Best resources for new teams? - 12/30/06 06:19 PM
Hello all,
I just started a team at my Keller Williams office in Austin and am in the learning process of building a successful team. I still need help! We have some internal resources at Keller Williams, such as the KW Base Camps, but they are only given once a quarter. I have already purchased training and operations manuals from Keller Williams, Star Power, and David Knox.
What would you say are the best resources for the various aspects of setting up a new brokerage or team? I say brokerage because it seems as if I'd be able to use resources … (6 comments)

I've been tagged! - 12/28/06 10:32 AM
I've been tagged, so here are the 5 things most people wouldn't know about me...

I collect Snoopy stuff. You know, the beagle from Peanuts? I've been collecting since I was 6 years old, when I received a snuffed "Baby Snoopy" for Christmas. We actually had snow in San Antonio on Christmas day! I think I've associated Snoopy with wonderful memories of my family.I LOVE to write. Not just blogging or on forums! I finished a screenplay years ago and write poetry as well as fiction. I haven't had time to write new screenplays, but hope to get back into it. … (7 comments)

Guarantees & Flexibility Can Ease Seller Fears - 12/28/06 01:31 AM
I am active in the AgentsOnline.net forum, so wanted to share my recent response to a post. A new agent asked how to overcome commission objections from a seller who had a higher-priced home for sale. The sellers thought they should pay less commission on their home because the agent "would be doing about the same amount of work" as lower-priced listings.
First, I must point out that David Knox has excellent scripts and videos for overcoming objections. Through use of his training DVDs, I learned to build my value upfront and to set myself apart from other agents. I would point … (0 comments)

Small Details Can Cost Home Sellers Thousands - 12/26/06 04:30 PM
I spoke to a client about how understanding buyer psychology and staging homes can save a great deal of money when they sell their home. I explained that I had several designations, which they probably could care less about, but through the process of obtaining them, agents are taught "best practices". For instance, the Graduate REALTOR Institute, National Association of REALTORS, and Council of Residential Specialists have done decades of research on all aspects of the real estate transaction.
They ask: What are buyers looking for in a home? What helps them choose the home they purchase? What motivates a … (6 comments)

Is Austin Texas Real Estate Too Hot? - 12/26/06 04:23 PM
I was thinking about the Austin real estate market because I am asked every day if our market will "burst" soon. While other bubbles are bursting, Texas real estate has hit a high-note. Austin and Round Rock are almost always listed as great places to live, which is why we have a huge influx of boomer retirees, investors, and relocating families.
Austin and Dallas have spawned a new rise in mixed-use retail projects, high-rise condos, and new residential communities. Both cities are getting more metropolitan as new commercial projects and residential subdivisions borrow their architectural details from California and New York. … (5 comments)
