Charlotte NC At a Glance Incorporated in 1768 and named for the wife of King George III, Charlotte has consistently redeveloped herself, growing into the largest city in North Carolina.  The Queen City, as she is nicknamed, has gone from being an agrarian township to a gold town, textile center to a national banking giant. Same Song, Different Artist - 10/29/09 06:03 PM
Same Song, Different Artist As I was reading and commenting on a great blog post from my friend, Clint Miller, Let's Talk About What Is REALLY Wrong In Real Estate, I was reminded of many articles/posts written about a year ago regarding this same topic.  The issue with agents at the time was poor communication.  Back then, my pat answer was basically, those of us who give 100% to our jobs are eventually, "going to weed these wanna-be agents out of the business so, not to worry!"
Today, as I look at my 'to-do' list for tomorrow, guess how many … (62 comments)

Charlotte NC Market Report, 2009 Q3

As a member of the Charlotte Chamber of Commerce, my team is privy to early news releases pertaining to the city of Charlotte and plans to expand local businesses.  This information reflects directly upon the Charlotte NC housing market.  Combined with data from the Charlotte NC MLS , the local economy appears to continue the trend began in 2009 Q2.

The first three quarters of 2009 showed Mecklenburg County Charlotte NC expanding 11,500 jobs which was a 15% year-over-year increase from 2008.  This, during the worst recession in many years, is … (11 comments)

Eastover Charlotte NC--A Little Lesson in History - 10/27/09 01:13 AM

Eastover, located just southeast of Charlotte’s Center City, formerly two dairy farms, (also formerly Myers Park Eastover), was developed by E. C. Griffith in 1927.   In the Eastover Charlotte NC community, history abounds!  Eastover is one of the most desired areas in Charlotte NC; the treescape in Eastover is simply breathtaking, especially in the spring when the pear trees are in bloom!

From the days of Earle Sumner Draper, the Southeastern US ‘premier’ urban planner to present day, Eastover has been the home of some of Charlotte’s most elite.  From cotton brokers to bankers to attorneys, the … (12 comments)

HOME INSPECTIONS PROTECT HOME BUYERS - THEY ALSO PROTECT SELLERS AND AGENTS! - 10/24/09 04:09 PM

Is A Home Inspection Really Worth It?
....You're darn skippy it is!  My friend, Lenn Harley shares valid points regarding the home inspection process in this blog.  She is astutely aware that a home inspection not only protects the buyer but, everyone involved in the transaction.

Would you allow your buyers to turn down an inspection?  I certainly do hope not--even new construction properties have issues.  One recent example of a new construction inspection proving that the cost was worth thousands--the HVAC had been installed erroneously and supposedly, the manner in which it had been installed … (5 comments)

Charlotte NC's LYNX Light Rail System - 10/24/09 02:04 AM
Charlotte NC's LYNX Light Rail System
In keeping with Charlotte's cat theme (Carolina Panthers, Charlotte Bobcats, CATS [Charlotte Area Transit System]), the light rail, LYNX has become our new favorite means of transportation in the city!  Connectivity is key (hence the name, LYNX) in getting the city's south end transported into the city during rush hours.
In November, 2007, the Charlotte Area Transit System (CATS) began operation of the 9.6-mile LYNX Blue Line light rail, after having been under construction since February, 2005.  The LYNX fleet includes sixteen Avanto light rail cars built by Siemens.  The line extends from … (11 comments)

Virtual Staging...What a Novel Idea! - 10/15/09 05:57 PM
Virtual Staging...What a Novel Idea! What's in it for you?  A quicker sale than listing/selling an unfurnished, vacant property!  Some sellers simply cannot afford to furnish their vacant properties and some buyers simply cannot 'mentally picture' furnishings in a vacant home.  Innovative agents are now turning to virtual staging.  This process uses computer technology to add furniture and decoraor items to photos of vacant listings.  The cost is approximately $250 for a few photos and the images are quite impressive.  One company, Virtually Staging Properties, has nearly 1,000 photos of items which they strategically place, via computer, into YOUR photos of the vacant … (85 comments)

Charlotte NC Real Estate Update SEPT 2009 - 10/15/09 07:40 AM
Charlotte NC Real Estate Update, SEPT 2009 The salability of their home on the market seems to be at the forefront of Sellers' minds during in mid-October.  There are  thoughts that this may be a good time to take their home off the market until the springtime when the “market improves”, but, this year, there are several reasons not to this: 1.  We believe that the market will continue to improve in terms of the number of sales, but that prices will continue to soften until the rate of employment increases.
2.  More people with jobs means more people can … (3 comments)

Do I Really Want to Know? Do I Really CARE? - 10/15/09 03:04 AM

Staying away from controaversial posts--mostly political--has been my personal 'policy' since starting here in the Rain.  Our dear Jennifer Monroe sets the record straight about members who use this platform as a policical one or even just a place to rant!  And, hey, it's okay to 'rant' but, being rude to other members while doing so, does absolutely NOTHING to put you in a positive light with other members OR the public!

Why Are You Pricing Your HOME Like Clothing at the Mall? - 10/13/09 06:38 PM
Why Are You Pricing Your Home Like Clothing at the Mall? Sellers who really want to sell their property NOW so that they can move on, are more involved with analyzing their price point than ever before.  It seems that most sellers want to price their property with something that ends in '99'--$599,000 or $599,900, etc.  Here's what I ask them:"You're about to move to Raleigh and your Realtor® has set up a search for you through his/her MLS.  Can you tell me what your price parameters are for that search?  When you're searching online at night for homes in the … (178 comments)

Adding Pictures to Your Active Rain Blog--The 20/20 Rule I was teaching a blogging class at our Association recently and one of the questions was about posting your photos and clip art on your blog. "How do I keep my text/words from running into my pictures?"  I explained the 20/20 rule to him.  This week I received an email asking me that same question from another member.  Today as I was reading a post, I noticed that the text was butting up against the bloggers clip art and thought it was time I share this simple rule with you for posting … (53 comments)

October 26, 1993 was an historic day for Charlotte NC (and residents of both of the Carolinas) as our famed Jerry Richardson was awarded the 29th NFL franchise, the Carolina Panthers.  The Panthers team would be housed in Charlotte but, represent both North and South Carolina, being called the Carolina Panthers. Charlotte was a-buzz with the news and we rallied to support our newest professional sport.  A former player himself, Jerry Richardson has a true passion for football. He bacame only the second NFL owner to have been a former player.  To Charlotte and the Carolinas, that … (13 comments)

Your Vendors are a Reflection Upon YOU! - 10/07/09 09:45 PM
Your Vendors are a Reflection Upon YOU! As if we don't have enough trouble getting deals through these days--with short sales, lending restrictions and just plain irritated sellers (and even a few demanding buyers!), we have to deal with the age-old problem of inexperienced inspectors!
Upon listing an older home, I advise (but, don't insist) the sellers get a (pre-)home inspection and attack the repair list prior to making their listing active.  These smart sellers of mine recently did just that and found that they had well-maintained the property for years and there were very few items that needed to be … (78 comments)

New Housing Bill Will Force Loan Modification - 10/07/09 11:33 AM
Now this is why I LOVE Active Rain!  I'm not into political posts as I try to stay as far away from them as possible but, this one brought about some excellent discussion.  As I commented on her post, I'm ambivalent about this--on one hand, I want to see our nation free of this housing crisis--on the other, I'm not into governmental involvement in personal or business contracts.  Yes, regulations are needed but, where do we draw the line and how swiftly will the new policy be taken away should the government so choose?

Presenting Multiple Offers to the Lender for Short Sale Approval While visiting at the NAR site regarding the new short sale designation and visiting the 'discussions'  link, I found several questions relating to short sales and one, in particular caught my eye.  "Can multiple offers be submitted to the lender without seller signatures or can only one offer be negotiated at a time?  Can the seller sign multiple offers to submit to the bank?"Ahh, the question of the year!  In Broker Bryant and Wendy Rulnick's classes (visit www.ShortSaleSuperstars.com) on short sales, we learned that we only submit one offer at a … (112 comments)
