Going out of town Listing Agent? Keep the basics in mind.

Yes, Listing Agent you deserve to leave town for the weekend. In fact, we all do from time to time. However, if you have active listings there are some basics you need to keep in mind.

Let's call this Scenario 1 - You leave town the same day your very attractive, and attractively priced property hits the MLS. You get immediate action from a group of agents, including yours truly. Now, I can't speak for the other agents, but I tried to call you that afternoon ( Friday), left two voice mails, sent several text messages and even emailed you with questions.

Late the next day, you send back a cryptic message that you are out of town and don't have email access until you return late Sunday. Really? You leave town with a new "hot listing" and you don't have email access for offers? Nor, apparently, do you have the ability to return calls or texts in a timely manner.

If you are a Listing Agent heading out of town for the weekend, here are the basics to keep in mind.

1. Take the time to record a voice mail message that briefly explains the situation. For example:

" Hi this is Listing Agent, I am out of the office until _______ "

Message A. "If you showed one of my properties and need immediate assistance please contact my colleague at 360- ###-###.( If you don't have a colleague, at least make sure you have the ability to check messages and returns calls once a day.)

Message B. "Unfortunately, I'm not in a location with full-time cell service. However, I will be checking voice mail each day at 5PM and will return your call". ( If you can't provide either of these options - STAY HOME, your sellers need you.)

Give brief offer instructions:

"If you're writing up an offer on one of my listings, please give me until __________ at 5PM to present the offer to my seller(s). ( That way the offer won't expire before you return to town.) And, thank you so much for showing my listing and for your efforts."

Scenario 2. You leave town and have active listings, but haven't been getting a lot of action. Don't assume that while your away thing will stay quiet. Trust me, if you want to make the phone to ring, leave town. Therefore, see above messages for scenario 1.

Finally, when you return. Acknowledge all offers immediately, once again assuring the agent(s) ( and their buyers) that you are presenting the offer(s) in a timely manner. Don't forget to thank them for their efforts. After all, they were showing properties ( your's included) while you got away for the weekend.

If you're a listing agent who is going out of town for the weekend, enjoy your time away. However, your sellers deserve your continued marketing and sales efforts, so keep the basics in mind. ( Or stay home!)

( By the way, we submitted a very strong offer - $5,000 over asking price, and I still haven't heard from this particular agent. I have no idea if it was ever presented.)

Attention Investors - HOA Rental Limits - Not just a condo issue.

A rental cap in a neighborhood dictates the percentage of homes that are allowed to be rented at any given time. For example, if the rental limit is 10%, and there are 100 homes, then only 10 homes can be rented at any given time. Rental caps are common in condo or townhome projects, but investors beware, there are now plenty of rental caps in single family neighborhoods too.

The 2005 housing bubble resulted in many neighborhoods where builders sold a majority of standing inventory at a discount to investors. The results were often less than desirable. The problem prompted many of the homeowners within those communities to adopt CCRs that limited the number of rentals at any given time.

Most people assume that HOA rental caps protect neighborhood values and maintain livability. And to some degree that might be true. Let’s face it, while there are renters who take good care of a property - there are plenty others who treat it like a temporary home - after all, that’s exactly what it is to them - temporary. Non-involved or long distance landlords add to the problem.

Investors - Consult with a mortgage professional regarding lending rules for investment properties.

Even if you don’t believe the aforementioned generalization regarding rental properties, many financial institutions do. Banks, insurance companies, FHA and Fannie Mae, to name a few, believe that high tenant occupancy in a planned community can impact HOA expenses and negatively impact overall values.

Therefore, many associations hope that a limit on rentals will enable purchasers to more easily obtain funding, and at a better interest rate. ( Note: at this time, FHA and FNMA refuses to loan money on Condo projects unless 51% of the units are owner occupied) The best course of action is to consult a lending professional before you start searching for investment properties.

The bottom line, regardless of where you stand on the issue of HOA rental restrictions, it’s important to obtain a copy of the HOA Declarations and CCRs BEFORE you purchase an investment property. And perhaps, just as important, before you purchase a home for yourself. HOA rental restrictions can impact your ability to lease the property in the future. HOA rental limits are not just a condo issue.

Hey Yogi, what's with all the hanging Baskets in downtown Camas?

Actually, these baskets are probably not the kind that get Yogi excited. Instead of peanut butter sandwiches and other picnic fare, these baskets are filled with brightly colored flowers and greenery.

Thanks to generous contributions from many community-minded residents, 32 beautiful floral baskets are hanging along Main Street in downtown Camas. It certainly adds to the small town charm.

And isn't that what it's all about? It's smart to charm out-of-area visitors, who in turn share their great experiences - shopping, eating and enjoying the sights in downtown Camas?

Yogi and Boo Boo would appreciate the teamwork involved in taking care of these baskets.

The City of Camas graciously accepted the job of hanging all the baskets that add a festive air to downtown's main shopping area. Apparently, someone also volunteers to keep them watered - good job to all.

By the way, the Camas Farmers Market is now open every Wednesday afternoon. You can enjoy our region's agricultural bounty and take home baskets ( or bags) filled with berries, veggies, flowers and other local treats.

Now that's the kind of scene that would get Yogi excited. And while you're there, don't forget to stroll along Main Street to enjoy the hanging Flower Baskets in charming downtown Camas.

Hey Runners, get ready for the 2013 Vancouver USA Marathon

Runners will be hitting their stride this weekend at the 3rd annual Vancouver USA Marathon and Half-Marathon. Both events are now closed for online registration. However, you can register at the Active Expo on Friday or Saturday. Race day is Sunday, June 16th.

Bands, the Expo, Gest Speakers, and The Farmers Market make this a destination race. This year, the Summer Brewfest is part of the festivities. Run your marathon and reward yourself with a cold brew ( or 2) after the race. Twenty local breweries will be on hand for the event 3 day event in Esther Short Park.

Non-runners, getting around might be a bit slow during the Vancouver USA Marathon.

Several C-Tran buses won’t be able to access some of the downtown Vancouver routes during the race on Sunday. Routes 2, 3, 4, 25, 30, 32 and 37 will be affected. Vehicles will also be restricted from reaching the downtown are south of Forth Plain Boulevard and west of Fort Vancouver Way.

Lacamas Heritage Trail - Expect honking during the morning commute.

Lately, a busy schedule and warmer weather, prompt early morning runs at Lacamas Heritage Trail. The 3.5 gravel based trail is located in east Clark County, actually Camas, WA. The path winds through the trees, and in some parts, borders Lacamas Creek and Lacamas Lake.

Lacamas Heritage Trail is popular with locals and ties in to another trail system, providing even more distance if the 7 mile round trip isn't enough for you. Tall trees provide a canopy of shade on much of the trail, and wildflowers bloom in the dappled sunlight below.

The trail is filled with the sounds of birds - in the trees, and on the waterways. Often, you can hear the honking of resident geese gliding across the lake. Canada geese, or Branta canadensis, are a common sight (and sound) in Washington state.

Expect to hear Canada Geese honking at Lacamas Heritage Trail.

There are Two groups of Canada geese in Washington—migrating geese and non-migrating geese. For a goose to migrate, it must be taught the flight path by its parents. Therefore, all following generations of nonmigratory Canada geese will also be nonmigratory, or resident geese.

Populations of resident Canada geese have dramatically increased over the past 25 years, particularly in urban areas where there are few predators, prohibitions on hunting, and a dependable year-round supply of food and water. If you use the Lacamas Heritage Trail - expect to hear honking during the morning commute.

Sellers, make sure you take advantage of Inspection Day.

First of all, put your best foot forward. I've heard sellers imply that the inspector won't care if the house is a mess. That is simply not the case. And in addition to the inspector, chances are the selling agent and the buyers are also going to be there. The inspection gives buyers an opportunity to really snoop look around their potential new house, and explore the grounds.

There are specific things to keep in mind on Inspection Day.

Hopefully, you've already taken care of the big stuff prior to listing your home. I'm sure that's part of reason it sold so quickly, and for full value. Now is not the time to get complacent. Sure, you're moving and it's a stressful and chaotic time. However today, you want the home to shine. Remember, the results of the inspection can make or break your sale.

Moving boxes should not be stored in areas where they impede movement or block access. In fact, optimally, as you pack boxes, the best solution is to put them in a storage unit. The inspector needs to take look in the crawl space, attic, and have access to the electrical panel, hot water heater and furnace. Make sure the plumbing under all sinks is also free of clutter.

Toilet, showers and bathtubs should be clean - sparkling clean. The kitchen too. Hopefully all of the cabinets and closets have been cleared and appear neat and roomy. Stuff, stuffed into spaces, implies a lack of storage space. The blinds should be open to let in natural light and the air should smell fresh - free from cooking odors, pets and heavy perfumes.

Sellers, Inspection Day may be more important than the buyers first look at your home.

The first time buyers walk a home, there's normally a time constraint. And, since it's new, they may miss the dings on a wall, or fogged window pane. Conversely, during an inspection there is plenty of time, generally a couple of hours - time to see all the warts and blemishes.

Yes, a home inspection is for the buyers' peace of mind. However, it's yet another opportunity for sellers to showcase the care and maintenance they've put into their home. It's called "pride of ownership," it sets properties apart - and gets them sold. Will you be the type of sellers who take advantage of Inspection Day?

Escalation Matters! The Art of Winning in Multiple Offer Situations

Last week, one of my buyers wanted to see a brand new listing in a popular Camas, WA neighborhood. The home, located in Crown Park was priced right - in fact, right for multiple bids. When I called the owner to set up an appointment, she sighed " Oh my, I have one at 9:30, 11:00 and this afternoon at ---, I have a feeling this is only the beginning." She was right.

My buyers have been looking for investment opportunities for quite sometime, but recently got serious about their efforts. We set up an appointment for 10:30 AM, and the property fit the criteria. Great neighborhood, good condition, family-friendly and highly desirable as a rental.

Naturally, we wrote up an offer immediately. I recommended using an Escalation Clause - the document requires the listing agent to submit evidence of a determining offer, therefore I feel comfortable using the form. We capped the offer at $10,000 over the listing price ( from recent comps) and offered $500 increments more than competing offers.

The rest of the offer was solid - no unusual contingencies and proof that my buyers have the financial muscle to perform. I always include a cover letter with my offers, outlining the details and strength of the contract. Still, there is no guarantee in multiple offer situations. And, we had two days to wait.

The Art of Winning an offer in a competitive Camas Real Estate market.

Yesterday, I got the call. "Congratulations," said the listing agent, "Your clients offer has been accepted, well done Debbra." Woo hoo! A properly written Escalation Clause doesn't always guarantee a win, but it when it works, it works well. The important considerations are as follows:

1. Take the time to do the research - make sure the offer does not exceed the recent comparable sales history.

2. Cap the offer.

3. Offer increments that have some weight - a dollar, or twenty dollar increase over a competing offer, is pretty weak. ($500 to $1000 is good)

4. Even with the research of recent sales, make sure there is an appraisal addendum included. This gives the buyers a chance to opt out if the sellers choose not to make price adjustments if the valuation comes in lower.

5. This is "not the time" to ask for extras. Remember, the best "net" is going to win the game. In multiple offer situations the sellers are in the catbird seat.

Escalating matters in a competitive market, and it can often result in accepted offers. When the competition is fierce, good solid principles prevail - there is an art to winning the deal in multiple offer situations. An Escalation Clause, used correctly, and in conjunction with an otherwise strong offer, can mean the difference between winning and losing a property.

Dragonfly or Tiny Helicopter?

This dragonfly landed on our patio light recently, and we surmised it needed a brief rest - or lunch. It wasn't long before it took off and continued on its way - hovering and maneuvering through the wetlands, reminding us of a small, colorful helicopter.

A dragonfly represents different things to different people - and cultures. Some, actually quite dark. My favorite symbolisms of the dragonfly are renewal, positive life force, and wisdom. Also, as a creature of the wind, the dragonfly frequently represents change.

Dragonflies have a very short life-span and are also a good reminder to make each moment count. Yes, life seems to zip by at dizzying speeds. Nature provides us with hours of fascinating observations and life lessons - all it takes is a bit of time, and open eyes.

Hike on the Dike in Washougal, Saturday June 1, 2013M/h1>

Help support the West Columbia Gorge Humane Society and Hike the Dike this Saturday, June 1st from 11am to 2pm. This year, the fifth annual fundraiser walk starts at Pendleton Woolen Mills.

Naturally, Fido is welcome to walk with you in the event, but please make sure your pet is leashed. There are rest rooms along the trail, and it's flat course makes it friendly for all family members.

There is a minimum $25 pledge for each walker in the Hike the Dike two mile event. Participants will get a WCGHS lanyard and will be entered in the drawing for prizes.

The West Columbia Gorge Humane Society is a non-profit, no-kill shelter in Washougal, Washington. So far, the shelter has successfully placed over 500 dogs ( and cats) in forever homes.

In addition, the goal of the WCGHS is to make Clark County the first no-kill county in the state of Washington. Part of the plan includes low cost spay and neuter clinics, Trap/Neuter/Release of feral cat colonies, and cooperative efforts with other shelters to benefit all animals in the county.

By the way, here's a short video with my buddy McKinley, shot at Captain William Clark Part at Cottonwood Beach, which is located along the Dike Trail in Washougal.

It's Raining Cats and Dogs - Well, Puppies anyway.

Hurray, I'm an Auntie to one of Mary and Dick Greenberg's adorable black lab puppies. Ernie, now known as Gibbs ( sis and brother-in-law are big NCSI fans), arrived yesterday. Cheri and Bob drove to Olympia to pick him up at the home of the Greenberg's friends, Mark and Anne.

Gibbs has traveled quite a few miles - Ft. Collins, Colorado to Olympia, Washington and Olympia to Hillsboro, Oregon. That's pretty impressive considering his tender age. He and his six the litter mates were born on April 1, 2013. I have a feeling the little guy might feel a bit lonely for a few days.

Fortunately, Mark and Anne not only gave the new family a bag of dog food, but a towel used by all the litter mates. No doubt it's familiar scent will give Gibbs some comfort as he adjusts to his new life. Cheri and Bob like to camp and fish and enjoy the great outdoors - I know Gibbs is going to thrive.

Plus, they've got an eager pet-sitter nearby in Camas, Washington. Thanks again Mary and Dick, he's perfect.

Sunny days hurt the most - Memorial Day thoughts of a young soldier.

It will be one year, June 22nd, 2013, since a young family member was killed in action in Afghanistan. 21 year old Lance Corporal Eugene Mills died on a battle field fighting for what he believed was important. Ironically, he was supposed to return home the next month, and talked excitedly about a big family reunion at his Uncle's beach house - with plenty of blue crab and cold Natty Boh.

In the last year, the Stea ( and Mills) family has gathered at the Uncle's North Carolina beach house and enjoyed blue crab and Natty Boh. I'm sure there is an empty spot in every heart at each get-together, and hopefully love and pride help temper some of the pain. Do hearts ever heal from such a devastating loss? It's doubtful - and perhaps that's the way it should be - there isn't a day that passes without thoughts of love and loss.

Happy Memorial Day, and thank you to all the men and women who serve in our military. And, especially, thank you to the parents who know the pain of losing a child.

( This Kenny Chesney song doesn't directly address the topic of losing a child to war, but it does, in my mind, sum up the pain of a loss that never goes away, "Who You'd be Today" )

The REALTOR® formerly known as "Green"

The REALTOR® former known as “Green."

Last week, my husband gave me an interesting article that he knew would pique my interest. Apparently, according to a small ( 125 votes ) Future Cities poll, urbanites voted “green” as their most despised buzzword.

The results seemed puzzling, until I read further. It seems, at least in part, the reason may lie in the ambiguity of the term “green.” Sadly, the term if often misused and abused to point of much confusion.

Does “green” conjure up images of forced initiatives, expensive building components that don’t translate into savings, or sustainability and smart design? Yes, that’s the critical element. What the heck does the word actually mean.

Agents who have the REALTOR Green designation, EcoBrokers and other well-informed REALTORS® should be able to explain the value of Green.

Personally, I think that designations mean little unless the professional commits to on-going education. Green design is constantly evolving. Plus, as mentioned before, the concept can be confusing, at best.

If you want to purchase a new Energy Efficient home, or retrofit an older home for more energy savings, be sure to have a well-informed guide. One who can fully explain the real value as promised by the features or changes in design.

It’s imperative that so-called “green” agents, possess the tools to adequately translate an energy savings feature into cost benefits to the consumer. Honestly, there are some green options don’t pencil out to added value. And in fact, don't pencil out at all as a smart choice.

CFLs, A lightbulb formerly known as Green.

One of the saddest and most confusing of the government mandated energy savings initiatives, comes in the shape of a light bulb. Actually, many shapes of Compact Fluorescent Light bulbs, all containing mercury. Sure, the new Energy Efficient models save energy, but at what cost to our personal health and the environment.

According to the EPA, if a CFL breaks, you need to evacuate the room for approximately 10 minutes and take precautions when cleaning up the debris. And, if that isn't freaky enough, according to a study, tiny defects in CFLS can emit UV light that can damage skin cells and lead to cancer.

Sure, I'm an EcoBroker, but I don't use, nor would I recommend the use of CFLs. To date, the risks outweigh the benefits. Dimmer switches ( with the old incandescent bulbs) and LEDs make more sense to me. The bottom line, CFLs create the kind of confusion and mistrust that make "green" a bad word.

From now on, you can label me as an EcoBroker with common sense, the REALTOR® formerly known as "Green."

The weather in the Pacific Northwest is particularly gloomy lately. After several weeks of warm temperatures and sunshine, the recent rain, and record cold temperatures feel especially unwelcome.

Add to that, a month or two of sinus infections, and it's easy to feel a bit under the weather -literally. It feels as if there's a low pressure systems that's settled in right between my ears. :)

Fortunately, I stumbled across this video on Facebook today. If you haven't seen it, enjoy. It's hard to feel blue when you see this wonderful little creature expressing so much joy. Plus, who doesn't love a baby elephant?

Camas will be Hopping with its new brew pub - MillCity Brew Werks

Beer afficiandos have a lot to celebrate - Washougal Brewing Company is close to opening the doors of its downtown Camas pub - MillCity Brew Werks. The pub is slated for a June opening - with a Founder's party scheduled for June 8, 2013.

The 5,000 square foot brewery, on Cedar Street in Camas, WA, will be located the basement of the building. A pub and restaurant at street level will seat about 75 people.

Things will be hopping in Downtown Camas thanks to MillCity Brew Werks

MillCity Brew Werks is a welcome addition to charming downtown Camas and will likely result in more traffic for all of the shop owners in the area.

The Active Rain Newbie Outreach Challenge is in full swing. My most recent Newbie Tuesdays member is paying it forward. Let's do what we can to all welcome Harley Harrington to the Rain.

Prompted to contact new members by the Active Rain Newbie Outreach Challenge, I had the pleasure of connecting with Harley Harrington.

I would like to introduce Harley Harrington to Active Rain. Harley is a software developer who has thirty years experience in the computer programming field.

Harley has recently written a program that creates interactive floor plans for builders and Realtors. I have checked out his web site for Plan Gator and it is extremely impressive. The site walks you through homes where you can click in various sections of a room to see a photograph of the view from that angle. Another feature allows you to add windows, doors, bump outs, additions, etc. and see how they would look added on to the current floor plan. The software is really top notch!

Harley lives in Sheboygan, Wisconsin. On a personal note, he loves computer programming and software design and enjoys creating computer programs as a hobby a well as for his career. When not working with computers, Harley enjoys boating and fishing. He particularly enjoys fishing for salmon and trout on Lake Michigan.

The Camas Farmer's Market Opens June 12, 2013

This year, a health fair will be part of the kickoff events scheduled for the opening of the sixth annual Camas Farmer's Market June 12.

The farmer's market — featuring produce, flowers, pasteurized meat, eggs and prepared foods — will be open from 3-7 p.m. every Wednesday in front of the Camas City Library. The season ends on Oct. 9.

There's plenty to learn at The Camas Farmer's Market

Representatives from the Washington State University Extension Office will be on hand to answer gardening questions again this year. A booth especially for kids will teach gardening, nutrition and farming.

The Camas Farmers Market uses funds, in part, to provide weekly children's activities, chef demonstrations and live music.

Ever had a Portobello Mushroom and Zucchini Taco? The Camas Farmer's Market blog features this recipe.
Perhaps, I'll test it out this week.

Serves 4

5 medium portobello mushrooms, stems and gills removed, sliced 1/2 inch thick

2 teaspoons dried oregano

2 tablespoons olive oil

Coarse salt and ground pepper

4 medium zucchini, cut into 2-by-1/2-inch sticks

1 medium red onion, halved and sliced 1/4 inch thick

12 (4 1/2-inch) corn tortillas

6 ounces (1 1/2 Cups) Monterey Jack cheese, shredded

1/2 cup fresh salsa

DIRECTIONS

Preheat oven to 425 degrees. On a large rimmed baking sheet, toss mushrooms with 1 teaspoon oregano, 1 tablespoon oil, and 1/4 cup water; season with salt and pepper. On another rimmed baking sheet, toss zucchini and onion with remaining teaspoon oregano and tablespoon oil; season with salt and pepper.

Place both sheets in oven. Roast, tossing occasionally, until vegetables are browned and fork-tender, 25 to 30 minutes (zucchini may cook faster than mushrooms).

Meanwhile, in a small skillet over medium-high heat, warm tortillas according to package instructions (they should be lightly browned but still soft).Wrap loosely in a clean kitchen towel to keep warm.

To serve, fill each tortilla with mushrooms, vegetable mixture, shredded cheese, and salsa.

I recently wrote a post lamenting the inconsiderate spots where "some" listing agents place lockboxes. I called it The Lockbox Blues. While a number of comments suggested it might make a good country tune - Bruce Walter went the extra step. Doesn't this perfectly sum up the fun and friendship we enjoy in the Rain? Thanks Bruce, I'm still chuckling.

Debb, Hopefully listing agents have heard your voice, and that they will change their inconsiderate ways (can you tell I work with buyers!!!)

Honey, I shrunk the lawn in Clark County, WA

The green, green grass of home comes at quite a price. Have you considered making life easier by reducing the amount of lawn in your landscape? After all, turf requires a lot of work - water, feeding, mowing and money - to keep it looking good.

Americans spend about a thousand dollars a year keeping their lawns lush and green. You can certainly cut down on this cost by limiting the amount of lawn needed to serve a specific purpose. A play area for the kids, badminton spot, or picnic site - maintain just that one area.

Native Plants and shrubs work well as replacements for Honey, I shrunk the lawn .

Gardening with native plants makes good sense. Native plants are the best choice for attracting wildlife to your garden and eliminating the need for chemicals and extra watering. These plant choices have evolved in the local climate and therefore are well adapted to the conditions.

For example, in Clark County, Washington, and the rest of the western Pacific Northwest, we have wet winters with dry summers - native plants are already acclimated. Plus, they are more resistant to common PNW plant disease and provide a food source for birds and critters.

Climate friendly plants and shrubs abound in the Pacific Northwest. You can easily reduce the the amount of grass in your landscaping, and instead create natural gardens that require less maintenance. Soon, you'll have an abundance of wildlife entertaining you with their food foraging antics.

BOA Have a Heart!!!

I'm wiping away the tears as I reblog this post from Gail. I found it first with a reblog from Anna Banana. Thanks Anna for the update.

If you don't know this story, it's going to break your heart. Bank of America - you are heartless!

Via Gail Robinson, REALTOR, e-PRO Fairfield County, CT (William Raveis Real Estate, Southport, CT):

BOA SENT ME A DECLINE LETTER TODAY AS MY HUSBAND WAS BEING ADMITTED INTO HOSPICE

I made all the trial loan modification payments on time over the phone via my BOA Customer Relationship Manager, yet today I received a FedEx letter stating that my permanent loan modification was DECLINED. At the same time as the letter arrived, the hospice nurse came to sign my husband up for in-home hospice care. Can you believe this????

The letter from BOA states "Thank you for contacting us regarding the Home Affordable Modification Program. While we realize this decision comes at a difficult time in your life, we regret to inform you that we are no longer considering your request for a modification because after being offered a Trial Period Plan, you did not make the required Trial Period Plan payment by the end of the first month of the trial period."

I made the first trial payment on 3/4/13, the second one on 4/2/13, and the third one on 5/2/13. The original letter from my BOA Customer Relationship Manager outlining the terms for the trial period dated 2/25/13 stated, "To participate in the Trial Period Plan, make your first month's trial period mortgage payment as soon as possible, but in no event later than 30 calendar day after 4/1/2013."

Since I made the first payment on 3/4/13 and it was not due until 4/1/13, it seems to me that I am in compliance.

This was so upsetting that I could not focus properly on getting my husband admitted into hospice. My husband is very upset. He has Stage IV, Pancreatic Cancer and was diagnosed 4 years and 4 months ago. He's now in the end stages of the illness.

Can you see where I made an error? Perhaps I'm not thinking straight due to the stress of putting my husband in hospice today. It's an emotional day.

Why wouldn't my BOA Customer Relationship Manager call me to tell me ahead of time that this letter was going out? Why won't she return my calls. I have had to ask for an Appeal, but this is the last thing I need to focus on right now. My attention should be 100% on my husband in his final days.

BOA have a heart!!!!

The Lockbox Blues

A bad case of the Lockbox Blues

Not sure about you, but I get frustrated with the lack of consideration concerning lockbox placement. I've had to stand on my tip toes, bend down with my backside in the air, slog through mud, and fight off friendly dogs in the backyard, just to get a key.

Now I know listing agents don't do this on purpose, but come on, is there no thought involved? I've had to get keys out of lockboxes on porch lights - think high - and I stand 5'3 & 1/2" tall. I've had to bend down and struggle to unlock the lockbox fastened to the bottom railing on a front porch, in a skirt!

Shoes and clothing have been soiled from muddy side yards, several with a friendly jumping dog. The lock box was on the gas meter. Often, rainy and windy conditions in our region make it difficult to stand in the elements to open a lockbox - don't make it even less pleasant.

A bit of thought helps prevent the Lockbox Blues

Lockbox placement is something every listing agent should consider carefully. If the homeowner doesn't want the box on the front door, please remember to make it easy for "everyone" to get to it - regardless of their height, clothing, shoes, and of course, the weather.

If you feel your ears burning - you'll know someone out there doesn't appreciate the contortions, or the conditions, required to get into one of your listings. Pardon my complaining, I've been showing a lot of homes lately, and have a bad case of the lock box blues.

No doubt one of these days, my granddaughter will experience the puppy love that Paul Anka sings about in the old song. For now, her "puppy love" is directed toward an 8 week old Lhaso Apso mix. The little guy joined the family on Mother's Day and what a treat it was for all. Needless to say, this dog will be very well mothered.

Wild Dining with Soup and Quackers

This little fellow was enjoying the open air dining at Beaches in Vancouver, WA last week. The warmer weather and views of the Columbia River draw many of us to the patio this time of year. Although, this duck wasn't interested in the views. Something tells me he really cleans up! We purposely did not give him any handouts, but no doubt others succumb to his charms.

Wild ducks eat a variety of foods, including small fish, snails and worms, grass and weeds, algae and aquatic plants, frogs, salamanders and other amphibians, insects, seeds and grain and small berries, fruits and nuts. Interfering with the diet of wild birds can adversely alter their migratory patterns - and even cause poor nutrition.

As tempting as it might be - just say "no" to these wonderful little beggars when they visit you at an an outdoor table. Try to remember, as tame as the birds may seem, they are wild creatures. And as an aside, it might be best to wait and order the "Fois Gras" another day. :)
