It dawned on me recently that many homeowners who are considering a short sale for their home, most likely think they can't "afford" to hire me as a full-service brokerage to market their home. There could be nothing further from the truth! The truth of the matter is that the homeowner is not the one paying out the commission. In most cases the lender is the one who pays, because of the simple fact that the lender has to approve an offer and what the bottom line is. I have several listings right now that are older homes - remodeled and then put on the market, hoping for a higher offer than they might have gotten before the remodel.
Therein lies two problems.
1. Problem One: Over-improvement.
2. Problem Two: The general public's perception of today's real estate agent's job description.
The definition of over-improvement is simply that the improvements done on a home can not be recouped through a sale.

According to the Toledo Home Builders Association, the following are statistics for 2007 (January through November) vs 2008 (January - November) for new construction single family housing (a full year-to-date analysis will provided when December's numbers are in):
Lucas County*2007 - 2592008 - 151
Wood County2007 - 782008 - 60
City of Toledo2007 - 2562008 - 166
These statistics reflect a decrease of 41% for Lucas County, a decrease of 6.9% for City of Toledo, and a decrease of 35% for Wood County.

I've never been a big fan of Power Point Presentations, especially for my own listing presentations, but once I turned it into a video and spiffed it up, I think I've changed my mind. I certainly wouldn't depend on YouTube for the whole shebang, but it might just turn into a big part of the initial package - and cheaper! Anybody else using YouTube for more than just listing tour videos? Send me the links - I'd love to check them out!

For all of us night owls and internet junkies, new studies have indicated that its good for us to be surfing the net at all hours of the day and night!
