It is hard to tell, is the market starting to improve or is it just that I have become so in tune with the pricing of homes that I have managed to nail the price positions on the last 7 or 8 listing's? Well I think that it is a combination of many different factors. Expired sellers have been bruised & beaten on the last couple of listing terms, step up buyers are understanding that if they get a GREAT deal on their purchase that they can't really expect to get top dollar for their sale & first time buyers are enjoying the rewards for their wait!
A few posts ago I talked about the purple house that we listed & sold almost immediately for full price, well what about the property that was previously listed for 2 years & it sold in less than one day with multiple offers? Is it luck? or is it that fact that I seek out the motivated & have those fierce conversations that I mention so often. In my opinion if you are in lead generation each & everyday it becomes nothing more than a numbers game! And what about the buyers are they still trying to test the sellers position even though the property is aggressively priced? Absolutely not! They are very happy to pay market value without nickeling & diming the seller to death. I still firmly believe that we are truly experiencing a strong sellers market inside this buyers market!
