clarksville tn: Paying Attention to Days-on-Market (DOM) - 03/21/15 02:02 AM
When showing homes my buyers want the facts and ask how long a property has been on the market. The days on market do not always reflect the true story of the property. There could have been contracts that fell through do to financing, buyers could have gotten skittish and bailed or there could have been something that happened overall in the area such a extreme weather that stalled the market.
A good real estate agent should find out the history and report to the buyer. This can help in putting together a favorable offer to the seller. Please leave Roy Kelley a comment on his original post.

clarksville tn: Fannie Mae Waiting Periods For Foreclosures And Short Sales - 03/12/15 09:59 AM
Many folks have had unfortunate circumstances hit them and the downturn in the market a few years ago didn't help. Now things may be looking up and though they have been through a foreclosure or a short sale, there is still a good chance that they can get mortgage financing.
There are waiting periods and also the lender wants to see that good credit has been reestablished. For all the criteria to get approval on a new Fannie Mae loan, please read George Souto's post. You may even want to bookmark it for your clients or Pin it to your Pinterest … (8 comments)

Property Taxes Due By February 28 in Montgomery County TN
It rolls around much too quickly and it is that time again for property taxes to be paid. Some people pay them by December 31 to be able to deduct then as an expense in that tax year. Others wait until closer to the due dates to pay. City and County property taxes for 2014 in Clarksville and Montgomery County TN are due by February 28. The office of Trustee and the City Clerk have plenty of staff to receive your payments and are courteous and helpful. If they are not paid … (19 comments)

clarksville tn: Montgomery County Courthouse is a Survivor - 01/26/15 08:42 AM
Montgomery County Courthouse is a Survivor
When you are in Clarksville TN you must take a drive through Historic Downtown Clarksville. History will be all around you with many buildings well over 100 years old. One of the most attractive and stately landmarks is the Montgomery County Courthouse.
It sits on the corner of Commerce, North 2nd and 3rd Streets. Many county agencies have offices in the courthouse and the inside and outside of the structure will impress you. This building is a survivor.
The Tornado of 1999 leveled a walloping blow to the integrity of the building. It survived, but just barely. Some people said that the … (28 comments)

Drab Wintertime Landscapes Can Still Be Improved
Wintertime in Clarksville makes landscapes in my area look tired and lifeless because they are tired and lifeless. But there are ways to make them look improved, not totally neglected and better than the competition.
I viewed several vacant homes currently on the market and they all had some things in common. I saw summer and fall flowers lining the flower beds that had long ago given up their blooms and all that remained were dead, brown unsightly stalks and foliage.
Sprinklers and garden hoses were left willy-nilly through the flower beds and these won't … (26 comments)

A Lurker Sent Me A Referral
A self-proclaimed ActiveRain Lurker in Florida called me a few weeks before Christmas to give me an referral. He found me on ActiveRain and said he believed I knew my area well. He confessed he didn't post on ActiveRain, didn't think he had the time but did enjoy reading and seeing what was being said. He called himself a Lurker with a chuckle which told me he did read the posts on ActiveRain. That is exactly what those that don't post are called by the rest of us that do post.

clarksville tn: Good Year or Bad Year in Real Estate? - 01/08/15 06:27 AM
Good Year or Bad Year in Real Estate?
The buzz is that this year will exceed expectations and lots of real estate will change hands in Clarksville TN. Do I concur with this projection?
The signs point in that direction. Interest rates are low and right now more affordable than in months past. They are likely to start rising about midyear so there is plenty of time for buyers to come into the market and make their purchases before the rise in rates.
Inventory of homes for sale in Clarksville took a dip that last couple of months of 2014. This is mostly seasonal … (29 comments)

clarksville tn: Inclement Weather-Clarksville Montgomery County Schools - 01/07/15 09:33 PM
Inclement Weather|Clarksville Montgomery County Schools
The Clarksville Montgomery County School System director and staff are concerned for the safety of school children when weather conditions become dangerous. Not only do they consider the conditions and safety of the roads but extremely cold temperatures can harm children when they stand at school bus stops. Heating and air systems in the school buildings can fail when taxed to the limits of extreme cold causing individual schools to shut down.
All of these situations have caused for procedures to be in place to notify parents and guardians when there are school closings, delays or … (17 comments)

clarksville tn: What Is a Spec Home in Clarksville TN? - 01/05/15 12:06 AM
What Is a Spec Home in Clarksville TN?
You may have heard the term used by real estate agents or builders. The term "Spec" refers to speculative building and is when a builder picks the plan and builds to his own specification and doesn't have a buyer asking for customization. This could be any size home and include any type of features. It depends on the restrictions and the builder's preferences as to what the house will look like. Most of Clarksville TN builders build this way.

Used Christmas Trees Make Mulch Trails for Clarksville TN Parks

The Friends of Dunbar Cave State Park and Friends of Rotary Park and collecting used Christmas trees to recycle into mulch for their trails. This is an annual collection and helps the parks by saving money on mulch. It also helps Clarksvillians by having a place to dispose of their trees.

Both groups have some conditions that apply. The trees must be cut not artificial trees. They must be free of ornaments, lights, tinsel and tree stands.

The trails in both parks offer miles of trails and a natural place to hike and see … (25 comments)
