Ahhh...The Simple Luxuries in Life in the Form of DocuSign - 07/31/11 05:04 PM
Ahhh...The Simple Luxuries in Life in the Form of DocuSign One of my favorite things to do is to travel to real estate conferences--at least a couple of times each year.  I love meeting other ActiveRain members and others in the real estate profession with whom I've either spoken by phone, email or the various forms of social media.  There are so many little tidbits that you pick up from the conferences or simply in general conversation with others during conference breaks.  Keep your ears open; you'll learn plenty! The dreaded part of leaving the "home-base" to attend these conferences is … (19 comments)

Is Google Big Brother? - 07/30/11 10:41 AM
Is Google Big Brother? I'm not one of those who typically worries whether I'm being watched by the government or local grocers, a.k.a. 'Big Brother.'  I don't really do anything illegal or irreverent so, I say, watch all you want--it's likely you'll be bored!  So, when I hear people complain about 'Big Brother,' I usually just shrug and dismiss any concerns that they call to my attention.  If you're reading the social media blogs, you'll find a common thread--"Google knows what you're doing,"  "Google will penalize you for this, that or the other," etc.  Is Google really the Big Brother that … (62 comments)

WHY I RECOMMEND A THREE STEP NEW HOME INSPECTION TO MY HOME BUYER CLIENTS. - 07/29/11 11:32 PM
Sage advice from one of my favs, Lenn Harley!
I once had a buyer that I had been working with for a few weeks who was looking at resales.  There was never a mention of new construction as most of the new construction was out of her price range.  The next thing I know, she's under Contract with a builder!
We had a long conversation and she shared with me her document that showed that she had confirmed that she was working with an agent; in fact, we had a binding buyer's agency.  The builder's rep told her that … (5 comments)

Water, Water Everywhere... So Please Make Sure You're Drinking Plenty of it! - 07/24/11 04:21 PM
It seems that heat is the topic all across our wonderful nation and being keenly aware of our hydration is critical in this heat.  When you're touring buyers, pack a cooler.  Keep water in your refrigerator prior to your tours...top the waters with a bag of ice in your cooler and let your buyers know to 'help themselves!'  We certainly don't want to have to deal with a client who has had a heat stroke while touring homes with us!
Thanks for the great reminder, Kathy!

Choosing The Best Charlotte Real Estate Agent:  5 Tips to Pick a Powerful Listing Agent
Here are five tips to help you identify the best Charlotte real estate agent to get your home sold as fast as possible and for the most money.
Hire a full-time Charlotte real estate agent.  Part-time agents typically have less experience and fewer sold properties under their belts than full-time agents.  Many part-time agents usually have another job, therefore they don’t have as much time to take care of your needs or market and show your home to potential buyers.  Full-time agents also have larger networks they can … (5 comments)

Why don't Real Estate Agents Answer their Phone? - 07/16/11 12:45 PM
This is one of my pet peeves as well!  When I'm with my clients or speaking with them on the phone, I don't interrupt them when another call is coming in.  To me, it's a common courtesy that I wish more people would practice.
I have actually gotten buyers who are ready to purchase a home and were so frustrated with their former agents who stayed on their smart phones the entire time that they were with them, they fired them.    The consumer demands undivided attention and they DESERVE it!
Thanks for the reminder, Michelle!

Charlotte Homeowner Associations – Maybe You Can’t Choose Your Family But You Can Choose Your HOA! - 07/04/11 02:06 PM

My friend, Gary Waters, from Rockledge, FL writes an informative post with regards to selecting your HOA Board.  This information holds true for Charlotte NC homeowners as well.
I recently posted about being 'neighborly' in your Charlotte communities when your neighbor is selling their home.  The price which they garner on their home can and oftentimes IS, a direct result of your home and lawn maintenance.  So often, when HOA's step in to request that maintenance or landscaping be done, a homeowner responds with the, "You can't tell me what to do" attitude.  These homeowners don't take into consideration … (10 comments)

Neighbors: Can't Live With Them And Can't Live Without Them! There are some things in our lives that just require a little TLC.  Neighbors are one of them!  Whether you love them or not, your neighbors do affect the value of your property, both positively and negatively.
Last week, we discussed neighbors that have a negative impact on our home's values.   Those neighbors are a little less 'manageable' than neighbors with whom we can reasonably work to address a 'bad neighbor' situation.   Some are faced with noticeably poor upkeep of their neighbor's landscaping, exterior painting or yard 'clutter' as well as … (6 comments)
