market reports: May Market Report for New Castle County - 06/13/17 12:26 PM
Now that the weather is heating up, it looks like the real estate market in New Castle County, Delaware, is nudging its way upward also.
New listings (which is what the buyers are looking for) are up over May of 2016 by almost 17%.  Closed transactions and those about to close are also up, about 6%.
Average days on the market are down about 8%, but the single-family detached inventory is still down 12%. So it's very much the case that buyers are online every day looking for fresh listings. And from personal experience, I can tell you that unless it's a fixer-upper … (0 comments)

The time is here to find out what happened in the real estate market in New Castle County, Delaware in May, 2014.
As you can see,we have about 5% more listings than we did the same time last year, however, closed sales are down about 8%. More good news is that our sales prices are up almost 7% over last year. The average days on the market are down 6% from 2013.

In Kent County, Delaware, stretching from Smyrna to Milford, average sale prices in the last quarter were up less than 1% over the same time in 2012.  You can compare this with neighboring New Castle County, discussed in my New Castle County blog article.
Median prices were down almost 4% over the same period.
The number of homes for sale was down 6% from the previous year.
One similarity to New Castle County is the number of closed sales, both just under 8%.

The average home sale price in New Castle County, Delaware in the last quarter was up over 3%, not nearly as strong a rise as the rate in Southern Chester County, Pennsylvania, just to the north.
Some good news is contained in the 1.2% figure, which is the amount over the list price which was received.
And why was this? Look at the next number, -10%, which is the number of homes for sale vs. one year prior.

It looks like the market is continuing to improve in New Castle County. This is great news for sellers, but buyers are finding themselves up a tree!  If they are looking for fresh and well-priced homes, there are many others doing the same thing, and there are many disappointed buyers out there. I had a buyer last week look at a house that was on the market less than a week. We wrote an offer, only to find out that the listing agent had just gotten signatures on another offer. Today I am going to compare the nearby markets of New Castle County, Delaware, and Southern Chester County, Pennsylvania, for June, 2013.  As you can see above, there has been little change in the number of new listings in New Castle County over the same period last year. For the year to date, the number of closed sales was down slightly, while since May, closed sales have been down 7%. Comparing prices from a year ago in Southern Chester County, Pennsylvania, the numbers really have improved, but that is only for the smaller number of homes that have entered the market and sold.
 As you can see from the graphs, there were fewer homes on the market this year than 2012 and 11% fewer sales. New listings were down 12% from a year ago at the same period. So, although it took 11% more days for these homes to sell, the median price in May was up to $320,000 vs. $311,000 a year ago.

Comparing prices from April 2013, we can see that median prices have risen in New Castle County, Delaware. While the April median was $187,500, it was $193,275 in May.
While residential inventory in April was 2278, the following month it went up to 2374. For single family detached homes, inventory grew from 1353 to 1421.
So there have been some ups and downs, but the good news for sellers was that the prices are moving up.

market reports: Delaware's March Figures Reflect Cool Weather, Attitudes, My Gas Bill - 04/08/13 12:34 AM
 
Above is the market report for New Castle County for March, 2013. As you can see, listings are down from a year ago, as are closed sales, with March sales and pending sales dropping to about 10% below last year at the same time.  
So here's my experiment. My house is heated with gas, so I went online and looked at energy usage for March 2012 vs. March 2013. In 2012, I used 91 cubic feet, and in 2013, 177 cubic feet. Almost double!

market reports: Kent County Delaware Pending Home Sales Down 9% for January 2013 - 02/18/13 05:56 AM
While closed sales in New Castle County, just to the north, were up almost 6% in January, Kent County closed sales were up 11%. Prices, however, showed the traditional difference between the two adjacent counties, with the more rural and small town Kent County January median prices  up 14% to $160,000, while New Castle County median prices were up the same percentage, to $193,500.

market reports: Market Report for Southern Chester County January 2013 - 02/12/13 06:27 AM
There are some interesting differences between New Castle County, Delaware and the area of Southern Chester County, Pennsylvania just to the north. While listings were down 18% in January of 2013 in Delaware, they were down over 25% in Southern Chester County. And while pending and closed sales to the north repeated the number from the previous year, they were slightly up in Delaware. 
While percentage of original list price was up 6% in Delaware, it was down a fraction of a percent in Pennsylvania. And while the median sales price stayed exactly the same from the previous year in Southern … (2 comments)

As you can see from the chart below, listing inventory for the first month of 2013 in New Castle County, Delaware was down by one third from the same period one year ago, reflecting the reluctance of sellers to jump in the listing pool until they perceive prices as rising. The good news is that the median sales price is up almost 15% over the same time last year. Average days on the market were down almost 12% during this period, indicating the general improvement in market conditions.

The numbers are in for the first 11 months of 2012 for real estate sales in New Castle County, Delaware. Even though closed sales were up almost 19% over the same time in 2011, November brought only a 3% bump in prices, bringing the median price for the year so far to a total DROP of 5%. This is in contrast to Kent County, Delaware, where the median price change for the first 11 months of 2012 was UP almost 3%. Unlike their neighbors directly to the south in Delaware, Southern Chester County is still improving at a good pace. Although the number of listings is down, closed sales for June 2012 are up 45 PERCENT! And pending sales are up almost 36% for the year to date. On top of all this good news, average days on the market are down 15% for the year to date.

If buyers get the feeling that the house they are looking for is just not on the market yet, they can understand why by looking at the June 2012  Market Report for New Castle County, Delaware. There are more than 25% less properties available to look at than there were a year ago.
And if you ask why that is, look at the median sales price--for the year to date, that price has dropped from just over $198,000 to just over $179,000.  Because of the lower prices and the smaller market to choose from, sales contracts were up almost 14% … (0 comments)

market reports: Market Report on The Impact of Short Sales and REO's On New Castle & Kent County, Delaware - 01/11/12 09:09 AM

 
Year-to-date (December 2011), close to one in four listings in New Castle County closed as a short sale or bank-owned property, and one in three in Kent County.  Above, we see the figures for December alone, and below we see the figures for  2011 as a whole. The biggest difference between New Castle and Kent Counties is that 15.5% of REO or Bank-Owned properties settled in NCCO, while 22.6% closed in Kent.  Short sale figures are almost identical, although the more populous northern county handled almost four times as many individual properties. .
