affected, today we are seeing more and more defaults by homeowners with conventional, "A" paper loans.
Because of the magnitude of the problem, I have received my designation as a Certified Distressed Property Expert (CDPE).  I have learned the tools, information and tactics to effectively help homeowners who are in financial distress.  I will and can be an advocate to help homeowners … (0 comments)

foreclosure: Home Prices Seem Far From Bottom - 10/18/08 10:14 AM
Home Prices Seem Far From Bottom

In New York and other cities that rely heavily on the financial sector, economists expect that job losses will increase and that pay heavily tied to year-end bonuses will decline significantly.
One reliable proxy of housing values -- the ratio of home prices to rents -- indicates that in many cities prices are still too high relative to historical norms.
In Miami, for instance, home prices are about 22 times annual rents, according to analysis by Moody's Economy.com. The average figure for the last 20 years is just 15 times annual rents. The difference … (0 comments)
