89th Day In Old New Castle Re-Enacts Real Estate Transfer in 1682

This Saturday, May 18, 2013 will bring back another trip in time, when the oldest house and garden tour in the United States returns for the 89th time in Old New Castle, on the Delaware River. A Day in Old New Castle is presented by Immanuel Episcopal Church on the Green, in the center of this historic town.

One thing I always look forward to is the Town Crier announcing the arrival of William Penn, who first set foot on what is now U.S. soil in 1682 in New Castle. Penn and the Crier travel around town re-enacting the "Livery of Seisen," an ancient conveyancing ceremony presenting Penn with a porringer of river water, a twig, and a piece of turf. Last year I was helping greet visitors to the Amstel House, as I will again this year, when Penn came through. Being a very tall gentleman with his tall, square buckled hat, he had to duck to get through the doorway! Click on the link above for more information about a Day in Old New Castle.

Train Day at Grand Central Terminal

Last Saturday was National Train Day and a fellow Friends of the Furness RR District Board member and I traveled (compliments of Amtrak) to New York City to see the Grand Central Terminal, which is celebrating its 100th birthday this year. It is quite a grand space, and it was ironic that to travel to NYC on Amtrak, we had to arrive in Penn Station, a dark hole in the ground, and take the subway (albeit on a special 1950's train) to Grand Central (note the subway tiles above the picture of the Terminal). The place is beautiful, but there were so many train buffs that the line was said to take over 2 hours to traverse, and another board member who got there later said the line was closed. All the fuss was to see a series of antique train cars, a few of which we saw from a side track. But not to worry, there were plenty of museums to see which kept us busy the rest of the day!

Bellefonte's Arts Scene is Lively

Funky, funny little Bellefonte! With a population of 1193 and a land area of .18 square miles, it’s hard to imagine it as an arts, antiques, and “eclectica” hot spot, but it is. Situated a stone’s throw from the Delaware River between the northern edge of Wilmington, Delaware and the Pennsylvania State line, this incorporated town is a popular place for first time buyers as well as those who have lived there for generations.

A visit to Brandywine Boulevard finds Bellefonte Arts at number 803 getting ready for a special exhibit, with new work showing up in time for the Art Loop on the First Friday of each month . One of the two small rooms of the gallery finds displays that can be rolled to the side for art classes. Further information on classes and exhibits is available or check the Facebook page for Bellefonte Arts.

Across Brandywine Boulevard at number 800 is Eclectica, (bottom left and right and top left above), which, true to its name, has jewelry, scarves, soaps, and tchochkes for a wide range of tastes. You can check out their Facebook page for more information. I did learn that they are open Tues., Weds. and Fri. 11-5:45 and Thurs. to 4:45. (302-888-1824)

The Bellefonte Cafe at 804 Brandywine Boulevard is also an interesting place with a highly recommended menu and live music . For a schedule of music performances, check the Bellefonte Cafe Facebook page.

Open 8 months a year (except July, August, January and February) is Garages aux Trois (formerly Sacks Thrift Avenue) with an assortment of second hand clothes and accessories. Located on Brandywine Boulevard behind Eclectica in 3 former garages (no heat or a/c, thus the seasonal limitations), Garages is open Thurs.-Fri. 12-6, Sat. 12-5, and Sun. 12-4.

Realtor® Goes Wild On D.C. Mall

I couldn’t help it, really!! A bus trip with the Delaware Art Museum docents to Washington, D.C. to see the Pre-Raphaelite art exhibit at the National Gallery of Art afforded me a chance to visit old and new friends on the National Mall.

Yes, I eventually ended up seeing the Pre-Raphaelites ( some of which were loaned by the Delaware Art Museum), but I had a list of other things I wanted to see. There were old friends like the Peacock Room decorated by Whistler, and new discoveries such as the Korean Ceramics and Chinese mirrors at the Freer Gallery of Art.

There were all the Air and Space wonders such as the lunar lander, Saturn rocket, and Piper Cub. And yes, the American History Museum’s star, the Star Spangled Banner (moved since I last saw it to a darkened gallery). There were new discoveries such as the Butterfly Garden, an elegant space with lovely flowers and a pond (no butterflies yet seen). And the National Gallery of Art, with its lovely rotunda and dizzying number of galleries in which I kept getting lost, now has an outdoor sculpture garden and large pond with water jets and seating all around. And don’t forget the Washington Monument, just recently completely scaled by scaffolding to repair the earthquake damage from 2011.

Since I am not a museum docent, I didn't have to study the Pre-Raphaelite art by Rosetti, Millais, and company to explain it to visitors to the Wilmington Museum. I am just one former Art History major free to follow my heart and dash to and fro for 5 hours soaking up the treasures of Washington, D. C. I highly recommend visiting the Delaware Art Museum in Wilmington to see the Bancroft Collection of Pre-Raphaelite art and all the other types of art, contemporary and otherwise in this Wilmington treasure.

On Saturday, May 11, 2013, Delaware Governor Jack Markell will welcome King Carl XVI Gustaf and Queen Silvia of Sweden, together with Finland's Speaker of the Parliament Eero Heinäluoma, to Fort Christina National Historic Landmark for a Jubilee Day landing ceremony commemorating the 375th anniversary of the establishment of the first Swedish settlement in America. Named Fort Christina after the then 12-year-old queen of Sweden, the settlement was established in 1638 by a group of Swedish and Finnish colonists from the ships Kalmar Nyckel (below) and Fogel Grip who landed on a natural wharf of rocks on what is today's Seventh Street Peninsula in Wilmington, Del. The fort was located somewhere nearby. Activities that will take place at the landing ceremony include the arrival of the Kalmar Nyckel, a re-creation of the ship that brought the Swedish and Finnish colonists to Delaware. After disembarking on "The Rocks," dignitaries will participate in a ceremony, followed by a walk to Old Swedes Church which was completed in 1699 by the descendents of the original Fort Christina settlers. For tickets to the landing ceremony, for information on other Jubilee Day events, and for additional 375th anniversary activities, go to the New Sweden Alliance website.

Longwood Gardens Tulips Dazzle

Longwood Gardens was beautiful today. We arrived when it opened at 10 a.m. and by the time we left around 1 p.m., the crowds were pouring in. It was great weather, the sun was shining, and the tulips were in full bloom.

It is amazing that whole beds of tulips will turn into beds of summer flowers next month. The pots that hold the tulips will be removed and something else will appear. Of course, I could do the same thing with my garden if I had a cast of thousands and unlimited greenhouse space (!)

Bleeding Hearts Brighten Up This Short Sale Property

Bleeding Hearts, otherwise known as Dicentra, caught my eye as I waited for clients to show up for an appointment to look at a short sale property in a wooded area.

This was a second showing for this reproduction historic home, but we knew the property was already under contract and had been given the results of a home inspection that showed the property needed a whole lot of help. The buyers had brought their contractor to look at it. While he decided it was not as bad as the report purported, I didn't hold out a lot of hope, since there was already a back-up offer plus an unknown number of letters of intent. We went on to look at several other properties, one of which showed a lot of promise, but I just could not forget the Bleeding Hearts.

Earth Day is April 22 but Delaware Nature Society is kicking off the celebration early, with an Earth Day Festival on Saturday, April 20 from 11 a.m. to 3 p.m. This free, family oriented event takes place onWilmington's riverfront, at the DuPont Environmental Education Center located at the Russell W. Peterson Urban Wildlife Refuge (right).

One of the highlights of last year's festival was canoeing down the Christina River. Free, short canoe trips are back this year, as well as kayaking, sponsored by Eastern Mountain Sports of Newark. You also can catch fish and aquatic insects with nets, join a guided nature walk in the marsh, and try to spot the ospreys on their nesting platform. Kids of all ages will love the live animal shows, face painting, and storytelling. Plus, everyone will enjoy live music, craft demonstrations, and the chance to meet green living exhibitors.

Can an FHA 203k loan be used for a refinance?

This is a great idea if you are staying in a home or getting ready to sell and need a new roof or another critical element.

Can an FHA 203K loan be used for a refinance project? The short answer is absolutely yes. Is a couple scenarios that we're seeing prevalent in today's marketplace.

1) first scenario is that you as a Realtor may have sold a home to somebody that needed work. It wasn't quite the house they wanted but they felt they could get by with it and fix it over period of time. You and I both know that won't likely happen. This family likely has a life and life goes on. In the hustle and bustle of everyday life you have to decide what will get done and what won't it done and quite often the home doesn't get repaired as quickly as everybody had hoped or thought it might be.

This is ideal for a FHA 203K refinance project. The owners of this home can refinance and get the money to repair appear the home all-in-one low interest loan. This is what we specialize in and were finding more and more situations like this exist than you might think. If you sold the home recently any time within the less several years you may want to touch bases with those people and see if they were able to get that home fixed the way they wanted. If not you might suggest the FHA 203K as a way to do that. If they have any equity in this home at all they likely won't have to come out-of-pocket for any costs and fees. Remember FHA is only 3 1/2% down payment so if they have equity equal to that, they may not have to come out-of-pocket.

2) second scenario we see is that you just sold at home to them a couple months ago or less and it needs work. If we refinance that home into a 203K within six months of the original close of escrow we get to count the money they put down originally as money they now have in this project and again we could very well refinance with no more money out of their pocket and get the money to make all the repairs they need.

3) third scenario is that the home has been well used over a long period of time with very little maintenance or upgrades. The owners have opted to repair and update their home rather than sell it and move. Again this home likely has equity and we might be able to refinance with a 30 year fixed-rate and get the money to renovate the home all in one low interest loan.

4) forth scenario is a family inherits a home that needs lots of work. There's a couple choices, one being if some member of the family is going to move into the house they can do an FHA 203K refinance and get the money to fix it up all in one low interest loan. If all they want to do is fix this home and get the top dollar for it they might consider a Fannie Mae HomeStyle loan which allows investment properties and second homes to be refinanced and renovated in a low interest loan program.

In any case both of these renovation loan products are viable alternatives to purchasing already fixed up homes and quite often leave considerable equity for the owner.

Swedes and Finns Share A Celebration of 375 Years in Wilmington

Help promote our wonderful Delaware Valley Colonial Heritage Day on Saturday, April 13th, 2013, from 11AM to 4PM at Fort Christina Park, 1122 East 7th Street, Wilmington, Delaware, 19801. This is thought to be where the first Swedes and Finns stepped on shore in 1638 after traveling here on the Kalmar Nyckel (below is the reproduction of the Kalmar Nyckel berthed in Wilmington) and the Vogel Grip. Fort Christina was built in this area.

This year we will be celebrating the 375th Anniversary of the New Sweden Colony. The goal for Colonists' Day is to provide a venue where local, regional and National organizations and museums can network and celebrate the Delaware Valley's colonial history. The Swedish and Finnish embassies have announced that King Carl XVI Gustaf and Queen Silvia of Sweden and the Speaker of the Finnish Parliament, Eero Heinalouma will visit Delaware in May to help celebrate this anniversary and break ground for an archeological dig to find the original fort.

New Sweden Colony, from the beginning, was a multi-cultural community with Native American, Swede, Finns, Dutch, German, African and other ethnic groups: the very foundation of the multi-cultural nation we have become. This group wants to tell the story of the original colony of New Sweden, and the role the Swedes and Finns, and their descendants played in the founding of America by working side by side with other cultures (and maybe cooking up some tasty vittles, right).

They established good relationships with the Lenape tribe, functioned as the Swedish Nation during Dutch occupation of the Delaware Valley, assisted in the establishment of William Penn's city of brotherly love, fought to gain our independence and continue to play a vital role in the development of America.

Delaware's March Figures Reflect Cool Weather, Attitudes, My Gas Bill

Above is the market report for New Castle County for March, 2013. As you can see, listings are down from a year ago, as are closed sales, with March sales and pending sales dropping to about 10% below last year at the same time.

So here's my experiment. My house is heated with gas, so I went online and looked at energy usage for March 2012 vs. March 2013. In 2012, I used 91 cubic feet, and in 2013, 177 cubic feet. Almost double!

My conclusion? And what does my gas bill have to do with the real estate market? I think people are stressed out paying their heating bills. I think they are waiting until the market hits bottom (and the only way they will know it's the bottom is after it heads upwards again). Everyone is pinching their pennies. I have a seller who is worried that when she sells her home to downsize, she won't be able to afford that condo or townhouse. What I try to stress is that the owners of that condo or townhome are in the same market and under the same downward price pressure. So, logically that price should also be feeling the pain.

And good news for sellers--listings are down 11% for the year to date, so buyers are having a difficult time finding a home that meets their needs and desires. What this means is that when priced correctly, homes should sell quickly!

Preservation of Slate Roofs - Hints from the National Park Service

Slate is one of the most aesthetically pleasing and durable of all roofing materials. It is indicative at once of the awesome powers of nature which have formed it and the expertise and skill of the craftsman in handshaping and laying it on the roof. Installed properly, slate roofs require relatively little maintenance and will last 60 to 125 years or longer depending on the type of slate employed, roof configuration, and the geographical location of the property. Some slates have been known to last over 200 years. Found on virtually every class of structure, slate roofs are perhaps most often associated with institutional, ecclesiastical, and government buildings, where longevity is an especially important consideration in material choices. In the slate quarrying regions of the country, where supply is abundant, slate was often used on farm and agricultural buildings as well.

Because the pattern, detailing, and craftsmanship of slate roofs are important design elements of historic buildings, they should be repaired rather than replaced whenever possible. The purpose of this Preservation Brief is to assist property owners, architects, preservationists, and building managers in understanding the causes of slate roof failures and undertaking the repair and replacement of slate roofs. Details contributing to the character of historic slate roofs are described and guidance is offered on maintenance and the degree of intervention required at various levels of deterioration.

The relatively large percentage of historic buildings roofed with slate during the late nineteenth and early twentieth centuries means that many slate roofs, and the 60 to 125 year life span of the slates most commonly used, may be nearing the end of their serviceable lives at the end of the twentieth century. Too often, these roofs are being improperly repaired or replaced with alternative roofing materials, to the detriment of the historic integrity and appearance of the structure. Increased knowledge of the characteristics of slate and its detailing and installation on the roof can lead to more sensitive interventions in which original material is preserved and the building's historic character maintained. Every effort should be made to replace deteriorated slate roofs with new slate and to develop an effective maintenance and repair program for slate roofs that can be retained. Tiptoe to the Tulips is a good name for the map ofor the events to take place in Lewes, Delaware April 11-13. The Lewes Chamber of Commerce is partnering with Lewes in Bloom, The Lewes Historical Society, Lewes Parks & Recreation Commission, the Zwaanendael Museum and the Historic Lewes Farmers Market to present the fourth annual Lewes Tulip Festival. My Easter Walk at Winterthur Gardens

After church today, I went walking through the gardens at Winterthur Museum outside of Wilmington. It was windy and overcast, but the plants were trying really hard to bloom. Here is a Korean Rhododendron and a Flowering Quince. I expect it will be another couple of weeks before we see more action from these shrubs at Winterthur!

Car 54, Where Are You?

Wandering through the Greenberg Toy and Train Show at the Wilmington Riverfront the other day (having started out at the loading dock area where exhibitors entered) I was surprised to see these 2 police cars in the lobby area.

It was like a blast from the past! I probably was not living in Wilmington when these 2 cars from the State Police and New Castle County Police were on the streets, but I saw similar cars in other towns. A phrase popped up in my head, “Car 54, Where Are You?” This was a 1960’s TV show from back in the days when I did not have a TV, but Google supplied me with some details. Sounds to me now like it was a dumb show, but looking at shows from that period were of a more innocent past. I do remember growing up with “Ozzie and Harriet,” but that 20 year period without a TV makes me ignorant of some cultural references. Laugh at me if you wish--I’ll join you! I am much better at recognizing style points of houses of this period--as a matter of fact I live in one of them!

Greenberg Train and Toy Show Comes to Wilmington This Weekend

Through my work as a member of the Board of Directors of the Friends of The Furness Railroad District in Wilmington, I am again going to be working Greenberg's Train and Toy Show this Saturday morning.

This is taking place this Saturday and Sunday, March 23 & 24, 10-4pm at the Chase Center on the Riverfront in Wilmington. I took the picture below of fellow Board members at last year's show.

Hey--Spring Starts Tomorrow, Weatherman!

You never know with plants--are they going to bloom early this year, or will it be a late spring? Will they listen to the Groundhog?

Well, the weather has not been too nice the last week, and at one of my listings we have a contractor waiting to replace a section of sidewalk upheaved by tree roots. All he could do yesterday in the drizzle and wet snow was to remove the offending roots and wait for the sun to shine. It's been almost down to freezing for the last few days! Didn't they listen to Punxsatawney Phil? I checked his website, and it says there will be an early Spring! What does he know, hiding in some hole in Pennsylvania (or being kept in some expensive hotel with room service).

The Hellebores in my garden have been slackers this year. Sometimes they bloom in January, but not this year--and we didn't even have enough snow to shovel this year. Anyway, there are some Hellebores open today, enjoying the sun after a morning drizzle. Prima Donnas, I would call them, but can't we say that about a lot of flowers? They will do what they do when they want to do it, and there's not a lot we can do about it (save building greenhouses).

Latest Survey Says "Real Estate Is Back"-East Coast Says Not Quite

Now, let's look at New Castle County, Delaware, year to date 2013.

February looks a little dismal, doesn't it? Prices up .3%, but January helped bring year to date prices to 9%. I did see some houses go for about 10% more than they were going for a year ago in January, but things have cooled off in March, as seen from my perch. OK, so we are hoping April showers will bring May flowers and more buyers and sellers come out of hiding. If not, I may fall off my perch!

The March Bank at Winterthur and Koi Fry

Winterthur Museum and Gardens opened March 1, and today was my first visit this year. Of course, the March Bank is a must-see this time of year. The hillside is covered with dainty snowdrops with their nodding white blooms and the winter aconite sporting its ruffle-like collar and cheery yellow flowers. Among this sea of bulbs, we find patches of adonis with ferny foliage and yellow flossoms.

Signs of life are all around, from the Canada Geese on the ponds to the koi fry which have recently hatched. Children are playing in the witches’ hut in the Enchanted Woods, and the occasional walkers are taking in this first really spring-like day with temperatures in the 50's. To confirm it's almost spring, we all have to remember to turn our clocks forward tonight before going to bed (I don't know anyone who actually gets up at 2 a.m. to change them).

Philadelphia Flower Show Is Truly "Brilliant"

Had it all figured out--get the tickets ahead of time at a local store to save $5, print out a list of parking garages in Philadelphia from the Flower Show website to find the best price, and it all worked out!

The theme of this year's Philadelphia Flower Show was "Brilliant!" with a definite British edge, welcoming all with a floral rendition of the gates at Buckingham Palace.

There were a few "dark" spots, starting with the Jack the Ripper theme (top) with dead roses hanging down, and several references to rain and fog. But then cottages and flowers were very strong, along with a Midsummer Night's dream. There was a display of the crown jewels (all made of plant material), and a cricket pitch (of course!). There were a couple of yellow submarines, and a digital Big Ben loomed over the Convention Center (over 500,00 square feet of displays) which morphed into a singing and dancing show including Monty Python-type cartoons and Beatles songs on the hour.

In the category of "Shop windows", the blue ribbon winner was made of floral "fascinators," and pictures of hat and fascinator wearing Princess Diana, the Queen Mother, and of course, Catherine, the Duchess of Windsor or Kate. Quite evident were the women who attended a workshop to make their own "fascinators". The results were either crazy, wild, silly, or cute, depending on your viewpoint.
