This neighborhood normally sees low turnover, because it's one of those neighborhoods that people love to call home. It's an older, established area close to most everything in town. Let's face it...Cedaredge is a small town and everything is close by. While sales and listing activity has been slow this year, the neighborhood has shown some major price improvement. The inventory is very low right now, and there haven't been any changes since last month's real estate report. This report will cover the Surface Creek Area of Delta County. This is a neighborhood that has seen some major improvement over the last year. Increased buyer activity and a diminishing foreclosure market have really helped neighborhood property values. There are some slight changes in the market since last month's report. One home has sold in the last month. The average sales price for this neighborhood is $206,500. Compare that to last year when the average sales price was $127,500. That's almost a 62% increase. Lately those expressions have been heard a lot around Cedaredge. It seems we've hit the hottest part of summer. At least I hope so, because I don't want it to get any hotter. Over the last week or so the daytime highs have been up in the mid to high 90s. There is a seasonal creek that runs through our town park.
