Yes, banks are ramping up loan modifications and ramping up short sales and ramping up deeds in lieu of foreclosure, but the plain fact is that as the systems are oiled, the loans are moving through faster, and the pig in the python is showing its face.
We won't get the numbers until next week, but sources tell me they will likely be a new monthly record.

IRVINE, Calif. (RealtyTrac) - Foreclosure filings were reported on 360,149 U.S. properties in July, an increase of nearly 7 percent from the previous month and a 32 percent increase from July 2008, according to RealtyTrac's July 2009 U.S. Foreclosure Market Report.
"July marks the third time in the last five months where we've seen a new record set for foreclosure activity," noted James J. Saccacio, CEO of RealtyTrac.

I've been working this short sale.  My seller has 6 kids, has not made a payment since April of 08 and I assembled the short sale package, HUD1 and get it over to the bank.  The property has three liens, tax lien, mechanics lien and HOA lien.  The HUD inclorporates all of this.  The bank send short sale approval but will not pay off the liens.  Now what sense does that make?  The tax lien has priority over the others and will end up getting paid whether or not they have to foreclose.  Wouldn't it be a lot easier for the … (4 comments)

DFW COMMERCIAL FORECLOSURE POSTINGS RISE
DALLAS (Dallas Morning News) - Commercial foreclosure filings in Dallas-Fort Worth have risen 12 percent during 2009, according to Foreclosure Listing Service.
Throughout the first part of the year, 1,245 commercial properties have been posted for foreclosure, up from 1,116 for the same period in 2008.
"The largest gain in postings was a 109 percent surge in foreclosure notices filed on office buildings," according to George Roddy, Foreclosure Listing Service president. Roddy added that 138 postings have been filed on office buildings, compared with 66 during the first seven months of 2008.

In New York and other cities that rely heavily on the financial sector, economists expect that job losses will increase and that pay heavily tied to year-end bonuses will decline significantly.
One reliable proxy of housing values -- the ratio of home prices to rents -- indicates that in many cities prices are still too high relative to historical norms.
