A Surprising Realization - Some Sellers Just GET IT!

Some sellers these days are taking a bit of a hit on their equity. Savvy sellers who are also purchasing realize that they’ll recoup that lost equity when they make a smart purchase on the other side. Many have, as they say, given away the farm because they HAVE to move; others are simply motivated by the low prices and the incredibly low interest rates on their purchase.

When it comes to selling a Charlotte home, I have to say that I am quite proud of some incredibly smart sellers of mine! More and more, buyers believe that they can get the ‘best’ deal by going through the listing agent to make what is, oftentimes, the largest purchase they’ll ever make in their lives. Evidently they have an unyielding trust in complete strangers--with regards to sellers and their agent, inspector and everyone involved in the transaction.

Here’s the story:

Sellers recently received a ‘low ball’ Offer from a self-represented buyer. The buyer suggested that the price was reduced X% to reflect the fact that they have no agent representation. My sellers explained to them that not only do they already have a Contract with my firm stating that they will pay that X% but, that they refuse to assume the responsibility of this buyer having no representation.

“When we Close on this house, we don’t want to ever look back. This is a liability that we’re not willing to assume, just so the buyer can ‘feel like’ they are getting a great deal. Our home is already a GREAT DEAL! Tell them to get their own representation and bring this Offer back to us then...we’ll seriously consider their Offer at that time. I would never even THINK to buy a home without someone to represent my interests.”

Hmm...I do believe that sellers have not only become savvy with regards to pricing but, they’re wise to buyers who are placing them in a strong position of liability by attempting to save a little cash without having their own real estate agent to represent their best interests. I don’t think that buyers realize how the desire to save a little on a home purchase can put far more of THEIR money in jeopardy than the cost of having their own representation, which by-the-way, is covered by the sellers as per the listing agreement.

Buyers, once again, stop shopping for the listing agents--save yourself time and money and select an agent to work on your behalf to assist you in what is likely the largest purchase you’ve ever made in your life. Don’t risk tens of thousands of dollars just to save a few. It’s simply not worth it.

Okay, I’ll admit it, I’m an Inman News junkie! It’s a bit difficult to keep up with the amazing minds who write for Inman but, I do enjoy trying!

In a recent article, “How to turn leads into real estate clients,” there was a lot of great information contained within but, in my opinion, the main part of that article truly had nothing to do with the title itself.

“Many real estate professionals don't understand that a website needs to be tweaked and measured..” This single statement is, to me, the most important part of this post! We all have our style of working leads and we all have our preferences as to what our websites should reflect about our particular areas.

I believe that many agents miss the 'big' picture with regards to converting the consumer on their site though. Tweaking and measuring success on one’s blog and website is critical for success. I have received numerous calls and emails about my thoughts regarding agents’ sites. The key to a successful site is knowing your own consumer, understanding your consumer and giving your consumer what they want.

Sounds pretty simple, doesn’t it? Well, it truly is a simple process but, in my humble opinion, this is something that really needs to be done BY the site owner, to better understand the mind of their consumer. I recently went round and round with a so-called SEO guru who informed me that no one searches for homes by zip codes. Ignoring their plea not to waste my time, I created a search Charlotte homes by zip code for my consumer and have since found that one single page is one of the most highly trafficked pages on my site!

Only you know the habits of your consumer. Only you interview your caller to determine how they found you. Only you fully understand what your consumer contacts you about and what their needs are with regards to your services.

You may pay someone to build your site but, only you know how to truly build-OUT your site to fit the needs of your own consumer. Don’t rely on someone else to tell you what you, the marketing expert of your domain, need to do and to know to market in your area!

After all, who cares more about the bottom line of your business than you? Be the master of your domain--don’t rely on others to make your site or you a success!

What Can You Do to Ensure an Accurate Appraisal of Your Charlotte Real Estate?

These days, in our area, the most questioned aspect of the real estate transaction is no longer, “Will the buyer qualify for the loan?” but, rather, “What about the appraisal?” With 3 ‘bad’ appraisals under my belt during the past year, I have grown extremely weary of that phone call from the appraiser to schedule their appraisal!

Let me first clarify that 2 of the 3 ‘bad’ appraisals were reversed after providing the SAME comparables that were presented to the appraiser at the home. The management companies requested that the appraiser review, providing them with the information that I’m assuming they actually LOOKED at this time, and the proper adjustments were made.

Secondly, when an appraiser phones in our area to MEET us at the home, this means that the appraiser does not hold a key to our Supra boxes, meaning, for the most part, that they are from far away. Something has GOT to be done about this. One of the low-ball appraisals included erroneous information as well as use of comparables from outside the standard distance from a subject property. As well, they included properties from subdivisions that had comparably SIZED homes but, in completely different communities (ie vinyl vs. all-brick communities).

Appraisals are final when it comes to securing money from a bank, so don’t let a poor one ruin your Charlotte real estate plans. Be proactive to ensure that your appraiser is competent and has all the information he or she needs. Your purchase, sale or refinancing goals could be wrecked with a low-ball appraisal.

Minimize the risk of receiving an inaccurate appraisal by …

Meeting the appraiser at the house. Show them around your Charlotte real estate, just like you’d show a potential buyer. That way you can highlight some of your home’s unique features that they might otherwise overlook. Also, if they have any questions about when things were updated or replaced, you’ll be there to share all relevant information — instead of them just taking a guess.

Establishing that he or she is geographically competent. Appraisers that don’t know the area can misquote, so be sure to ask them questions, such as how far their office is from the property and if they have access to local MLS data. If you feel the appraiser doesn’t meet geographic competency standards, then you can raise the issue with your agent and the lender involved.

Providing him or her with comparables. You probably know the neighborhood better than the appraiser, so supply information on recently sold homes that you think are similar to yours. He or she might not use them but, each time that I’ve handed the comparables to the appraiser, the seem very appreciative.

Record any mistakes. Always ask for a copy of the appraisal to review, because appraisers make slip-ups all the time. Especially if the value is low, be sure to look over the details of the appraisal and call out any discrepancies. If this is the case, you won’t be able to change the designated value but, you can file a complaint against the appraiser. If the mistakes are big, ensure you get a second appraisal.

Don’t let an inaccurate home appraisal ruin your financial goals. We take Charlotte real estate appraisals seriously. Be proactive, do your homework and definitely review the final version. Your agent should provide you with this information to share with the appraiser.

Charlotte NC Real Estate Update for January 27, 2012

It’s been a great week for Charlotte home sellers–homes are moving and buyers are getting a jump on spring home shopping in Charlotte!

The focus this week is Area 4, which covers Southeast Charlotte including the city of Matthews and the neighborhoods of Eastover, Elizabeth, Cotswold, Chantilly, Providence Plantation, Landsdowne, Sherwood Forest and Stonehaven. 17 homes Closed this week in Area 4 with an average list price of $329,245 and sales price of $311,989, a 95% list-to-sales price ratio. The average days on the market are 122. Square foot average is 2,407, or $129.62/square foot.

In Area 4 this WEEK, 24 homes went into Escrow with an average list price $302,125 and 98 days on the market, demonstrating that Charlotte’s recovery is in progress!

Here is the median sales price graph for last month and the previous 2 Decembers for Area 4 sales. Again, a reflection of the recovery that is taking place in our market.

Below is the average list to sales price CITY-WIDE; as you can see with the above statistics, Area 4 is holding steady at a 95% list-to-sales price ratio, a healthy 5% above the city average.

ActiveRain for a Million: Localism, Learning and Laughter

WOW! What a RIDE! I have been prompted and reminded over the past month that I needed to prepare a million-point post and have just not taken the time to sit down and write one. I’ve written it over and over in my head but, never put pen to pad--or fingertips to keyboard!

As I’ve written several times before, I was an ActiveRain stalker for many months before joining! I didn’t have the courage to even write a comment. You have to remember that back in 2007, there was no Facebook or Twitter and for those of us who were so accustomed to thinking that blogging was akin to online dating, it was scary!

With trepidation, I joined and made a comment or two, watching closely as those like Lenn Harley, Margaret Woda, Margaret Rome, Jeff Dowler, Renee Burrows, Loreena Yeo, Elizabeth Weintraub, William Johnson, Ken Cook, Jason Crouch, Judi Barrett, Teresa Boardman, Rich Jacobson, Gary Woltal, Broker Bryant and TLW, and the lot of them--made blogging look so incredibly easy! Membership was certainly not what it is today and it seemed to be such a fun, happy-go-lucky group so, perhaps they wouldn’t judge me? Maybe I’d finally be brave enough to write a blog post.

When I did, you’ll never in a MILLION years believe what I wrote? A LOCAL post! Of course, I didn’t have a CLUE how to add a photo or graphic and it wasn’t until the following month that I learned how to add a photo to a VERY short post (for me, I’ve become FAR too verbose so it was interesting to see how short I COULD make a post!)

From there, I began to have ‘fun’ on ActiveRain but, I had a real estate coach in CA who was insistent that I use AR for business and to stop having so much ‘fun’ here! So, I buckled down and began to realize that hey, I could do BOTH! I focused on real estate on my blog and had fun on everyone else’s blog!

Then, life became very scary for me--everyone was trying out the new shiny toys like Nvu and RealBird, SnagIt and other things that I had absolutely NO clue what they were! I jumped in with both feet and decided that if I never slept again, I was going to become ‘good’ at using these tools. I conquered them but, there was always something new.

Brad Andersohn kept us on our toes with how to use keywords (SEO out the WAZOO!) and new venues that we simply MUST dominate. He even gave us step-by-step instructions that even this oldie could follow! I have to say that half of those sites went YEARS without any attention because I signed up, mastered them and then abandoned them! It wasn’t until last year that I found some of those sites like Delicious and Tumblr simply by doing searches looking for my name and my former company’s name to be able to make the changes. Heck, I didn’t even remember any of the passwords to these sites!

We then took on the ones that were really ‘big’ - Facebook, Twitter and LinkedIn, learning how to set up profiles, fan/business pages and later, customized FB pages. Again, never in a MILLION years did I ever think that I would be having to learn how to use html code (for custom FB pages) to sell real estate!

During this time, I also realized that because I felt like I was always ‘behind’ in learning new things--a little resistant to change is probably more like it--I needed to do something to change. I began expanding my drive to complete new certifications to also include attending technology courses and conferences. The first tech conference that I attended was in 2009 and it was simply amazing! Imagine having the opportunity to meet fabulous friends from ActiveRain like Missy Caulk, Teresa Boardman, Thom Abbott, Jeff Turner, Jeff Corbett, Elizabeth Cooper Golden, Connie Harvey, Ann Allen, Mara Hawks, Ken Cook, Lane Bailey, Patty Keller and many others (SO sorry if I didn’t add your name, please don’t take it personally!). Many of the ActiveRain members there have since attended other conferences with me across the nation, where we met some of the most wonderful real estate professionals on the planet. Our bond--we were all ActiveRain members!

What has been so rewarding is knowing that I can call many of these members (and others that I haven’t mentioned here) anytime of the day or night and they know that they can do the same! We all began our online trials here and we have learned and grown together over the years.

ActiveRain COMPLETELY changed my business--from the numerous referrals sent to other ActiveRain agents, receiving many referrals from AR members, finding one of my all-time favorite lenders here (Nevin Williams) to introducing my favorite inspector, Preston Sandlin to ActiveRain to being contacted by a local real estate attorney regarding a listing that I had posted on AR, later becoming one of my favorite Closing attorneys here in the area (Jaime Kosofsky). It hasn’t just meant clients finding me here...it’s meant SO much more.

Meeting one of my favorite local agents was in Atlanta at RETSO in 2010 (Lori Bee), along with a couple of other local agents, we put our heads together and planned Charlotte’s first REBar Camp. We’re now planning our 4th annual Charlotte REBar Camp on March 9th--all as a result of our participation in ActiveRain!

I’ve flown to Dallas, Orlando, New Orleans and Seattle to attend RainCamps, REBar Camps and NAR conferences, always rooming with and meeting wonderful ActiveRain members and always leaving town equipped with at LEAST one tidbit of information that would rock my world that year!

Traveling to the home of ActiveRain (Seattle) and having the opportunity to spend time with Jon, Bob, Kerrie, Kelly (both Kellys!) and Niki has also been a treat! The really cool thing about these people--they genuinely CARE about our success! Yes, it’s a business for them but, unlike other ‘national’ sites, those at the helm of AR DO truly care.

As a result of meeting a local agent here in the Rain several years ago, I have now formed a partnership with Lexie Longstreet and am now a proud owner of Savvy + Company Real Estate! With over 10,000 local agents at the time I met Lexie, it was pure Rain that brought us together! We did later have a cross-sale together but, it was fate that we met in the Rain and later formed a wonderful partnership.

In 2010, I was rooming in NOLA with Missy Caulk for NAR, REBar Camp and RainCamp. The day of RainCamp, two of my Closings that were originally scheduled for the week that I returned from NOLA, were moved up to Close that day. I was devastated that I could not attend the Closings in person but, one of my agents took their laptop to Closing for me and sat me at the end of the Closing table! I participated in two Closings that morning as I sipped coffee, sitting on my hotel bed in New Orleans via SKYPE! Who would ever have thought that technology could be so incredibly useful?!

What was ironic about those two Closings was not only that they totaled $3M and they were both clients who had found me ON ACTIVERAIN! I was late to RainCamp that day but, arrived with a smile on my face--I SO wanted to shout from the door that I had just Closed $3M in deals from my hotel room as a result of ActiveRain!!

Since NAR in 2010, I realized that I needed to add one thing to my 2011 task list and that was WordPress. I hated the thoughts of the challenge but, knew that I needed to implement my own IDX search so, I took the plunge. Who helped me get started with my site? None other than ActiveRain members!

And who can forget the Jason/Jen love story?! First the flirting, then the move, then the engagement...and ultimately, the move to Charlotte! How lucky am I to have them living right down the street from my office? (if only I were there enough to truly enjoy that!)

I can’t even begin to name all of the things that I’ve learned here in the Rain. I can say that I cannot imagine where my business would be without ActiveRain. The friendships, clients and knowledge that are all a result of finally taking that plunge in 2007, have completely changed my business and my life. Sounds corny but, many of the friends and clients that I have been so blessed to find here are now dear friends that I talk to weekly!

The million points...well, those just sort-of ‘accrued’ during all of the laughter, localism and learning that I wouldn’t trade for the world!

What You Need to Know About Charlotte Real Estate Disclosures

When buyers step into Charlotte real estate that is listed for sale, the may notice the seller has applied a fresh coat of paint or installed new carpet. While most sellers make updates like this to make their home more appealing to buyers, some are also trying to hide faults within their home, such as water damage or cracks.

As a Charlotte home seller, you are obligated to disclose all major property issues. A Charlotte home buyer should double-check the disclosure statement before signing any sort of Contract to purchase the home.

Read this important information about Charlotte real estate disclosures BEFORE listing your Charlotte home for sale or for buyers, before purchasing a Charlotte home:

If you know it, disclose it. Don’t try to hide anything negative about a home you’re selling because it could come back to bite you. There are standard documents that sellers can fill out but, also know that verbal disclosures can be documented as well.
Things you should disclose. Disclose all renovations, whether or not you were required to obtain a permit. Other normal disclosures include property line disputes, termite problems, chronic neighborhood disruptions (noise, etc.), major mechanical and appliance issues, among others.
Disclosures and inspections are not the same thing. Some people get these confused. A disclosure is something the seller fills out and gives to the buyer. A Charlotte home inspection is conducted by an independent party and might bring to light issues of which the seller is unaware.
Improper disclosure can result in a lawsuit. If buyers quickly discover that their new home has serious undisclosed issues or renovations that were hidden and aren’t up to code, they can ask their real estate agent to confront the seller’s agent and seek a settlement. If the seller does not cooperate, the buyers have the right to file a lawsuit.

Charlotte NC eNews and Charlotte Real Estate Market Report | W/E JAN 12, 2012

Although a wee bit cold in Charlotte, it’s been a great week for both buyers and sellers in Charlotte this week! Buyers are taking advantage of the incredible interest rates while they last–at least until April. Charlotte home affordability is second only to Omaha, NE, as reflected in the Kiplinger Report of the top ten most affordable cities in America – and, we’re #2!

If you’re a seller and currently have your home listed, keep that property on the market–the buyers who are out shopping are serious buyers and the supply has been greatly reduced year-over-year–a good sign for sellers. Get a pre-spring jump on all of the competition by responding to your feedback NOW–if your price is too high now, it will still be too high in the spring! Your competition is going to come on the market in full-force so, be sure your home is priced to sell before you’re undercut in the spring.

301 new single family homes were listed this week in Charlotte (city only) with an average list price of $240,729. Closed single family homes this week were 127, average days on the market average 116, and 244 single family homes went into Escrow this week with an average of 97 days on the market for the pending listings.

84 new condo listings came on the market this week in Charlotte (city only). Only 25 condos Closed this week in Charlotte. Days on the market are generally over 150 for sold condo listings. 59 condos went into Escrow this week. It’s a little tougher to sell that condo right now but, with the DNC coming to Charlotte in the fall, we predict that the condo market is going to be booming again in the spring and summer months!

We've all heard the rhetoric out there about the various social media platforms--how some work, some don't, others may be among the 'up and coming.' We've read ad nauseum about AR down-time and various complaints about the platform being different than it was in years past. Well, I'm here to tell you, any experience in life is what you make of it. So, I thought I'd share a little bit with you about my own ActiveRain experience.

Nearly at the big 1M point mark, I've been reflecting lately about my tenure here--and let me tell you, there's nothing to worry about with respect to the consumer and points--they don't care, nor do they even KNOW about our 'point' system! I began on ActiveRain VERY slowly. It was the absolute MOST uncomfortable thing for me to write my first comment--UNTIL I finally got the courage to write my first POST!

I watched the oldies but, goldies like Missy Caulk, Renee Burrows, Sally Cheeseman, Brad Andersohn, Lenn Harley, Todd Clark, TLW and Broker Bryant, Rich Jacobson, among others but, just couldn't muster up the courage to write a post. They seemed so comfortable with it but, it seemed so foreign to me.

When I finally did get the courage to write, the stress was almost immediately gone! People actually commented--not many but, hey, I didn't know them from Adam and couldn't imagine what they found interesting in my local posts! (Yep, I started out writing local because I didnt' want any 'personality' showing through--thought that might be bad for business! LOL)

From the original members and some of the ones that came to AR before me, I learned how to blog, what to blog about, how to use keywords and everything that I needed to know to become the Mayor of Charlotte NC on my blog!!

Once I was comfortable with blogging, social media began to be the 'next best thing.' We learned how to create a FB profile, a Twitter profile, then Facebook fan pages, LinkedIn, and everything under the sun, we learned RIGHT HERE ON ACTIVERAIN!

We learned where to post your listings, how to use YouTube, create a Delicious account, how to create market reports, how to create eye-catching business cards and later, how to build our own WordPress sites and SO much more--yes, all right here on ActiveRain!

I've made lifelong friends here, sent and received tons of referrals, found a fantastic lender and, oh yes, received wonderful business from my efforts here! In fact, I can honestly say that ActiveRain is LARGELY responsible for my business growth--and yes, you can confirm that with any of the other Charlotte bloggers here!!

I've joined forces with other members to start Charlotte's first REBar Camp and been a member of the planning committee every year since. I've attended conferences from the West Coast to Florida and had the honor of meeting some of the most fabulous people through ActiveRain.

I've learned to Skype and have various friends on Skype that I can quickly contact if I have a WordPress question or just need a referral name for a client moving to a city near my Skype friends--almost all AR 'buddies.'

I think one of the most valuable tools that I have, being a member of ActiveRain, is the SEARCH tool here. For real estate related questions, I use AR's search tool more than I use Google! Someone here has written a tutorial or an experience about just about anything that you have a question about.

What CRM do you use? How do you use SnagIt? What type of video camera do you use? What type of camera should I buy for real estate photos? Anything you want to learn about your business is right HERE! The best part, it doesn't cost any additional money when you use the search tool!! You don't have to pay a so-called 'expert' to help you--it's here and it's FREE for the taking!

So, if you're a newbie, jump right in--we don't bite! It's a great place to hang your hat and stay awhile! ActiveRain is a great place to pick up a few new friends and gain a whole bunch of knowledge to grow your business too!
