TEXAS HOME SALES DOWN, PRICES UP
TEXAS (Real Estate Center) - Newly released data from Texas Multiple Listing Services (MLS) show existing home sales are down from last year while average and median prices are up.
"Texas home sales peaked this year in May rather than the normal June-July period because of the expired tax credit stimulus," said Real Estate Center Research Economist Dr. Jim Gaines.
"August 2010 sales were down 14 percent from August last year but were up 3.6 percent from dismal July figures, which were down 27 percent from the previous year."
Gaines said average and median prices showed … (1 comments)

homes: Who gets to pick the title company that will issue the owner policy of title (TEXAS) - 08/27/10 10:27 PM
Legal

Ask Texas REALTOR® This was in the latest issue - Good information
Who gets to pick the title company that will issue the owner policy of title
insurance?
Logical arguments can be made that support either a seller or buyer picking
the title company. A seller may feel he should be the one to pick the title
company where the applicable provision of the TREC contract shows the
cost of the owner policy to be a seller's expense. A buyer may feel that he
should pick the title company because he will actually be the insured party

homes: I want to know if it's just me................. - 03/02/10 01:32 PM
Seems like the last year my real estate transactions have been more difficult than normal.  I think I have had one "normal" transaction in the past year.  The rest have been very trying.  Seems like there are extinuating circumstances that are out of my control.  You end up working 3 times as many hours and/or it falls apart.  Then there's the mortgage industry.  With all of the new changes, this makes our job more challenging as well.  So, is it just me?  Is anyone else thinking about going to work for McDonalds?  Would you like ketchup with that?

FHA has waived the 90-day ownership requirement for the financing of quick-resale properties, like those bought at foreclosre, or what some may call "flips". This will help get more properties off the market, faster and at higher prices, stabilizing markets. The waiver is for one year beginning with contracts signed Feb. 1.

I didn't know either of these driving tips. GOOD VISION IN A DOWNPOUR How to achieve good vision while driving during a heavy downpour. We are not sure why it is so effective; just try this method when it rains heavily. This method was told by a Police friend who had experienced and confirmed it.  It is useful...even driving at night. Most of the motorists would turn on HIGH or FASTEST SPEED of the wipers during heavy downpour, yet the visibility in front of the windshield is still bad.  In the event you face such a situation, just try your SUN GLASSES and miracle! Did you know there are more than 15 types of saturated fat? And despite the fact that they've been damned as a whole by nutrition experts for decades, some of them are actually heart healthy. That's good news, since high-fat foods are often the tastiest.
But a bad reputation is hard to shake. And though saturated fat is the most obvious example of a bad food gone good, it's not the only one. I've run the numbers and scoured the research to determine which vilified … (1 comments)

Economic Growth Expected to Slow in First Half of 2010 before Picking up in Second Half
RISMEDIA, October 16, 2009-MBA expects economic growth to continue through the rest of 2009 before slowing in the first half of 2010. Unemployment is expected to climb to 10.2% by the middle of 2010 before beginning to moderate as economic growth resumes sustained growth in the second half of the year.
Mortgage originations should reach $1.5 trillion in 2010. Modest increases in home sales should drive purchase originations but refinance originations are expected to decline as mortgage rates rise.

DALLAS FORECLOSURE POSTINGS RISE
DALLAS (Dallas Morning News) - Almost 6,000 area homes are scheduled for foreclosure auction next month, a 34 percent increase from a year ago, according to Addison-based Foreclosure Listing Service.
This brings the number of foreclosure postings for 2009 to nearly 51,000.
However, fewer than half of the homes set for forced sale each month are actually foreclosed on by the lender. In many cases, the borrower and debt holder reach an agreement or the foreclosure is delayed.
The biggest jump in foreclosures was seen in Collin County, where a 61 percent increase in foreclosure postings from 2008 … (0 comments)

homes: The Truth Behind 7 Short-Sales Myths - 06/16/09 10:39 AM
This is a good reason to use a CDPE Certified listing agent!
Short sales can be difficult. They occur when a home's sales value is less than what the owner owes on the loan for the property. Lenders agree to discount the existing loan balance in return for the sales proceeds; this helps them mitigate larger potential losses on the property.
Knowing some basics about the process - and what common myths to discredit - can help. Here is a look at some of those myths and proof that they aren't necessarily true.
Myth No. 1: Short sales are impossible and … (0 comments)
