USDA ALERT - Changes coming. Please see below. Looks like NW Ohio, with the exception of Walbridge, will not be affected by the changes to USDA eligibility. For those not in the know, USDA loans are 100% financing for buyers (buyers can ask sellers to pay their closing costs and roll into the mortgage the downpayment.) These loans are only available for homes for sale in eligible rural areas. Many areas in NW Ohio are eligible. There is limited funding for these loans, so first come-first served.

Heatherdowns Community Block Watch Meeting is scheduled for Monday August 20, 2012 at St. Andrew's Church on Heatherdowns Blvd. in Toledo OH. 6:00 - 7:00 pm. I plan on attending. Hopefully there will be no distressing news on neighborhood break-ins or car thefts. For years I never locked my home, but the last two years I lock it up tight. Not because the neighborhood is declining, but simply because better safe than sorry. Murals have been painted on numerous building facades and building wall sides between South Avenue and The High Level Bridge. I recently won a contest on ActiveRain. There was photo of a bunch of monkeys in a tree and my winning caption was "Honey, why are we still living in a tree with your parents? There's never been a better time to buy a house!" Of course my caption created a chuckle, but the truth is that caption is the absolute TRUTH in today's housing market. Sales of single-family homes reported in May by the Toledo Board of REALTORS totaled 706, the highest figure yet this year! This was as increase of 20% compared to May 2011. The Northwest Ohio area has now experienced monthly increases in sales for the last 5 months. Sales volume generated by May's activity totaled $874 million, leading to an average sales price of $110,737. This represented an increase of 8% compared to last May.
