When I first got into real estate in June 2005, I sent a similar chart out in my Christmas Cards to my sphere for a little nostalgia. The following graphs take a 10 year look at the price per square foot and the residential resale inventory for the El Dorado County Market and the Sacramento Country Market. For El Dorado County you can see we are basically back to 2001 prices. In January 2001 the price per square foot average for residential sales was $133. For December 2011, the price per square foot average was $134.

Where Lives Are Changed - El Dorado County Courthouse Being a Realtor, I am aware of the of the foreclosure process to some extent. Where I live, the trustee sale happens on the El Dorado County Courthouse steps. Until today however, I had never been to the official steps where the trustee sale happens, ultimately where lives are changed. As any agent can handle a Short Sale, we are trained and retrained in order to keep up with the constant changes in the Short Sale process. Under Water House has Water Under the House The one good thing about showing vacant houses is that you and your buyers can really get a good look. I recently took my buyer back to the Short Sale house she has an offer on. This under water house has water under the house! My buyer brought her handyman friend along so he could look at a few things for her. What agent that handles short sales on the buying or selling end hasn't had a BPO come back that is too high? Elizabeth Weintraub does an excellent job addressing this issue - from explaining how to estimate what a banks BPO might come in at to giving ideas on how to handle it. The following report takes a look at the El Dorado Hills Real Estate Market based on December 2011 sales figures. These are for all property types (REO, Short Sale, and Traditional) combined. The month of December was hot for El Dorado Hills with buyers anxious to find homes. The first chart shows our homes for sale vs homes sold. As you can see in our El Dorado Hills Real Estate Market inventory has dropped dramatically since September.
