We have seen a stabilization of the inventory of homes over the past 4 months, which is a positive indicator, but there are many homes that are bank owned that are empty and will be resold, also called “Shadow Inventory”, this is an unknown variable that could impact our market in a negative manner. Currently, distressed properties make up 39% of the available homes for sale in Lake Mary, Florida [up 3% from last month].

Seminole County includes the cities of Lake Mary, Sanford, Altamonte Springs, Longwood, Casselberry, Fern Park, Winter Springs and Oviedo.
The inventory of homes for sale in Seminole County Florida decreased by just over 1% last month. The absorption rate is staying steady at 9 months. The absorption rate is the number of months that it will take to sell all of the homes on the market if no new homes are listed.
There are currently 519 homes under contract and there were 257 home sales in Seminole County last month.

I said it last week, but at least Sanford Home Sales are consistent. Again there were no upper end home sales in Sanford, Florida this past week... but, we are seeing sales. That is good news!

Two of the top Lake Mary Golf Communities had multiple sales this week. Heathrow and Timacuan posted sales in the second week of September. The most expensive sale this week was in the Reserve at Heathrow, this luxury Heathrow home sold for just over a million dollars. There was one "new" townhome sold this week in the Villas at Chase Grove.

Welcome back to this month's Seminole County Florida Market Update... The August sales are down 25% from July, but before anyone starts to questions a continuing decline in the market we have to take into account the effects of Tropical Storm Fay. Although Fay was not a Hurricane when it reached Florida, the lasting impact is that there was damage to homes and flooding within Seminole County which could and more than likely is delaying some closings. I've checked and double checked... There were no sales in Lake Mary, Florida last week...
Why? We were in the midst of Tropical Storm Fay and although we suffered very little damage, insurance companies do not issue new policies when the State of Florida is under a storm or hurricane warning. Without an insurance binder, you can not close. Also, many times the buyer's lender will put a hold on funding the loan until the appraiser can make a return visit to the property to make a visual inspection for any damage.
