19114: 5 Things to Know as a New Realtor - 02/15/18 06:21 AM
5 Things you should know as a new Realtor

1. RE License courses didn't teach you how to find new clients.
2. You are in the lead generation business first, real estate business second.
3. Your work hours will be crazy. (prepare your family)
4.Real estate is harder than you imagined-you need not just one client but hundreds
5. Most Realtors are not hard-wired to be self employed (your own boss)

Bonus Tip: It gets better, eventually you will build a referral business and will not have to work as hard.
Good Luck!

19114: Tips for a Rental Inspection - 02/15/18 06:10 AM
Just an FYI

Tips for Rental Inspections
As a Realtor, when I conduct a showing or a walk-through with my client, I am looking for active leaks, ceiling and floor stains, electrical amps, fresh paint, safety concerns (missing railings, trip hazards), adequate space in kitchens and bathrooms, closet space, storage, and most important cleanliness.       As a new landlord you should look at your rental unit as if it were a place you would live in. Give it the same inspection you would give to a place you would be interested in renting. It doesn’t have to be top … (2 comments)

19114: Net Neutrality is a Game Changer - 12/15/17 01:44 AM
Many real estate professionals and companies may now be at a disadvantage to deliver services to consumers online, as the Federal Communications Commission voted Thursday to repeal net neutrality rules. The move allows internet service providers to restrict the content its consumers see and implement pay-to-play policies, giving priority to content providers who pay a fee. For small-business owners, such as real estate agents and indie brokers, that could severely cripple their ability to reach a wider audience online.“The FCC’s rollback of the Open Internet Order will mean higher costs and slower service for millions of American consumers and businesses,” Elizabeth … (3 comments)

19114: Red Flags to Look for When Buying a Home - 12/05/17 02:06 AM
When you and your buyers are touring open houses, tell them to watch for signs of larger issues with the property. Jenna Dougherty and Greta Eoff of the DeMasi Group at Keller Williams Realty in Davis, Calif., shared items that should raise alarms for buyers.
Overpowering scent. If sellers are being too heavy-handed with scented candles or other fragrances, it could mean they are trying to cover up the source of more serious odors, such as a musty smell from mold, pets, or something else.
Poor tiling. If there are gaps in the tiles or if the tiles are slightly uneven, it may … (2 comments)

19114: Unethical Agents, Brokers, Lenders - 07/20/17 01:05 AM
After surviving an 8-day settlement process, I wish to no longer cooperate with real estate agents that are not Realtors. The difference in my opinion is ethics and honesty. I do not know if that is a possibility with the MLS rules, but if not, I will surely advocate for such a thing. Why? Cooperating with agents that are free from following the Code of Ethics that we as Realtors pledge to follow is very frustrating. It makes the transaction process so much more difficult with having to decipher and read through lie after lie.
My seller and I received a settlement … (4 comments)

19114: Philadelphia Gas Company (PGW), Landlords, Liens - 06/02/17 05:37 AM
Philadelphia Gas Works also known as PGW, had a rule in the past regarding placing liens against the title of property for unpaid gas bills. This rule put landlords in a terrible position. If the tenant  or multiple tenants failed to pay the gas bill, the property owner would be required to pay the lien when selling the property. It was not uncommon for property owners who had tenant occupied homes, to have multiple liens on title and stuck with paying them off at settlement or not even being able to sell at all because the liens were more than the sale … (0 comments)

19114: Having a Real Estate Security Plan is important - 05/31/17 02:18 AM
Real Estate Agent's are at risk when it comes to showing homes alone, sitting Open Houses, and taking photo's of vacant listing. Because we-Real Estate Agent's, are independent contractors, our security and safety must be our own responsibility. As a successful agent, I have shown thousands of homes and sat hundreds of open houses alone, but not until last weekend did I realize that I needed a safety plan.
I was sitting an Open House in North Philadelphia on Sunday alone. I set up my open house table next to the door, so that the guest will immediately be able to sign in, … (2 comments)

19114: My Dad dying and real estate - 05/07/17 01:36 AM
My Dad has passed away the afternoon of May 5th, 2017. What does this have to do with my real estate career? Well one word, everything.
My Dad, who I call Pops, was not in my life early on. He left us when I was born. But before he left, he made sure that my Mother did not name me Rosemary Jr. and I am forever grateful for that. As an adult we connected and established a relationship.  Even though that relationship was rocky and sometimes filled with anger and resentment, I'm grateful for it. I have long forgiving my Pops for missing … (3 comments)

19114: Why building a team is crucial - 04/26/17 02:48 AM

Building a Real Estate Team is crucial to my success as a Real Estate Agent. It helps provide leverage and it can take my business to another level. I have hired an assistant and a Buyer's Agent. The Buyer's agent works exclusively with potential buyers-reaching out, following up, home tours, explaining agreements of sale, explaining the inspection and appraisal process, and helping new home buyers navigate the entire process. This is extremely helpful to me because I am solely a listing agent and I work better with maniac prospecting for new homes to list. My team member is able to fill in the gap and tap into the need of buyer;s … (4 comments)

19114: I'm an official Award Winning Realtor - 04/04/17 11:09 PM
I have managed to achieve success as a Realtor after only a short period of time. Most agents fail their first couple of months in the business. They don't normally commit to it full time, they flap in the win with little direction, and they have difficulty with time management. They also do not understand that prospecting is a key activity over everything else.
I've learned early on that I couldn't just be happy with the title of Realtor and a fancy business card. I had no formal sales experience and no contacts or family in my city or in the business that could help me get … (6 comments)

19114: Snapchat and Real Estate - 03/08/17 03:46 AM
Snapchat went public last week with a huge bang, but since then it's stock price has dropped by 11%. The biggest problems facing the stock is the inability of shareholder input and most important it's inability to connect with older potential users.
What does this have to do with real estate?
I personally believe that it can be a huge opportunity for real estate agents to get in on the ground floor of this popular medium for teenagers and twentysomethings.  As an agent you can use Snapchat to post listing videos and open house video announcements. No more are the days of "If  … (9 comments)

19114: Clutter Control-Putting your home on a Diet - 01/13/17 03:30 AM
"Clutter Control, Putting Your Home on a Diet" by Jeff Campbell is an amazing book to read. It's a easy read and it's extremely funny.  I'm bringing up this topic, as a Real Estate Agent, because clutter is something that I deal with on a regular basis when working with my seller clients. The bottom-line is that a home does not showcase well and sell quickly if it's filled with the seller's clutter. It's an uncomfortable conversation to have, but it's very necessary to discuss with seller's the impact on the sale of the home if it does not go on a clutter … (3 comments)

19114: Fire your Agent if these 10 Things are not discussed weekly!!! - 12/26/16 06:42 AM
