For purchasers who are wise purchasers and invest in an Owner's Title Insurance Policy, there are a few added benefits to Owner's Title Insurance besides the obvious.  I always tell my purchasers that by having an Owner's Policy, that if and when they go to refinance the property, they will be required to get new Lender's Title Insurance.  Whichever title company they use to do their refinance, and hopefully it would be me, they need to present a copy of their Owner's Policy to the closing company to get a "reissue rate" on their new Lender's Policy premium - normally an average of a 30% savings.  More underwriters normally accept this for the first 10 years after the purchase.  IN ADDITION, if your purchasers are buying a house wherein the sellers have been there for ten years or less, see if the sellers have an Owner's Title Insurance Policy.  If you can get a copy of it, present it to the purchaser's closing company, and your purchasers can take advantage of that and get a "reissue rate" on the Owner's Policy on their new home.
