Cedaredge Estates is one of those neighborhoods that people love to call home. This area doesn't have much traffic. One side of the subdivision is bordered by pasture land and another side has Surface Creek running along side of it. Most of the homes are single story with three bedrooms and two baths.
Sales activity is fairly low because we don't usually see a lot of properties come up for sale in this neighborhood. There have been some changes in the real estate news for this neighborhood since my last market report.

Once again we've seen a drop in the number of active three bedroom homes on the market in Cedaredge and the surrounding area. This report will cover Cedaredge and the surrounding towns of Austin, Eckert and Cory. This report also includes manufactured homes.
This is a segment of the market where we see the most activity. Three bedroom homes seem to be the post popular with buyers in this area.

This is one neighborhood that has seen some major price improvement over the last year. Sales activity has been fairly good so far this year and with no foreclosures on the market, this neighborhood is holding it's value very well. Actually prices have increased 62% compared to the average sales price in 2015. I know that sounds unbelievable, but it's true.

This real estate report covers the Cedaredge area and also the surrounding small communities of Austin, Eckert and Cory. Together all of these communities make up the area of Delta County known as the Surface Creek Area.

Del Ray is one of those subdivisions that people love to call home. There are great Grand Mesa views and the location makes for an easy commute to Delta or Cedaredge.

There aren't very many condominiums and townhomes in the Cedaredge area. The highest concentration is in the Cedaredge Golf Course development. Sales numbers for this year are low, but that's to be expected due to the low number of units in the area and the low number of listings.

If you are looking for a five bedroom home in Cedaredge...act fast. There is one on the market at this time. There is also a Grand Mesa cabin available with five bedrooms.
Last month's report showed four homes on the market with two being under contract. The two under contract homes have closed and sold. One of the listed homes isn't available at this time, and the total count included the cabin.

Pheasant Run is a subdivision on the south side of Eckert, CO. Because of the location, it's an easy commute to Cedaredge or Delta. This neighborhood has large lots that are around half an acre, and mature landscaping. There are good neighborhood views of Grand Mesa.
Real estate listings and sales are holding steady in Pheasant Run since last month's report. What that means is no new listings have come on the market, and no properties have gone under contract or sold.
