Just a short note about a deal I had almost fall through because of an appraiser hired by a very well know financing institution. Apparently the less an appraiser charges these days the better for the banks and lending institutions but not for the buyers or sellers. My story is as follows: A house goes on the market for $207,000 it goes under contract within 4 days for full price. The appraiser appraises it for 197,000 but doesn't see that it has a new metal roof, a furnace, wood floors or appliances. I try to tell the bank they can't talk to me, I try to call the appraiser, he can't talk to me. So the buyer had to do all the leg work and get tell the bank that this appraiser may have even been to the wrong house (although the pictures were accurate). Finally after much a do the bank listens to the buyers, gets the appraisal redone and the final price comes in higher then the selling price. So what do we do with this type of appraisers? It keeps happening over and over again.
