When in Fair Oaks CA - Watch Out for the Chickens - 02/29/12 08:03 PM
It always puts a smile on my face when I go through the town area of Fair Oaks and see the chickens. These two guys in the top picture were not the least bit afraid of my car. I even honked! I finally had to drive around them. So when you're in Fair Oaks CA - drive slowly and Watch Out for the Chickens! _________________________________________________ I am a REALTOR® in El Dorado Hills with Lyon Real Estate. Short Sale Update - 02/29/12 10:24 AM
Short Sale Update One of the things I love about where I work is the training! Yesterday, we had a Short Sale Update, from our Director of Training at Lyon. He also works short sales so shares his personal knowledge of them as well as what he learns from other agents and trainings. Here are a few tips that I learned: * Chase has an Outreach Program where they offer cash to sellers to do a short sale. I can be quite significant it has to be initiated by them. Advise your Chase sellers to open

NAR Should Know - Real Estate is Local - 02/23/12 10:44 PM
NAR Should Know - Real Estate is Local Granted the last 5 years have been tough on the real estate market but NAR Should Know - Real Estate is Local. I have been preaching that "Real Estate is Local" from the get go as I hear stories from my clients about something they heard on the news or read on the internet and it really doesn't pertain to our local market. I have blamed the media but NAR (the National Association of Realtors) should know better. NAR should know real estate is local yet I saw an article just today about how

Keeping Home Owners in Homes They Can't Afford is NOT the Answer - 02/23/12 10:07 AM
Chris Ann Cleland says all too well what many of us are thinking and feeling with the constant efforts to correct "the subprime lending fiasco". Where does it all end? Thanks Chris Ann for your insight! Comments have been disable so you can give your feedback directly to Chris Ann. Via Chris Ann Cleland, Associate Broker, Northern VA (Long & Foster REALTORS®, Gainesville, VA): Keeping Home Owners in Homes They Can't Afford is NOT the Answer Our national housing market is still a wreck from the subprime lending fiasco. Are Short Sale Banks Hurting Themselves? - 02/22/12 08:30 AM
Are Short Sale Banks Hurting Themselves? Are Short Sale Banks Hurting Themselves? In analysing our El Dorado Hills home sales data, I have to believe that they are. When short sales first hit the market in El Dorado Hills they were equal to regular home sales as far as price per square foot. Over the last four years however, they have continued to drop in value and as evidenced by the graph below by a significant amount between January 2011 and January 2012. They are very close to prices REO homes are getting and they still have to pay junior lien holders

My Hairdresser Said I Should Offer 60% Of List Price. - 02/14/12 10:01 PM
Has Jared Christiansen ever hit the nail on the head with this post. Luckily his buyer came to her senses and listened to him but how many times does this happen to you? Buyers act like it is a one of a kind product that you only need worry about the price for it. They don't consider location, size, market, condition which differs greatly from one house to the next! Great job Jared!!! Please remember to visit the original blog and give credit where credit is due! Finally Have Short Sale Approval - 02/13/12 11:23 PM
Finally Have Short Sale Approval After two months waiting for approval on a home the listing agent proclaimed "short sale was approved at -----$230K", we finally have short sale approval; officially! It's off to the races though as we only have 28 days to close. I know this is hard for many home buyers dealing with short sales. They wait for what seems like forever. Now we finally have that long awaited for short sale approval, and they have to hurry, hurry, hurry to meet the banks closing date demand. Human nature in me would be right there with my

My Rock Garden - 02/02/12 11:03 PM
My Rock Garden On the walkway to my front door, you pass what may look like a rock drain at first glance, but if you look again, you will actually see my rock garden. Some of the rocks in my garden have been with me since I was a little girl and some I acquired when my kids were little but all are beautiful and together hold special memories. Growing up, my father was in road construction. He started the collection that today rests in my rock garden by bringing me cool rocks he would find. I use to keep them in different

Wordless or Wordy Wednesday - Red Sky at Night Sailor's Delight - 02/01/12 09:56 PM
This is more like a Wordy Wednesday for me! I can't see a red sky without thinking of my grandma. She had a saying - Red sky at night, sailor's delight. Red sky in morning, sailors take warning. Here's an explanation of that from the Library of Congress: Red sky at night, sailors delight. When we see a red sky at night, this means that the setting sun is sending its light through a high concentration of dust particles. This usually indicates high pressure and stable air coming in from the west. Basically good weather will follow. Red sky in
