Are these buyers and sellers are so close but yet so far away and making a deal?
Yes we have a seller that has put their heels in the ground and we have buyers doing the same. We are $2,000 away from having a deal yet both will not give in. This is a $165,000 condo that one of the buyers really loves but the other buyer is just OK with it and is willing to walk away over $2,000. How much money are you going to need to buy a condo?
Right now I am working with 3 buyers looking for a condo in the Milwaukee area. The have found condos they like but to get financing right now is really become the problem. If a buyer is looking for FHA financing they have to find a condo that is on their list. In Cudahy there is only one condo complex that is on the list. In the past week I have had 2 buyers ready to write an offer. I like my buyers to present the offers with a pre approval from a lender. Not a pre approval like we have had in the past. But one that you know all the numbers and documentation of income assets and work history has been verified.
But this week I have run into issues where the buyer was not able to get PMI to qualify for the loan. One I had a non warranted condo. And when the lender who was willing to do the loan with 5% down … (2 comments)

If the home is priced to sell the buyers are back in full force. This week end I showed homes that my buyer liked. We talked with the listing agent and 2 of the homes that were on his list had multiply offer on it. When have we seen this. Not for a while.
