real estate business tips: Real Estate...It is What It is...Or is It? - 01/25/11 09:55 AM

Real Estate...It is What It is...Or is It? Most folks in the real estate business have realized over the past 3 years that our business isn't what it used to be--the rules have changed and so have our individual business strategies.  Those who are 'in-the-know' realize that in this everchanging real estate climate, we must no longer just 'keep up with the Joneses' but, rather stay at least a step ahead.
In recent weeks, my listing activity has picked up considerably--not so much in sales but, semi-serious buyers who are interested in getting that '50% off' deal that they've heard … (54 comments)

real estate business tips: The Road to Raleigh - The First RDU REBar Camp! - 11/08/09 03:14 PM
The Road to Raleigh

As I headed up I-85 to Raleigh on Thursday, I debated whether I was more excited to see or meet Active Rain members or that I was about to gain powerful knowledge that would prove beneficial to add to my business plan.  My heart screamed that I couldn't WAIT to get there to see my buddy Thom Abbott and many others that I had heard were attending the camp.  My mind yearned for more social media tips and tricks that would streamline my business into a more manageable plan for 2010.  The closer I got, … (23 comments)

real estate business tips: Are YOU a Survivor? - 12/12/08 08:32 AM
Are You a Survivor? We are constantly intertwined with 'change' in our business; sometimes I call it 'rolling with the punches' and this year has certainly been no different.   As a matter of fact, this year has required more change than any other year that I've been in this business.  Generally, when September rolls around, I'm beginning work on my business plan for the upcoming year--slowly I might add!  This year, the plan for 2009 has been evolving since February!

Each and every month something new comes along that I have to tweak and I realize that another point … (20 comments)

real estate business tips: Okay, It's OVER; Now What? - 12/10/08 05:26 PM
Okay, It's Over, Now What? For the longest time, we kept telling our clients not to worry that once the election was over, we'd see a pick-up in showings and buyers getting off of the fence just like every 4-years prior to this one. Right? Well, this year is unlike any other 'election year' and our economy is certainly unlike others in the past--or is it? As we all can agree, real estate markets are cyclical--some more dramatically cyclical than others but, for the most part, we all have to roll with the changes.  Referring to the 10-year cycle, we have … (15 comments)

real estate business tips: Are YOU Connecting with Gen Y-ers? - 12/08/08 10:38 AM
Are You Connecting with Gen Y-ers? Do you Tweet?  Do you use Facebook?  What about using a Blackberry?  Do you text?  If you're not doing all of the above and you want to tap into one of the most important generations that will be buying in 2009, then you'd better get to it!  Gen X-ers (born 1965 - 1976) started the trend and now we have a new generation who is incredibly tech savvy.  Those born between 1977 and 1994, known as the Generation Y-ers are not into cold calls or even friendly phone calls!  They prefer to text and text … (108 comments)

real estate business tips: Integrity Without Compromise - 11/24/08 01:49 AM
Integrity Without Compromise In·teg·ri·ty
What does integrity mean to you?  What does it mean for you in your business?  Moreover, what does your integrity mean to your clients?

The definition of integrity is really quite simple--firm adherence to a code of especially moral values. Integrity is synonymous with words such as incorruptibility, soundness, completeness, and honesty.  As real estate professionals, our 'value' is only as good as our integrity.

Commitment to integrity is something that is predominantly 'ingrained' in us as children; however, as adults, we must establish a commitment to this practice both in life and in our business, … (68 comments)

real estate business tips: A New COOL Tool... - 11/12/08 12:28 PM
A New Cool Tool... A NEW COOL TOOL...  ...and it's NOT something that will make your brain hurt trying to figure it out! I have found the coolest new tool for business!  The company, Syntheny, provides LIVE operators who answer as though they were your secretary/personal assistant, not an answering service.  They will gather any information that you'd like such as: "Are you a buyer or looking to list your home?"   If they are a buyer, "Have you already been working with Debe?"   If not, "Can I let her know how you would best like to be contacted?"   … (11 comments)

real estate business tips: Romancing the REALTORS - 10/29/08 10:34 AM
How Do YOU Romance the Realtors®?
With three buyer tours last week and an average showing list of 5 homes each, I made certain to phone to early to schedule appointments in order to avoid any potential issues with late return calls from listing agents or Sellers who wanted to reschedule, etc.  Once again, I've been beaten upby slack Realtors®!
Here in Charlotte, our MLS provides a scheduling system to all active members through Centralized Showing Service.  Say what you may but, a showing service beats the heck out of trying to round up the listing agents to schedule appointments.  I have … (28 comments)

real estate business tips: At It AGAIN! - 10/26/08 12:57 PM
At it Again! Homeownership--What it Once Was... SHOCK!  The media is at it again!  Today's front page real estate section boasts that 'Homebuyers face new scrutiny when securing loans.'  Okay, my dander is up AGAIN! The article, in a nutshell, is playing on the reader's fears that homebuying is not what it once was.  Here are the main points along with, of course, my counter-points:

1.  You can no longer secure a 100% mortgage loan.  Yes, I had investors who did this but, this article is that it is focused on the homebuyer seeking a primary residence.  I am … (23 comments)

Which best fits YOUR business?  My experience with team, partner and solo business plans have been varied and at times, complicated.  Now, I'm relieved to have uncomplicated my business and thought I'd share with you my experiences with the various 'plans.'

PARTNERSHIP:  Years ago, I started in this business working as a partner purchasing corporate housing, renovating, then immediately 'flipping' the homes.  We had a fantastic time doing it and I was in the best shape of my life!  My partner moved and I wound up … (51 comments)
