The time is here to find out what happened in Southern Chester County PA in May, 2014.  As you can see, new listings and closed sales compared to the previous May are up, but for the year, it's in the negative range. Pending sales are also lower than the same period in 2013.
 

 
The median sale price is up a tiny bit, and days on the market are down almost 35% compared to the previous May. Which all goes to show that anecdotally, you can't depend on what you see!  A friend keeps telling me she is seeing … (2 comments)

market report: Are Markets in Delaware Doing Better Than Those In Chester County PA? - 03/06/14 04:41 AM
A stiff breeze from the north brought snow and a rising market for Home Sales in Southern Chester County, Pennsylvania in the last quarter.
The good news is that the average home sale price was up almost 7%.
However, as in many places across the country, the number of homes for sale was down about 12%.
The months' supply of houses was down 22% over the same period in 2012, explaining why buyers are anxiously waiting for homes to come on the market.

The numbers are in for May of 2012 real estate activity in New Castle County, Delaware. While not as many new listings have come on the market, closed sales are up 21% over a year ago. This has been reflected in competitive bidding we have seen recently for homes that are well-priced and in a condition that is appropriate for the price. market report: Big City Lawyers vs. Nascar in a Small State - 04/10/12 07:28 AM

While listings across the line in New Castle County were down 11.5% in March, those in Kent County were down 22%. However, closed sales were up almost 43% to the north, Kent saw closed sales at a still healthy 38.6%. Pending sales were at almost 29% in Kent, they were just under 20% in New Castle.
Because of the higher populaltion numbers in New Castle County, which contains the State's largest city, Wilmington, the total numbers are much higher there--with 1105 closed sales in 2012 so far, while Kent County was at 292 closed sales at the end of March.

Now that March is over and the reports are in, you can see that Southern Chester County is finally picking up steam!
So far this year, new listings are up 43%, and closed sales are up almost 13%. Certainly good news for sellers, although so far the median sale price is only up 2.4%, but average days on the market are down 16.2%.

Kent County Delaware is following the trend set in previous months in this real estate market report for January, 2012.  Listings were up 24%, while pending sales were up almost 83% over the same period in 2011.  As in the previous month, median sales prices continued to stay around 15% lower than the figures from a year ago.  Total inventory is down 10% and average days on the market are down around 5%.   So if you were hoping that your Kent County, Delaware home has a good chance of selling now, the answer is a conditional "yes."  … (0 comments)

market report: First Month of 2012 Market Report for Properties in New Castle County, Delaware - 02/06/12 04:08 AM

Since one year ago, real estate sales in New Castle County, Delaware, have continued the same trend which existed at the end of 2011. January listings were up almost 17% compared to one year ago. The good news is that closed sales were up more than 26% and pending sales were up twice that amount, 58%.
Another trend that continued into 2012 was that prices dropped 20%, while days on the market averaged almost 7% higher than the previous year.  An anomaly is that single family detached listings were down almost 16%, which reflects what I am seeing with sellers.  … (0 comments)

As was true in other local markets, New Castle County, Delaware had a surge of activity in December, 2011, but a year end compilation of figures  still shows a slow market. Although new listings were up 1.3% in December, they were down almost 13% for the year. The reason for this can be seen in the median sales price of $195,000, which was down 8% for 2011 overall.

First the good real estate news: Southern Chester County, Pennsylvania median sales prices for December, 2011 were up 18% over the same month the previous year. The bad news: this still left the 2011 year end median sales price at $316,900, which is 5.4% below 2010 prices.
Also, pending sales were up 25% over December 2010, but for the year as a whole, pending sales were down almost 6%. The year-end figures are in for New Castle County, Delaware real estate, and we are not surprised to see the results. New listings were down almost 13% for the year, while closed sales were up almost 18% for the month of December, but only 4% for the year. Prices were down 8% for the year, bringing the median sales price down from $212,000 in 2010 to $195,000 for 2011.

The market report for New Castle County, Delaware for November 2011 is in, and as you can see, there is good news and bad news.  Not as many people are trying to sell their homes, but of the ones who do, they have brought their asking prices down, therefore driving buyers to make successful offers. So there are about 25% more closed and pending sales than last year, but prices are down 13%.  This dive in prices is being driven by foreclosures and bank sales, which influence appraisers who are trying to determine values. The year-to date figures on Southern Chester County, Pennsylvania are not exactly good news for home sellers. Although October 2011 showed 55% more closed sales than last year, the pending sales were down 12%, which shows the brakes have definitely been hit.Now that we are in between holidays, only the most serious buyers are looking, so we can hope that they will call their Realtor and start making appointments!

market report: Cecil County Maryland September 2011 Market Report - 10/25/11 02:47 AM

Cecil County Maryland market reports show a trend that was echoed in Delaware, right across the State line. Bucking the trend for 2011, September 2011 showed that median sale prices were down 2.4%, while the number of pending sales was up 9.1%. Inventories are down, which is good, but for the year, average days on the market were up almost 20%.  Since median sales prices for the year have been down 7%, this means that  homes are lingering while sellers are lowering their prices, but not enough to satisfy buyers.

market report: A Delaware Market Report Takes Me Back To My Chicago Childhood and $.15 Bread - 10/10/11 09:37 AM
I remember when I was a child in Chicago and we paid $35 a month rent. That sounds like a real bargain now, but the incomes in the U.S. in the 1950's averaged $2992. I used to take a walk down the alley and across the "prairie" (empty lot in Chicago-speak) with $.15 clutched in my hand to buy a loaf of Silvercup white bread. The average home price in Illinois was $8646 at the time.
Those with more mathematical ability than I have figured out how current New Castle County median home prices stand in relation to  median incomes in the following table.

September home sales figures show that although the number of listings is down from the same time last year, the number of closed and pending sales are up over the same period by over 30%.
               Although average days on the market are up by almost 30%, the number for the percentage of asking price to selling price is up almost 2%.  This reflects the fact that sellers are pricing properties closer to the market value, and buyers have stepped in and actually started writing checks and signing offers. And whatever you do, don't believe Wikipedia--Brandywine Hundred is not a subdivision, but it consists of many many subdivisions.  This can be confusing to newcomers, as each new group of homes that was built in this mostly post-WWII area has a new name. Of course, some of the old farmhouses still exist. And the subdivisions seem to be named for the builder, or what he destroyed to build the houses, i.e. Wood+Brook, Crest+View.

      Brandywine Hundred is an area of New Castle County, Delaware, which is defined as the area West of the Delaware River, South of the State line with Pennsylvania, East of the Brandywine River, and North of I-95 and the City of Wilmington. The area contains the Zip codes of 19803 and 19809.  The only incorporated area within Brandywine Hundred is the town of Bellefonte, which is in the 19809 Zip code.  To confuse you further, Claymont has another Zip code 19703, but is not an incorporated area.  So the folks in 19803 and most of 19809 (except for Bellefonte), list … (0 comments)

The market news is showing that August brought a 12%+ drop in median prices in Southern Chester County, but an almost 50% RISE in number of closed sales. This is reflecting what we are seeing with buyers--if the price appeals to them, they will buy. Heed this advice, sellers.

The Chatham Park between South Graylyn Crest and Chatham is looking good, although a little wet after all the rains lately. And I just thought you might like to see the map of the neighborhood.
