Pueblo continues to make the forclosure lists. While this makes nobody happy, it does give buyers and investors an opportunity. Pueblo is the place people like to retire to because of the cost of living. However, the economy could use a good kick. The Colorado Small Business people tell me that small and large companies both look to Southern Colorado to relocate to because of the opportunities that are here. Costs are low and employees are plentiful.

Fremont County Colorado is known for many, many things. Mostly it is known for the Royal Gorge Bridge, the Arkansas River, Dinosaurs, and prisons. But I think mostly the residents of the area appreciate the beauty. The Arkansas River Valley is surrounded by spectacular mountains, including Pikes Peak.
I grew up in Los Angeles, you’ve been there or at least seen it in the movies. Fremont county is everything L.A. isn’t. It’s quite, calm, beautiful, scenic and you don’t have to wait two hours to get a table for dinner. In fact it sometimes hard to dine out on a holiday … (3 comments)

Penrose Colorado is one of those towns that isn’t really a town. But it does have a small grocery store and it’s own post office. The Gooseberry Patch restaurant is a huge favorite amongst the locals. The Coyote Den is the Penrose answer to Starbucks. And according to the Genesis Book of records Penrose is the home of the Worlds largest Rocking Chair. It sits in front of the Apple Shed, kind of a general store, currently for sale. Once in awhile I get asked about out lying areas around Pueblo. First time visitors will often remark that Pueblo has few trees and the mountains are to far away. Depending on your perspective, this is true.
I live near Canon City and appreciate how lovely it is. It is slightly hilly and does get snow on occasion. It’s called the Banana Belt of the Rockies. Fremont county tends to get all four seasons.

Daily I get asked about:
How is using P.V.'s going to effect somebodies electric bill?
Is installing P.V's worth the additional costs? When will I break even?
How did Prop 37 really effect consumers?
My best answer is to call your local supplier of electricity. Aquila is required to furnish reversable meters upon request, Excel is not required. If you are on Excel,  Aquila MAY buy your Energy Credits. Yes, it is very possible to go completely off grid, but if the power company is required to buy your energy from you why would you want to be completely off grid? And what … (0 comments)

The article below will have an effect on all residents and land owners in Pueblo West. This article is what started the rumor about the sewer running up to the north side to include some (not all) of the commerical and R5 lots. The fire station and the increased tap fees will no doubt have an effect on land prices.

Water is key to everything with out it, well, you’re in trouble. In the West this has been an important issue for years and years. Cities argue with farmers, and farmers battle the ranchers. We all need it and we all think we are entitled to it.
 Notice was given that the water tap fees in Pueblo West are going up!!! The exact date of the rate hike has not been determined but will happen before the end of the year if not sooner. The new tap fees are going from $6,883 to $13,023.58. The sewer fee is going from $ … (0 comments)

Jill has given up the corporate life and wants to stay home with her kids more. She told me at our last networking meeting that she just finished earning her SECOND car! And she and her husband just got back from a nice vacation with the kids.

When I have out of town buyers come I usually take them on ‘the tour’. Most people who whiz by on I-25 see very little of Pueblo. We have the old CF&I steel mill on the freeway, that’s what gets noticed. But like most places if you take the time to get off of the freeway you will discover a towns special surprises.

The yards are ususally, but not always left sparce. Leaving the yards natural adds to the look.  In Pueblo West it looks like these -

What real estate bubble? Colorado Realtor magazine released statistics for the first six months of 2006.
State wide 2005, there were 38265 houses sold,
State wide 2006, there were 38328 houses sold or .09% increase.
The average price for 2005 was $209996
The average price for 2006 was $230128 or a 10% increase.
The numbers were surprising for Pueblo. Not at all expected.
In 2005, 1216 were sold for an average of $117,310
In 2006, 1304 were sold for an average of $124,244 or a 7% increase

Today was the Grand Opening of the GemStar Passive Solar Home in Pueblo. We were fortunate to be apart of the Southern Colorado Renewable Energy Society National Tour of Solar Homes.
We decided to make a it a Carnival atmosphere, we invited a dozen vendors to come and set up booths. A local impressionist who sings Ballads came and entertained all day. There were balloons tied to anything we could tie them too. And we took donations to the local bird sanctuary.

In my opinion, people use the phrase ‘Thinking outside the box’ all to often. But what I think it means is being proactive. Are you proactive or reactive? Most Professionals and people who work for themselves have to be proactive to stay ahead of everybody else. If we weren’t thinking ahead or proactive we would be sitting in our offices ringing our hands. But daily most of us try to ‘think out of the box’.

Every year Pueblo has a ‘Parade of Lights’ the Saturday after Thanksgiving. Last year the Pueblo Association of Home Builders had a float with a theme of ‘Home for the Holidays’.
