Another wonderful week in Charlotte real estate!  We’ve had a week that has been absolutely insane for buyers–multiple Offer situations, homes listed and sold very quickly, some properties going under Contract before relocating buyers even have the opportunity to view the properties!

Charlotte NC Real Estate Update for January 27, 2012 It’s been a great week for Charlotte home sellers–homes are moving and buyers are getting a jump on spring home shopping in Charlotte!
The focus this week is Area 4, which covers Southeast Charlotte including the city of Matthews and the neighborhoods of Eastover, Elizabeth, Cotswold, Chantilly, Providence Plantation, Landsdowne, Sherwood Forest and Stonehaven.  17 homes Closed this week in Area 4 with an average list price of $329,245 and sales price of $311,989, a 95% list-to-sales price ratio.  The average days on the market are 122.  Square foot average is 2,407, or $129.62/square … (10 comments)

The Charlotte NC real estate market has taken a turn in the direction of recovery!  We're seeing more movement than in the previous 2-3 years here in Charlotte.  Our economic status has improved dramatically and our housing market is a direct reflection of that change.

Charlotte Real Estate Market Report | Average Sales Prices | SEPT 2011 As sellers began closing the fire hose on additional market supply, Charlotte’s real estate market is showing a significant inventory reduction.  Simultaneously, buyers are absorbing nearly 25% more active Charlotte listings than in 2010.
Just as predicted, due to our typical seasonal fluctuations, we are seeing a bit of a slowing market this month.  However, based upon these same variables in seasonal sales, the reduction of inventory coupled with the increase in pending sales, is a positive for Charlotte home sellers.
