5 Steps to Keep Any Move Simple and Organized - 01/29/11 06:10 PM
5 Steps to Keep Any Move Simple and Organized
Over the last month, I have helped both my son and my daughter move into their new homes.  Needless to say, neither of them was quite as smooth as hoped.  On my daughter’s move from Arizona to California, we had wonderful friends and family there all too willing to help.  Problem was - there were too many of us and things got a bit chaotic!  For my son, Van’s local move from one apartment to another we had a lot less help with a lot less organization done before hand; making … (11 comments)

Home Buying - What is the Difference Between a Home Inspection and a Pest Inspection? - 01/28/11 09:19 PM
Home Buying - What is the Difference Between a Home Inspection and a Pest Inspection? Something that comes us all the time with my buyers in the Sacramento area is the question - "What is the difference between a home inspection and a pest inspection?"  And, " Do I need both?" Yes, you need both because they are for two different things. The Home Inspection deals with the overall condition of the home.  The inspector is there to do an objective, visual examination of readily accessible areas of the physical structure and the systems of the home. It includes such things … (2 comments)

Right Plant - Right Place - 01/28/11 02:39 AM
Right Plant - Right Place
In working with your landscape, it is critical to take into consideration many factors before placing plants in a location.  It is important to select the right plant for the right place or visa versa.  While I was taking horticulture classes (see my post Most of My Education I Received After College) at our local Junior College, I took 3 semesters of plant identification classes.  Most of the time was spent memorizing plant names and identifying them but to apply what we were learning in a practical manner we had plant placement projects.   For … (3 comments)

El Dorado Hills Price Per Square Foot vs Cameron Park vs Folsom

Following is a look at El Dorado Hills average price per square foot for sold homes over the last two years in comparison to Cameron Park and Folsom (our surrounding communities). Proof once again that real estate is local! El Dorado Hills is located on the western edge of El Dorado County.  Just west of it, in Sacramento County sits the town of Folsom.  Directly to the east lies Cameron Park.   All three communities are close to Sacramento, with just a slight commute time difference.

El Dorado Hills Neighborhood - Sterlingshire - 01/23/11 11:52 PM
El Dorado Hills Neighborhood - Sterlingshire
El Dorado Hills Neighborhood-Sterlingshire - Featured in the Sacramento Magazine in May 2007 for "Great Neighborhoods" was El Dorado Hills very own Sterlingshire. So what really makes a great neighborhood? For me that would be its beauty- the homes, the landscapes, the setting, its amenities, and the feeling when driving through the streets that the residents care about where they live. In this case I'm probably a little biased having had the privilege to live there myself for eight years, but first hand knowledge is also a benefit and Sterlingshire definitely fits the criteria. … (0 comments)

What's Selling in El Dorado Hills - 01/22/11 01:43 PM
What's Selling in El Dorado Hills Last month, I wrote a post about What's Selling in El Dorado Hills.  It seemed to be a topic of interest to many so I have decided to write a post each month with El Dorado Hill's highest and lowest selling home for the previous month.  Here's what sold in El Dorado Hills in December 2010. There were 56 total single family homes sold.  The median price of those sales was $411,250 and the average sales price was $459,132.  The average size home sold was 3,084 square feet, sold at the average square foot price … (2 comments)

There are many spectacular views throughout Serrano from … (4 comments)

The Pull on Your Heart String with Sellers - 01/20/11 10:24 PM
The Pull on Your Heart String with Sellers Though in my mind I know the key to real estate success is a balance of buyers and sellers, the pull on your heart string with sellers makes it tough!  Yesterday I met with friends (Karen and Steve) who became friends after they bought our last house.  I wasn't a Realtor yet in 2004 when they bought so I was simply the seller on that deal.  Our new house was just 3/4 mile up the hill from our last house and in a small community like El Dorado Hills, there were several opportunities … (4 comments)

I Love My Solar Power! - 01/19/11 11:46 PM
I Love My Solar Power I just got my recent PG&E bill and I love my solar power!  On our last two houses we have added solar power to heat our pools but last spring we also added photovoltaic solar to power our home's electricity.  I am "green" by heart and have been a recycler for years.  Throwing money each month to PG&E just killed me but the costs to put in the solar system until this year still were too high in my husband's mind so we waited.  I think the straw that broke the camel's back was last year's … (8 comments)

El Dorado Hills Neighborhood - The Summit - 01/18/11 07:05 PM
El Dorado Hills Neighborhood -The Summit
The Summit Neighborhood - El Dorado Hills CA - This beautiful neighborhood is situated on the northern end of El Dorado Hills off Francisco Boulevard.  So exquisite an area that it was chosen for the location of the 1988 Street of Dreams Home Tour for the Sacramento area.  There were a few homes in there before that time but it really took off in the 1990's and since.  There are approximately 190 home sites inside the gated community ranging in size from just over 1/3 acre to 2.33 acres and only a few of those lots remain undeveloped but tightly held by … (0 comments)

What is a Short Sale? The 3 Types of Homes for Sale in Today's Market - 01/17/11 08:03 PM
What is a Short Sale? -The 3 Types of Homes for Sale in Today's Market
What exactly is a short sale and how does it differ from a bank owned? This is a question I get asked over and over again and how I like to explain it.
Just a few years ago when it came to buying a single family home there was mostly only one type, but with the recent downturn,  there are 3 types of homes for sale in today's market or 3 ways homes are offered for sale. 1.  Seller owned - Typical Sale  (Also referred … (8 comments)

El Dorado Hills Neighborhood - Highland View - 01/14/11 11:01 PM
El Dorado Hills Neighborhood - Highland View El Dorado Hills Neighborhood -Highland View -   Once covered with rolling grassland now sits the wonderful neighborhood of Highland View.  This semi-custom neighborhood saw it's first homes built in 1999 and it's last in late 2004.  There are a total of 246 home sites here on large (minimum .5 acre) lots.  Home sizes range from approximately 2900 square feet on the single stories to 4242 on the 2 stories.
I am a bit partial to this neighborhood as it is where my husband and myself chose to make our home.  We lived in the next neighborhood over and watched it develop from the beginning. One of the … (0 comments)

Heads Up When Temperatures Drop - 01/11/11 12:14 AM
Heads Up When Temperatures DropLast night our temperatures in the El Dorado Hills area dropped to just above 30 degrees.  When I woke up there was a covering of frost in our yard to where it looked like snow. Typically our average low temperature is 39 degrees.  Our record low for January 10th, was 30 degrees in 1962.  For the most part, it is uncomfortable for us if we have to venture out, but at these low temperatures some of the plants we grow so well here start to suffer.  We are technically considered to be in Sunset Climate Zone 9 … (5 comments)

For My 100th Post - 100 of My Favorite Landscape Plants to Share It took me three years to get to record my 50th post and just a little over two months to write my next 50!  I have to admit there was an Activerain challenge among members involved and I simply can't reisist a challenge!! Anyway... for my 50th post, I shared with you the 50 Things I Have No Regrets About.  It was a little harder to come up with a blog idea having to do with 100 things.  As I mentioned in my blog last week, Most of … (5 comments)

Moxie Restaurant - Sacramento - CA - 01/08/11 04:28 PM
Moxie Restaurant - Sacramento - CA If you haven't been to Moxie Restaurant, you are missing out!  My husband and I first found out about Moxie years ago when the owner, Adam, and our son played on a traveling baseball team together. Every time we have ever been there, we have had an excellent experience.  Living in El Dorado Hills, about 30 minutes away, we seldom eat downtown because once we get to our little neck of the hills, we tend to stay close by.  We happened to be in Sacramento shopping yesterday afternoon and were faced with the option of … (2 comments)

Most of My Education I Received After College - 01/06/11 12:18 AM
Most of My Education I Received After College Though I went through my formal college education and earned my degree in 5 years, most of my education I received afterward.  Don't get me wrong, because besides my children, I am most proud of that degree.  However, what I have learned since, through my sheer love of education is tying in quite well with my career. While my children were growing up, pre-real estate, I afforded the luxury to be a stay-at-home mom.  Once my last child entered elementary school, there was only so much time the teachers could use my help … (0 comments)

Propositions 60 and 90 - Tax Relief in El Dorado County - 01/05/11 12:09 AM
Propositions 60 and 90 - Tax Relief in El Dorado CountyAll counties in California allow Proposition 60 but not all counties allow Proposition 90 which makes El Dorado County more beneficial to those considering downsizing and or relocating.  It is something other Sacramento area counties like Sacramento County itself, Placer County, Nevada County, Yolo County, or San Joaquin counties do not offer to it's 55 year old plus home buyers. Proposition 60 allows homeowners 55 and older (or if either spouse is 55 or older) to transfer the Proposition 13 assessed tax base valuation from one primary residence to the purchase … (2 comments)

2010 - A Year of Blessings - 01/01/11 03:09 PM
2010 - A Year of Blessings As 2010 ended last night, I looked forward to 2011 but was somewhat sad to see 2010 end.  2010 was truly a year of blessings and accomplishments for the Riley family.  My oldest son, Mathew, bought his first home in Tampa. My daughter,  Kori, graduated from ASU in just 3 1/2 years with not only a BS in Communications but a Cosmetology License as well. My husband climbed Mt. Whitney. My daughter, Kori moved back to California, only 30 minutes from her father and I. I qualified for the first time since I became a … (6 comments)
