It's snowing in Phoenix.... Wordless Wednesday .OK so may just a few words.
It is really pretty to see and obvious very unusal for our area.  We go over an inch in about 30 minuets.  It is now 2 hours later and it is still on the ground.

Every Year I hear stories of pets that have been bitten by a rattlesnake.  Some survive and some don't.  Well, this year is no different.  Except, that it seems to be starting earlier than usual.
I recently read a post from my veterinarian that they already have several snake bite victims in the hospital.  This is leading them to believe that this is going to be a bad year for snake bites. 
Dr Cliff Faver of Animal Heal Services has written a blog on rattlesnake fallacies.

Postal Service to cut Saturday delivery 
 
As report in the Huffungton Post, If an effort to cut back on their loses, the Postal service will cut Saturday deliver for mail but will continue to disburse packages 6 days a week. 
Mail would be delivered Monday thru Friday but would still be delivered to post office boxes on Saturdays.  Post offices that are currently open on Saturdays would remain open on Saturdays.  
Package delivery has increased by 14 percent since 2010 while the delivery of letters and other mail has continued to decline with the increase use of email and other internet … (3 comments)

The Mortgage Debt Relief act has been extended for one year as part of the last-minute "fiscal cliff" agreement.  Congress guaranteed that homeowners who do short sales on their primary residence in 2013 will no be taxed on the "deficiency".  This is the difference between what is owed on the mortgage and the sale price of the home.
 
Without this debt forgiveness, this deficiency would have been considered earned income.  So if someone had purchased a home  for $350,000  with a $300,000 loan, and it sold for $250,000, they not only would have … (0 comments)

 A couple months ago I wrote an article called the "Phoenix Market is Hot Again." Inventory was declining at an incredible rate and demand was high. The truth is that demand has been high. Nobody really noticed it because our inventory had been so high for so long. Cash Buyers and Investors have been very busy buying up properties and turning them into rentals. Rental properties have been in high demand because of all the people that have lost their homes to Short Sales or Foreclosure.

Summer vacation is here.  Are you thinking about taking your pets with you?  Have you thought about where they will ride?  The recent roll over car accident of a well known Dog Agility trainer, who lost two of her dogs in the accident, has brought this issue to light.

Well, actually a little bit of both.  They are offering $2,500 to $30,000 in relocation assistance.  However, there are a couple of criteria to determine if you are eligible and this is a limited time offer.
 
1st.  Your Realtor must initiate a Short Sale without an offer.
2nd  You must participate in one of the preapproved price Short Sale programs, such as HAFA (Home Affordable Foreclosure Alternatives) or Bank of America’s proprietary program.

I recently read an article that helped me to really understand what it is all about.  
Things like, it was originally called Decoration day and that the North and South originally celebrated separate Memorial Days. How about the fact that at 3 PM on Memorial Day is the “National Moment of Remembrance.  And that the 21-gun Salute Doesn’t come from adding up the numbers 1-7-7-6.

I Miss Him Already.
His name was “Autry”.  He was such a silly boy, goofy ears and a little plump around the middle.  He drove my dogs crazy.  Always wanting to play.  Always chewing on their ears.
 
But they have a way of creeping into your heart.  I said I would not get attached.  I liked him, but I didn’t feel like we had that special bond.

Lost Our Home Pet Foundation was started by Jodi Polanski.  She kept running into Realtors that found abandoned pets inside foreclosed homes.  These pets belonged to people that have had to foreclose on their homes or had to give up their pets because of financial challenges.  They have grown over the years and have rescued over 2,000 pets and over 8,000 have been fed.

I am buying a "NEW" Home.  Should I do a home inspection.
 
That is a really good question.  At the very least you should have the building inspected before the application of the drywall.  This enables the inspector to examine the details of the structure, items that would then be hidden by the drywall.  Item’s such as framework, support beams, electrical and plumbing rough out and roof venting just to name a few.  If a deficiency is noted, it can be repaired prior to the drywall being installed.
