Listings usually rise dramatically in the spring, but they have not kept pace with historical averages. In its earnings release Monday Meritage Homes CEO Stephen J. Hilton noted, "Housing demand is greater than the supply of homes available for sale in many of the areas where we operate, causing home prices to increase."

Real Estate Negotiations - The Difference Between Confidence and Arrogance

Our agents do a pretty hefty volume of business and we are all aware that different agents run their businesses differently as well. Every single transaction has its own unique quirks and on the rare occasion, the flawless transaction is enjoyed by all...

Beginning with the first phone call to ‘sum up’ the other party’s position in the, hopefully, upcoming transaction, it is fairly easy to tell how that particular transaction is going to go! Regardless of the buying or selling parties in the transaction, agents have significant control in whether or not each sale will go smoothly.

Two recent transactions prompted this post and I’m writing in the hopes of this being read by agents who have a tendency to be a bit arrogant--or overly cocky, depending upon the agent.

The first scenario was a recent ‘hot’ listing that we were quite confident was priced right, in excellent condition and in a fabulous community. The first agent phoned to ‘sum up’ our position and explained that she didn’t know all ‘that much’ about the neighborhood and had many questions with regards to the community. Of course, I obliged and provided everything that I could to that agent--who was humble and very pleasant.

Shortly thereafter, I received a call from another agent, exuding arrogance, that this same home was overpriced and that he knew that area “like no one else” (although he doesn’t live there and research showed that he hasn’t sold a property there in the last 5 years [I didn’t search beyond that!]). He pressed me for my comparables to share with him, which I did, and requested that I get it to him ‘expeditiously’ as his client will be making an Offer--”but, nowhere NEAR the asking price!” Despite his rude, arrogant behavior, I shared everything that he requested and graciously explained that this home will sell at or near full-price as my sellers priced their home in-line with market values, in fact, the low-end of the market value.

Sharing my conversations with my sellers, which agent do YOU think my sellers wanted to work with? (This is NOT about me but, I do have to say that I, personally, hoped that we would working with agent #1 and was hopeful that her client was ultimately the buyer of this lovely home). In the end, my clients didn’t even WANT to respond to agent #2 - his arrogance ultimately lost this fabulous buy for his buyers. Agent #1 brought us a wonderful Offer and, yes, we landed at a number very near asking price and WELL above arrogant agent #2’s buyers’ Offer.

The second scenario is much the same, with the agent being a bit more passive-aggressive but, arrogant nonetheless. That agent’s buyer did not win the bid on that home either....and all due to arrogance.

There is a distinct difference in confidence and arrogance when it comes to real estate transactions--and life in general. Sometimes it’s just a matter of saying, “Hey, do you mind sharing your comparables with me? I’m having trouble aligning my pricing with the list price.” I’m more than happy to share with those agents and I believe that other agents are more willing to share their information with me when I approach the situation with a little more finesse and tact. The opposite, demanding, “I’m-better-than-you-are” attitude does nothing for your relationships with your peers, not to mention, many times costs your buyers a purchase.

Charlotte Home Prices Rise 6.2% from a Year Ago (Charlotte Metro Area)

Charlotte Home Prices Rise 6.2% from a Year Ago (Charlotte Metro Area)

The Charlotte (city) numbers are actually considerably better. The question is, how long can Charlotte home prices continue to rise at this pace? Not forever, of course but, our estimation is that rising prices will curtail towards the end of the year, leading into increased mortgage interest rates in early 2014.

We simply cannot continue at this pace but, sellers are finally enjoying modest rising home prices, especially in the inner city areas.

There are 3 factors that substantiate that our Charlotte real estate market is in recovery mode:

New Construction: Nationally, privately-owned housing starts in March of this year were at a seasonally adjusted annual rate of 1,036,000. This is 7% above the February estimate of 968,000 and is 46.7% above March 2012 start data of 706,000. We are also seeing a surge of activity in the new construction market in Charlotte as well. Many communities have sold all of their lots and construction jobs are also on the rise in the Charlotte metro region.
Distressed Properties and Mortgage Delinquencies: Mortgage delinquencies and foreclosures are down 3% year-over-year, according to Lender Processing Services, Inc. (LPS), a leading provider of data and analytics to the mortgage and real estate industries. This data represents March 2013, month-end mortgage performance statistics; the loan-level data represents approximately 70% of the overall market. According to LPS, we are also seeing a slight reduction in foreclosure inventory; foreclosure properties are under 5-million, for the first time in 5 years.
Resale Data: Finally resales rose in March, marking an 8% increase over March 2012 sales in the entire Charlotte MLS. All home sales were up 24.2% year-over-year in March. As well, March 2013 resales improved 3% over February, 2013, despite the low supply of inventory.

Inventory in the Charlotte (city) real estate market has seen significant movement from a buyer’s market last year (9.8 month supply) to a seller’s market in 2013, with only 5.2 months supply of homes for sale on the market. Bear in mind that a 6-month supply is a neutral market, below 6 is a sellers market and above 6 is a buyers market.

Charlotte Home Seller Tips | 4 Things That Will Turn Buyers Away in a Heartbeat

You’ve decided to list your Charlotte home for sale, you’ve de-cluttered, rearranged furniture, removed all unnecessary furniture and you’ve cleaned it from top to bottom. Even though you have a good start, maintaining a clean household may just not be enough; you also need to be prepared to cater to discriminating buyers. By updating just a few features, you’ll immediately increase your property’s appeal to buyers looking at Charlotte homes for sale.

Selling a house is stressful enough without having to worry about every little detail and anticipating exactly what buyers are looking for in a new home. So, we’d share with you our findings in a recent buyer survey that shows what buyers are definitely NOT looking for. Make these relatively easy changes and persnickety purchasers will have less to complain about when it comes to your property.

1. Neglected landscaping – This is where you will not get a second chance on that first impression. The front yard of your home is the very first thing your potential buyers see, so make sure it’s eye-catching, tidy and inviting. A yard looking like a graveyard (unless it’s Halloween decorations) might make potential buyers drive right on by.

2. Popcorn ceilings – Not only do most buyers find these unattractive, but they also know that popcorn ceilings are impossible to clean and difficult to paint. Additionally, Charlotte homes for sale that were built before the mid-1970s could contain asbestos in popcorn ceilings. Have popcorn ceilings tested for asbestos, and if all is clear, you might want to invest in a contractor to smooth them out. It’s truly not as expensive as you might think it is to have this done–and you will certainly recover the amount spent either in a quicker sale and/or monetarily in your sales price.

3. Crazy paint colors – Paint any room that is red, teal or another out-of-the-ordinary color a nice beige or off-white. Most buyers just can’t see past those funky colors and do not want to have to paint before they can move into your home.

4. Brass fixtures – I’m sad to say that brass is out! If your doorknobs and cabinet pulls are all brass, buyers have a tendency to zero in on that as a negative feature that they’ll have to update. Eliminate a potentially bad focal point by easily and inexpensively replacing the fixtures yourself.

Don’t get discouraged when it comes to fixing up your house. Update these common sources of buyer complaints, and you’ll be well on your way to measuring up to or even surpassing other Charlotte homes for sale.

Here's what’s happening in the Charlotte NC real estate market this week...

The Charlotte NC real estate market remains HOT--especially for sellers! Savvy buyers are finding that listings are now selling before they even hit the market! That's right--PRE-market! Great news for Savvy + Company's buyers because we do have our ears to the ground to find the new listings all over town. However, we are NOT encouraging the sale-before-market for our sellers!Even though our sellers are thrilled to be in the midst this incredibly positive, sizzling, Charlotte real estate market,they still need to be aware that in order to have multiple Offers on their homes and therefore achieve a higher net, they NEED to give others a chance to view their property before accepting that pre-market Offer. We do provide pre-marketing and our sellers couldn't be happier! Bear in mind though, that pre-marketing is not just about taking a pre-market Offer and immediately going under Contract; it's about building excitement about your Charlotte home for sale and procuring multiple Offers on your property! We're seeing buyers with buyer's remorse or buyers who later cannot perform, backing out of these 'early' Contracts and sellers have lost valuable market time by taking that pre-market Offer.

The following are the most recent statistics for the Charlotte real estate market...

During the last 7 days, 493 properties (condos, townhomes, single family homes and lots) have been listed for sale in the Charlotte (city) market, 493 (no, this is not a typo--the same number that were listed this week, have also gone under Contract!) have gone into Escrow (Under Contract) with 271 Closing escrow this week. There are currently only 3,883 properties listed as active in Charlotte. A robust report for Charlotte home sellers as we are now in a hot, sellers' market. Lucky Charlotte home buyers who have been trying for the last couple of months to find and purchase their dream home are also happy to be under Contract or having Closed this week! Congratulations to all of our Savvy buyers and sellers! Charlotte home buyers, interest rates saw a tick down, however, home prices are on their way back up. Key Points to Consider While Buying a Charlotte Home

Buying Charlotte real estate can be a bit of an overwhelming experience. With so many pieces to the home-buying puzzle to put together, it can become a daunting task, to which I tell my clients that’s why we are here to assist them!

Here is a quick-checklist that you must refer to in order to alleviate the frustration and confusion associated with buying a home in Charlotte:

First, make sure that the home that you are buying includes all the features you are looking for in your dream home. Lack of even a single feature can cause frustration afterwards.
Discuss the terms regarding the mortgage for your soon-to-be Charlotte home, such as terms of loan, interest rate, payments, early repayment penalty, private mortgage insurance etc.
Do your Due Diligence to make sure that it is free from any legal proceedings such as a foreclosure.

Now that you have found the Charlotte real estate of your choice, as per your requirements, preferences and budget, check out some other aspects of the home too before making your final decision:

Foundation: The foundation is the root of a property–the bare bones. In the absence of proper strength and planning, your property may be put at risk for a shortened lifeline. In the case of a weak foundation, you may notice water logging, cracks in walls and micro-fractures on tiles. If you see any of these, you need to hire a structural engineer to check the home’s foundation and give you his or her ‘stamp of approval.’

Electrical: Charlotte home buyers sometimes face problems after the sale because of the way electrical circuits and wiring is done. Sometimes, electrical work is done in an incorrect manner and should be evaluated by a licensed home inspector or electrician during your Due Diligence period. Have them perform a thorough inspection of the property and look into every nook & cranny.

Plumbing: Believe it or not, livability and beauty of Charlotte real estate largely depends on the property’s plumbing. You may not be able to spot the areas easily, but improper plumbing can call for expensive repairs. Plumbing issues can go undetected, making it even more important to hire a licensed inspector. Have the sellers take care of major plumbing issues in a property before Closing.

We jokingly proclaim that my husband is one of a handful of true native Charlotteans! I wasn’t too far behind him moving here myself and we chose to reside here to raise our two boys. South Charlotte has been our home for many years.

My husband can remember riding horseback from his home in Stonehaven as a child to what is now the bustling Arboretum area, which was, at the time, nothing but, farmland and equestrian property!

I can remember driving down the 2-lane Hwy. 51 (Pineville-Matthews Road) that was so dimly lit that you really didn’t want to be that ‘far’ away from home after dark! Fast forward 30 years and you just won’t believe the tremendous growth that the South Charlotte area has experienced–and we’re still growing!

To most Charlotteans, South Charlotte represents the SouthPark area to Ballantyne and now, extending to Blakeney, Waxhaw, Weddington and Matthews. NC Governor, Cameron Morrison owned a robust 3,000 acre farm in the SouthPark area, sold many years ago, establishing what is now North Carolina’s largest live/work community. Many of the areas Fortune-500 businesses are located in the SouthPark area, employing some 40,000 workers.

Some of the most popular communities in the SouthPark area include

Charlotte’s most treasured shopping mall, SouthPark Mall is the centerpiece of this community. SouthPark is also home to the Charlotte Symphony Summer Pops concerts, performed at the SouthPark Amphitheater. These fabulous Friday evening concerts and the traditional Christmas tree lighting are two signature community events held on the SouthPark Mall campus.

Just east of SouthPark, traversing through Foxcroft, you will discover Rosewood, located at the corner of Providence and Sharon Amity Roads. Rosewood on Providence is a luxury condominium community situated on 9 acres. If French Renaissance architecture is your favorite, you’ll love Rosewood. This luxury condo complex boasts beautiful gardens, tennis courts, a swimming pool, fitness center and a putting green.

A little farther east of SouthPark is the Cotswold neighborhood, filled with 1960’s brick ranches on large, tree-filled lots. Cotswold Village Shops is located at the corner of Randolph and Sharon Amity Roads and features Books-A-Million, SteinMart and Harris Teeter and other shops and restaurants.

Traveling southwest of SouthPark, you’ll find an extension of Myers Park, leading to Madison Park, Sedgefield, and Collins Park neighborhoods, also filled with 1950’s full-brick ranches on tree-filled lots. Nearby Park Road Shopping Center is home to my favorite hardware store, Blackhawk Hardware and a unique English pub, Sir Edmund Halleys, among other quaint shops and restaurants.

Due south of Park Road, you will find yourself in Pineville. Home to one of the city’s largest hospitals, CMC Pineville (a subsidiary of Carolinas HealthCare Systems), where you will also find numerous satellite offices of major Charlotte medical clinics, including Mecklenburg Medical Group. South of CMC Pineville is another of Charlotte’s larger malls, Carolina Place Mall and just beyond this shopping complex, you will arrive in blooming Ballantyne.

Ballantyne sits just on the border of Mecklenburg and Union Counties and offers just about anything that any town could offer–shops, business parks, hotels, dining and homes ranging from condos such as in Belle Vista to single family homes including

The smaller Blakeney community is located just southeast of Ballantyne and features great shops and fabulous restaurants.

Making your way out of the Ballantyne & Blakeney areas on Ballantyne Commons Parkway, you will pass a huge newer community, Stone Creek Ranch and the back of Raintree Country Club, arriving in the Matthews area. Communities in this area are assigned to Providence High School and include

Travel east of Ballantyne on Ardrey Kell Road, you will be taken to Providence Road near the Providence Country Club and Longview Country Club. South of Providence Country Club, you will head towards the Weddington and Waxhaw areas. Popular communities in these areas include

Farther east of Ballantyne (also known as Providence, NC), on Highway 51, you will arrive at Piper Glen Country Club, Carmel Country Club, Cedarwood Country Club and Raintree Country Club, traveling eastward. Arriving at the Arboretum, just minutes away from sought-after Charlotte neighborhoods such as:

Traveling east from the Arboretum, you will pass Providence High School and arrive in the northernmost section of Matthews.

Matthews is an optimal choice if you don’t want to live IN the city but, want easy access. With access on one side of Matthews to I-485, the other to Hwy. 74 and the center via Monroe and Sardis Roads, Matthews is the perfect ‘small town’ with ‘big city’ frills! Also located in this area is the ever-expanding Presbyterian Matthews Hospital with a an adjacent medical park which is quite conveniently located on Highway 51.

Charlotte-Mecklenburg Parks & Recreation are continuously extending the wonderful greenways within the city, most notably major expansion in the South Charlotte and Midtown areas of recent. McMullen and Lower McAlpine Creek greenways feature over 4 miles of well-kept trails and are often utilized by joggers, bikers and walkers. There is Four Mile Creek in Matthews extending to the Piper Glen area and the McAlpine Creek Greenway planned to run between Sardis and Providence Roads.

The County Parks & Rec…

…also operate several wonderful South Charlotte parks including

Colonel Francis J. Beatty Park
William R. Davie Park
McKee Road Park
Squirrel Lake Park
