kent county: Big City Lawyers vs. Nascar in a Small State - 04/10/12 07:28 AM

While listings across the line in New Castle County were down 11.5% in March, those in Kent County were down 22%. However, closed sales were up almost 43% to the north, Kent saw closed sales at a still healthy 38.6%. Pending sales were at almost 29% in Kent, they were just under 20% in New Castle.
Because of the higher populaltion numbers in New Castle County, which contains the State's largest city, Wilmington, the total numbers are much higher there--with 1105 closed sales in 2012 so far, while Kent County was at 292 closed sales at the end of March.

Kent County Delaware is following the trend set in previous months in this real estate market report for January, 2012.  Listings were up 24%, while pending sales were up almost 83% over the same period in 2011.  As in the previous month, median sales prices continued to stay around 15% lower than the figures from a year ago.  Total inventory is down 10% and average days on the market are down around 5%.   So if you were hoping that your Kent County, Delaware home has a good chance of selling now, the answer is a conditional "yes."  … (0 comments)

kent county: Market Report on The Impact of Short Sales and REO's On New Castle & Kent County, Delaware - 01/11/12 09:09 AM

 
Year-to-date (December 2011), close to one in four listings in New Castle County closed as a short sale or bank-owned property, and one in three in Kent County.  Above, we see the figures for December alone, and below we see the figures for  2011 as a whole. The biggest difference between New Castle and Kent Counties is that 15.5% of REO or Bank-Owned properties settled in NCCO, while 22.6% closed in Kent.  Short sale figures are almost identical, although the more populous northern county handled almost four times as many individual properties. .

kent county: Kent County Delaware Market Report - 12/20/11 03:30 AM

In Delaware, there are distinct differences between the 3 counties. Here, we see Central Delaware's Kent County's report for November, 2011, and the year to date changes.  Where New Castle County (the northernmost county in Delaware) showed a median sales price drop of 9%, Kent showed a 10.5% drop.
However, in contrast, while NCCo showed an average days on market for the year to be up 23%, Kent only showed less than 4% more days on the market.  In November, the single family detached inventory was down 14.5% in Kent, NCCo showed a 17.5% drop.  So we know all real estate … (0 comments)
