Tonight is the first of four days of the 25th Annual Clifford Brown Jazz Festival on Rodney Square in Wilmington, Delaware. This picture is from the 2012 Festival (Steve Wilson group with Strings). I have been attending this great gathering from the beginning, when it was held on the riverfront behind the Hercules Building, and when Brown’s widow attended. This year they have shortened it from Monday to Saturday to Wednesday to Saturday. With a new mayor in office, it will be interesting to see if the City will take that money they saved by shortening the Festival and

Comparing prices from April 2013, we can see that median prices have risen in New Castle County, Delaware. While the April median was $187,500, it was $193,275 in May. While residential inventory in April was 2278, the following month it went up to 2374. For single family detached homes, inventory grew from 1353 to 1421. Last night, at an "Evening in the Garden" the Friends of Goodstay Gardens in Wilmington celebrated 20 years of being faithful stewards of this Wilmington area garden gem. The peonies and irises were in full bloom, so this festive evening with a silent auction and heirloom plant sale brought out members of the original steering committee (including ardent conservationist Sidney Craven) and supporters from all over the Wilmington area. Above is the market report for New Castle County for March, 2013. As you can see, listings are down from a year ago, as are closed sales, with March sales and pending sales dropping to about 10% below last year at the same time. So here's my experiment. My house is heated with gas, so I went online and looked at energy usage for March 2012 vs. March 2013. In 2012, I used 91 cubic feet, and in 2013, 177 cubic feet. Almost double! My conclusion? And what does my gas bill have to do with the real estate

Winterthur Museum and Gardens opened March 1, and today was my first visit this year. Of course, the March Bank is a must-see this time of year. The hillside is covered with dainty snowdrops with their nodding white blooms and the winter aconite sporting its ruffle-like collar and cheery yellow flowers. Among this sea of bulbs, we find patches of adonis with ferny foliage and yellow flossoms. Signs of life are all around, from the Canada Geese on the ponds to the koi fry which have recently hatched. Had it all figured out--get the tickets ahead of time at a local store to save $5, print out a list of parking garages in Philadelphia from the Flower Show website to find the best price, and it all worked out! The theme of this year's Philadelphia Flower Show was "Brilliant!" with a definite British edge, welcoming all with a floral rendition of the gates at Buckingham Palace. There were a few "dark" spots, starting with the Jack the Ripper theme (top) with dead roses hanging down, and several references to rain and fog. But then cottages and flowers were

As you can see from the chart below, listing inventory for the first month of 2013 in New Castle County, Delaware was down by one third from the same period one year ago, reflecting the reluctance of sellers to jump in the listing pool until they perceive prices as rising. The good news is that the median sales price is up almost 15% over the same time last year. Average days on the market were down almost 12% during this period, indicating the general improvement in market conditions. For a slice of Delaware history, consider the historic Henry Webster House at 4311 Marlowe Road, Wilmington, Delaware. This 4 bedroom, 2 bath stone home was built for Henry Webster and his Swedish wife, Sarah Stedham, between 1760-70, calculating by his wedding in 1755 at Old Swede's Church in Wilmington, and the basement joists, which are made of trees, an early construction method, not milled lumber. The first mill on the Shellpot Creek, built in 1662, was owned by Jouse Andriaesen, called Herring Rocks. It later became part of the William Sellers estate, which is just down the road

The year-to date figures on Southern Chester County, Pennsylvania are not exactly good news for home sellers. Although October 2011 showed 55% more closed sales than last year, the pending sales were down 12%, which shows the brakes have definitely been hit.Now that we are in between holidays, only the most serious buyers are looking, so we can hope that they will call their Realtor and start making appointments! September was a volatile month in Southern Chester County, Pennsylvania real estate. The number of new listings dropped dramatically, as did closed and pending sales. Although days on the market were up nearly 13% for the year, they dropped just over 2% for September, which is a slight bit of good news. Another bit of good news for the month was that although the median sales price fell almost 5% for the year, in September, the median sales price was up almost 7%. What this says to me is that this could just be some of the higher priced homes
