The Road to Raleigh - The First RDU REBar Camp!

The Road to Raleigh

As I headed up I-85 to Raleigh on Thursday, I debated whether I was more excited to see or meet Active Rain members or that I was about to gain powerful knowledge that would prove beneficial to add to my business plan. My heart screamed that I couldn't WAIT to get there to see my buddy Thom Abbott and many others that I had heard were attending the camp. My mind yearned for more social media tips and tricks that would streamline my business into a more manageable plan for 2010. The closer I got, the more my heart ruled!

REBar Camps are popular because of their free style--the topics covered are selected by the attendees and it could be as late as a 'last minute' decision or something that most every REBar Camp has historically had attendees request. The Raleigh / Durham camp was no different--WELL, maybe it was!

As a member of the planning committee for the Charlotte REBar Camp (the first in North Caronlina!), I took everything in so that I could bring back ideas for tweaking our camp for 2010. Let me just say this, Eleanor Thorne and Pamela St. Peter, along with several other committee members did an AMAZING job of planning this event. The team was most hospitable--from the hotel 'discount' arrangements to the lunch provided during the camp, their southern hospitality mark was on every aspect of the camp.

Beer for Bloggers, the night-before-networking event, was held at a spot that was within walking distance to our hotel (how nice is that?!). There, I met up with other Bar Camp attendees, organizers, Active Rain members (and thanks for the Rock-Star-Entrance guys!) and the shortest 24-hour period in my life, began! My buddy, Thom Abbott, met me in the parking lot and escorted me inside to applause from many other Active Rain members--how awesome is THAT?! I first had to stop at the door and tell Eleanor Thorne that I was SO looking forward to the event and that her online information had been absolutely wonderful. Pamela St. Peter grabbed me and took me around the first table, where I met the Zillow rep, Diane Tuman and several Active Rain members who are dear to me--Debbie Malone, Kathy Carson & Penny Hull, Bobby & Brad Carroll (Dakno) were there too! Then, Thom exhuberently took me to another table to show me that he had (really, it was Lane Bailey who 'had!') brought Patty Keller and Connie Harvey had come in from Nashville as well. I found Lori Bee, who lives not too far at all from me, was able to make the trip--what a PLEASANT surprise! Jim Crawford from ATL had brought his lovely wife with him also attended, as did Susie Blackmon. And, everyone's fav, Nannette Saunders was there too! Ann Allen flew in from Birmingham to attend--and, yes, she is perfectly lovely, just like she seems in the Rain!

I met many others at Beer for Bloggers on Thursday evening--it was a nice beginning to the 24-hour madness of RE Bar Camp!

So, the heart has been taken care of, now the mind...

A very organized opening to the camp with introductions and guest gifts (which I left in Lane's car!), a bite to eat, surveys from the organizers to see what we wanted to learn, and we were on our way.

David Patterson, our very OWN, David Patterson, did the 'preamble' to the camp! His presentation was absolutely flawless--I think he shoud be in radio! OH, WAIT--he IS! David was a dynamic and engaging speaker and did a wonderful overview of social media and things that we were about to learn. During his presentation, the organizers compiled their surveys and with a pre-determined list of presenters or 'thought leaders,' set the schedule for the day.

We had 5 opportunities on each of 5 time frames to move from room to room to listen and learn about 5 topics that we thought best fit our personal / business needs at the time. My first class was with, no other than our OWN C-Tann-Starr! This was her first time speaking at one of these camps and she did a fabulous job! She shared her passion for writing and getting out there socially, front and CENTER! The icing on the cake for her class for me was that I won one of her door prizes: an autographed copy of Margaret Rome's book, Real Estate the Right Rome Way!

I then had to teach a class on--what else but, BLOGGING! This was a blogging 101 course and of course, I used my Active Rain blog as an example of how I blog and what I blog about. Our very OWN Jeremy Blanton was in attendance as well (WOOHOO!) and shared some of his awesome pointers with the group! I can't tell you how many of those agents had never blogged before and were truly afraid to get started! They asked great questions and afterwards, for the remainder of the day, they were asking if they could contact me for assistance if needed and many have already 'friended' me on Facebook to get more acquainted. What a powerful thing social media is!

One of my favorite classes was by Bobby & Brad Carroll and our OWN Susie Blackmon on Posterous. I am working on a post to share with you how wonderful this site is! I've started my own photo blog now and had to contact their help line and actually got a response from one of the founders of Posterous himself! Now, THAT is customer service!

My next class was with Wayne Sutton, North Carolina's KING of social media and a panel of other social media experts, including our OWN Lori Bee! I learned that my 5 minutes a day that I designate to each Facebook and Twitter need to be adjusted significantly! I'm ALL about real estate but, I do need to be more transparent on other sites as I am here in the Rain. I've been commited to posting my listings and other real estate topics there but, need to stop doing that and get into relationship-building more than I have been.

From there, I went to a LinkedIn class, also taught by one of our OWN, Nannette Saunders and coaching guru, Martin Brossman! Once again, I learned that I need to really set forth working on my relationship-building opportunities that LinkedIn has to offer. Connecting with other agents is all well and good but, working with my sphere and their sphere are imperative as you use LinkedIn. One example sited was while working with a like-minded business woman, a double sale and a referral came from the relationship. That relationship took FOUR years to build but, what a pay-off, huh?! Both Nannette & Martin were great speakers and answered our questions clearly and in great detail.

All-in-all, it was an awesome 'non-conference' and a great time was had by all! I can't tell you how valuable the information was for my business and yes, my heart was satisfied by being able to spend time with all of my Active Rain buddies who were in attendance also! (If you're an AR member and I left you off the list, I sincerely apologize).

Tax Credit Bill Signed, Sealed and Delivered

On Friday, November 6, 2009, President Obama signed a bill which will extend the $8000 tax credit for *qualifying first-time home buyers through June 2010. First time home buyers will receive the $8,000 Federal tax credit if they:

1. Sign a contract by April 30, 2010
2. Close on the home by June 30, 2010.

The new bill will also provide a $6,500 credit for current homeowners who purchase a new primary residence, and have lived in their current home for at least five of the previous 8 years.

*The bill has a few provisions including:

Single tax filers who earn up to $125,000 are eligible for the total credit amount. Those who earn more than this cap can receive a partial credit. However, single filers who earn $145,000 and above are ineligible.
Joint tax filers who earn up to $225,000 are eligible for the total credit amount. Those who earn more than this cap can receive a partial credit. However, joint filers who earn $245,000 and above are ineligible.

Same Song, Different Artist

As I was reading and commenting on a great blog post from my friend, Clint Miller, Let's Talk About What Is REALLY Wrong In Real Estate, I was reminded of many articles/posts written about a year ago regarding this same topic. The issue with agents at the time was poor communication. Back then, my pat answer was basically, those of us who give 100% to our jobs are eventually, "going to weed these wanna-be agents out of the business so, not to worry!"

Today, as I look at my 'to-do' list for tomorrow, guess how many of my calls are follow-up calls to agents who have not responded to me? Four of my calls will be to agents whom I've already left emails and voice mails concerning a BUYER question for their sellers! FOUR! Two are for the same client and since I had not heard back from either agent and let my buyer know that this evening, his answer was, "We'll work with the first one that calls us back!"

Recently I had an agent whom I basically had to STALK to get a reply regarding an INTERESTED BUYER question for him before putting in our Offer. FINALLY, I got a call back and he apologized saying that he tries to take care of his clients first, then, and ONLY then, if he has TIME, he'll phone agents back! Get this--'as long as it's before 5:00!'

First of all, if you're a listing agent and a buyer's agent calls you--you NEED to respond! If you're not, you're doing your seller an injustice. As well, I relayed to my buyers that I could not get ahold of the agent to find the answer to their question. I don't want them to think that I'm the one falling down on the job so, I let them know that I've left a voice mail and will get back to them. Then, I let them know that I've sent an email and will get back to them. With each attempt, I keep my clients informed so that they KNOW that I'm doing everything I can to get their answers for them.

Just as these particular clients were almost ready to move on to choice #2, thinking that this is how the entire transaction was going to be with this agent, we received the above described call back. Even if everything forward in this transaction goes beautifully, these clients will NEVER have anything good to share about that agent because they already don't like him and think that he is a 'slacker!' (their word, not mine!) Their new neighbors and their current neighbors, friends and family will never use the agent because of their experience with him and the frustration that nearly made them have to move to their second choice.

Think about it--their experience with him was not even a DIRECT one but, because of poor communication, his reputation will suffer--the real kicker-- this agent is under the (false) impression that he's only ignoring agent calls!

Furthermore, what SUCCESSFUL real estate agent do you know that turns off their phone at 5:00?! I have no problems with agents taking their day of worship off, whether it be Friday, Saturday or Sunday but, to turn your phone off on a weekday at 5:00 is eliminating those clients who are only able to talk on the phone after work. Why wouldn't you, at least, have the courtesy to phone back the FOLLOWING day?

And, why wouldn't returning agent calls about one of their listings NOT be the same thing as returning a client call--after all, aren't they working for their SELLERS in this situation? We, unimportant agents, are calling to try to help YOU sell your client's homes!

A 2-minute phone call is certainly NOT worth jeopardizing MY reputation; I just don't understand agents who do this on a routine basis!

Sorry for the redundancy but, I had to share my recent rant! Same song, different artist!

The first three quarters of 2009 showed Mecklenburg County Charlotte NC expanding 11,500 jobs which was a 15% year-over-year increase from 2008. This, during the worst recession in many years, is nothing short of commendable. Homes sold in the 'under $250K' price range reflect a large number of first-time home buyers who are taking advantage of the $8,000 Federal Tax Credit for First Time Home Buyers here in Charlotte. The graph below also indicates that with the increase in sales of the average-priced homes in Charlotte NC , first- and second-time home sellers were able to move up; this statistic was reflected in the movement of the higher priced homes area as per the Charlotte NC MLS data below.

Eastover Charlotte NC--A Little Lesson in History

Eastover, located just southeast of Charlotte’s Center City, formerly two dairy farms, (also formerly Myers Park Eastover), was developed by E. C. Griffith in 1927. In the Eastover Charlotte NC community, history abounds! Eastover is one of the most desired areas in Charlotte NC; the treescape in Eastover is simply breathtaking, especially in the spring when the pear trees are in bloom!

From the days of Earle Sumner Draper, the Southeastern US ‘premier’ urban planner to present day, Eastover has been the home of some of Charlotte’s most elite. From cotton brokers to bankers to attorneys, the facilitators of Charlotte’s growth have resided in Eastover. E.C. Griffith sought to create Eastover as a competitor to Myers Park. Charlotte NC was headquarters to 770 textile mills, consuming more cotton than any other sector of the world. In 1927, the piedmont North and South Carolina, officially surpassed New England in cotton cloth production.

Charlotteans not only owned numerous mills and brokered much of their own cotton for the region, but boasted a large number of bankers, attorneys, stockbrokers, and leading retailers. Griffith saw this elite, upper-income group as a potential market for a new suburb branching off of Myers Park, which was not completely developed at that time. E.C. Griffith made a name for himself as a successful local real estate developer and the company remains one of the oldest in the city, dealing now primarily in commercial real estate.

Nearly 600 homes make up the Eastover Charlotte NC neighborhood which is full of towering hardwoods, winding streets and amazing architecture. Eastover Elementary School is at the ‘heart’ of Eastover. Small businesses outline the neighborhood on the east and winding sidewalks provide easy access for the residents.

Early Eastover Charlotte NC architecture is primarily Georgian, mixed with Tudor, bungalow and Colonial. One home, the Reynolds-Gourmajenko House of Tuscan Revival architecture exists on Providence Road; no home like it exists in Charlotte or Mecklenburg County. As the commute to the city became a bit longer for suburbians, vacant lots quickly filled with new construction, mostly in-keeping with the Georgian theme. Currently older estates are being renovated and are truly amazing.

The Mint Museum of Art, the first branch of the US Mint, was transported to Eastover in pieces from its original location in Uptown to a site donated by E.C. Griffith Company. Martin Boyer, who orchestrated the move, marked each and every stone before its move.

The Civil Works Administration, one of Franklin Roosevelt's New Deal Agencies, provided the labor to resurrect the building as the Mint Museum of Art in 1936. This was one of Charlotte's first historic preservation operations.

Since the late 1800’s, prosperous Charlotteans have enjoyed living on the fringe of the Uptown (formerly Downtown!) area and Eastover was one of the city’s first suburbs. Sometimes called ‘country homes,’ the Georgian homes in Eastover, Dilworth, Elizabeth and Myers Park were a mere 5¢ fare to Uptown Charlotte NC on the electric streetcar (1890’s). The more impressive suburbs tended to be south or east of town, in essence, due to the fact that the city's only railroad bridges at the time, were on East Trade and East Morehead Streets. Dozens of trains blocked the tracks on a daily basis creating a blockade surrounding the business district.

Eastover Charlotte NC, not only rich in history, is considered one of the city's most sought-after neighborhoods where residents enjoy true neighborly relationships. Families who have resided in Eastover for generations are more than welcoming to newcomers moving to Charlotte from all over the U.S.

Is A Home Inspection Really Worth It?

....You're darn skippy it is! My friend, Lenn Harley shares valid points regarding the home inspection process in this blog. She is astutely aware that a home inspection not only protects the buyer but, everyone involved in the transaction.

Would you allow your buyers to turn down an inspection? I certainly do hope not--even new construction properties have issues.

One recent example of a new construction inspection proving that the cost was worth thousands--the HVAC had been installed erroneously and supposedly, the manner in which it had been installed was sending harmful gases back into the home, rather than to the outdoors. Had the buyer not had the home inspection, the results could have proven to be quite costly--not only monetarily but, in health/life!

Probably the single most important step a home buyer can take as a part of the home purchase process is the home inspection. No one can guarantee the condition of a resale home. Therefore, the home buyer should understand that

1. You, a home buyer, cannot rely on the seller for information about the condition of the home they are offering for sale.

2. Buyers can protect themselves with a home inspection.

3. Some states go farther than others in providing protections for home buyers with required seller Property Condition Disclosure, while other states follow the "caveat emptor" rule which requires that the "buyer beware".

PROTECT YOURSELF WITH A HOME INSPECTION

We, as your agent, will do our very best, based on our experience with hundreds of home sold, to make you aware of potential problems with appliances; heating/cooling, interiors, exteriors and things we can see. However, a trained home inspector will not only test the mechanicals and appliances in a house, they will also inspect the structure, materials and condition of the components of a property. Cosmetics are not a part of a home inspection.

A good home inspector will examine the house from top to bottom. Most inspections in Maryland and Virginia will evaluate the physical condition: structure, construction, and mechanical systems. They will identify items that need to be repaired or replaced. They will also give you an estimate of useful life of the roof, appliances, mechanicals and any other equipment included with the home purchase.

You have negotiated all price, terms and conditions of the home purchase and now you want the home inspected. Good. Let's walk through a home inspection. At this point, a successful home inspection should be a contingency, meaning that, if the home inspection reveals serious defects, the home buyer can void the contract and be refunded their earnest money deposit. If the buyer decides to negotiate with the seller for repairs or compensation for defects, that stage requires that the buyer and seller negotiate repairs or agree to void the contract. So, the home inspection is a very important aspect of buying a home. A home warranty is not a substitute for a home inspection. Most home warranty policies do not protect for pre-existing conditions.

WALK THROUGH A TYPICAL HOME INSPECTION
STRUCTURE
The home inspector will look for structural integrity, They will evaluate the quality of construction and materials used.

EXTERIOR
A thorough inspection of the roof should reveal any past or present leaks. The exterior finishing will be inspected for cracked bricks, loose siding, improper grading and anything else suitable for your purchase.

INTERIOR
The interior will be observed for signs of movement. A good home inspector will look for signs of unusual cracking, separating, shifting in the house.

MECHANICALS
The heating and air conditioning will be tested, temperature permitting, and since this is an expensive appliance, the inspector may recommend servicing of the unit if it appears that the present owners have neglected this important duty.

APPLIANCES
All kitchen appliances will be run through their cycle to make sure that they function properly. The refrigerator will be tested for temperature and seals. The range, microwave, disposer will all be run to make sure they know what to do.

PLUMBING
All bathrooms, kitchen, laundry, exterior plumbing will be tested and inspected. This task has become very important since builders have been downgrading building materials for several years to compensate for escalating land costs.

ELECTRICAL
All visible wiring, panel boxes, fixtures, switches, outlets will be tested for operating condition and safety. Often we find home owner repairs will be the most hazardous. If the homeowner did not obtain a permit and have work inspected, it may be defective and dangerous. A good home inspector spends a lot of time looking at electrical components of a house.

WHAT HAPPENS AFTER THE HOME INSPECTION??
If the home inspector finds serious problems such as structural defects, you will have to make a decision as to whether or not to go through with the purchase. If the home inspection shows defects that are repairable or replaceable, your agent will write an addendum requesting the repairs to be made by the seller prior to settlement. The seller may agree, refuse or negotiate a cash settlement to compensate you for the defects found.

You and your agent will decide on the best way to handle any defects found. The important thing is that you are an EMPOWERED HOME BUYER when you know the good AND the not so good about a home.

Charlotte NC's LYNX Light Rail System

In keeping with Charlotte's cat theme (Carolina Panthers, Charlotte Bobcats, CATS [Charlotte Area Transit System]), the light rail, LYNX has become our new favorite means of transportation in the city! Connectivity is key (hence the name, LYNX) in getting the city's south end transported into the city during rush hours.

In November, 2007, the Charlotte Area Transit System (CATS) began operation of the 9.6-mile LYNX Blue Line light rail, after having been under construction since February, 2005. The LYNX fleet includes sixteen Avanto light rail cars built by Siemens. The line extends from Uptown Charlotte NC, southward to Pineville and runs almost parallel to I-77. Previously used by the Charlotte Trolley, a heritage streetcar operation that also began running in tandem service with the LYNX trains beginning spring 2008, the line brings the suburbs into the city.

This model is patterned by the light rail in Houston, Texas, and has also been ordered by the city of Portland, Oregon. Charlotteans have enthusiastically embraced the light rail after much ado about county expenditures to build the system. This was demonstrated by the opening month’s records of carrying over 9,000 passenger trips per day. CATS projects over 18,000 passenger riders by the year 2025.
