Buyers Market in Colorado - 10/27/06 12:09 PM
Pueblo continues to make the forclosure lists. While this makes nobody happy, it does give buyers and investors an opportunity. Pueblo is the place people like to retire to because of the cost of living. However, the economy could use a good kick. The Colorado Small Business people tell me that small and large companies both look to Southern Colorado to relocate to because of the opportunities that are here. Costs are low and employees are plentiful. The saying goes buy low and sell high. This list below should give people something to think about. And it's nice to see Colorado on (2 comments)
Fremont County Colorado - 10/26/06 07:43 PM
Fremont County Colorado is known for many, many things. Mostly it is known for the Royal Gorge Bridge, the Arkansas River, Dinosaurs, and prisons. But I think mostly the residents of the area appreciate the beauty. The Arkansas River Valley is surrounded by spectacular mountains, including Pikes Peak. I grew up in Los Angeles, you’ve been there or at least seen it in the movies. Fremont county is everything L.A. isn’t. It’s quite, calm, beautiful, scenic and you don’t have to wait two hours to get a table for dinner. In fact it sometimes hard to dine out on a holiday (3 comments)
"Penrose isn’t on the map, but neither is Heaven" You see this saying on bumper stickers on occasion. Penrose Colorado is one of those towns that isn’t really a town. But it does have a small grocery store and it’s own post office. The Gooseberry Patch restaurant is a huge favorite amongst the locals. The Coyote Den is the Penrose answer to Starbucks. And according to the Genesis Book of records Penrose is the home of the Worlds largest Rocking Chair. It sits in front of the Apple Shed, kind of a general store, currently for sale. And Penrose is known (2 comments)
For anyone concerned with such things and you live in Southern Colorado, I went to an interesting meeting last night. The Colorado Community Round table discussion on the Off-Site Shipment and Treatment of Hydrolysate at Pueblo. A Partnership for Safe Chemical Weapons Destruction. www.pmacwa.army.mil The meeting Wednesday, Oct 25, 2006 6:00-8:00 PM at Sangre De Cristo Arts and conference Center, Jackson Room. 210 N. Santa Fe, Pueblo I will admit that most of what was discussed last night was over my head. But basically the federal government has agreed to destroy the Mustard gas that is being stored at the Army (0 comments)
America Recycles - 10/22/06 10:12 PM
I admit it, I'm an Ecobroker who doesn't recycle often enough. If it isn't easy, quick and cheap, well you get the idea. But on the up side I don't buy a lot to begin with. But on Nov 11 America Recycles takes place. This is the perfect time to clean those closets, sheds and trunks of your car. Efforts under way to reuse old itemsPuebloans can get rid of unwanted objects in the Recycle Round-Up on Nov. 11.By JAMES AMOSTHE PUEBLO CHIEFTAINIt will be the country's annual America Recycles time soon and there are plenty of opportunities to participate. Once in awhile I get asked about out lying areas around Pueblo. First time visitors will often remark that Pueblo has few trees and the mountains are to far away. Depending on your perspective, this is true. I live near Canon City and appreciate how lovely it is. It is slightly hilly and does get snow on occasion. It’s called the Banana Belt of the Rockies. Fremont county tends to get all four seasons. Yes, it has 15 prisons including the Super Max in Florence. And that is a big part of what Fremont county is, but that’s not all it (2 comments)
Colorado Energy Bills - 10/21/06 09:59 PM
Daily I get asked about: How is using P.V.'s going to effect somebodies electric bill? Is installing P.V's worth the additional costs? When will I break even? How did Prop 37 really effect consumers? My best answer is to call your local supplier of electricity. Aquila is required to furnish reversable meters upon request, Excel is not required. If you are on Excel, Aquila MAY buy your Energy Credits. Yes, it is very possible to go completely off grid, but if the power company is required to buy your energy from you why would you want to be completely off grid? And what (0 comments)

New Budget in Pueblo west - 10/16/06 10:05 PM
The article below will have an effect on all residents and land owners in Pueblo West. This article is what started the rumor about the sewer running up to the north side to include some (not all) of the commerical and R5 lots. The fire station and the increased tap fees will no doubt have an effect on land prices. Excitement grows in Pueblo West due to the impending growth at Fort Carson. But with the growth comes growing pains. No longer will Pueblo West be one of the least expensive places to build. One local builder expects vacant land prices (0 comments)

Water is key to everything with out it, well, you’re in trouble. In the West this has been an important issue for years and years. Cities argue with farmers, and farmers battle the ranchers. We all need it and we all think we are entitled to it. Notice was given that the water tap fees in Pueblo West are going up!!! The exact date of the rate hike has not been determined but will happen before the end of the year if not sooner. The new tap fees are going from $6,883 to $13,023.58. The sewer fee is going from $ (0 comments)
I have an acquaintance who started working as a Mary Kay representative about one year ago. Jill has given up the corporate life and wants to stay home with her kids more. She told me at our last networking meeting that she just finished earning her SECOND car! And she and her husband just got back from a nice vacation with the kids. I’m thinking how? Why? How come I haven’t? Seriously 2 cars in one year! Ok, Jill how did you accomplish so much in such a short time? Jill said one thing that has stuck with me now for (4 comments)

When I have out of town buyers come I usually take them on ‘the tour’. Most people who whiz by on I-25 see very little of Pueblo. We have the old CF&I steel mill on the freeway, that’s what gets noticed. But like most places if you take the time to get off of the freeway you will discover a towns special surprises. Pueblo West has a terrific surprise. The Pueblo reservoir is just 8 miles or so from I-25. Exit onto highway 50 and head west toward Canon City. What does South West Style look like? - 10/14/06 08:56 PM
What does South Western Style look like?I get asked this quite often. There is a certain look to them, flat roofs, enclosed court yards, and certain attention to detail. The yards are ususally, but not always left sparce. Leaving the yards natural adds to the look. In Pueblo West it looks like these -

Active and Passive Solar? - 10/12/06 01:51 PM
Guests and visitors to the GemStar Passive Solar House often ask what is passive solar? What is active solar? The following is the best definition of passive and active solar I’ve found. This information originated from www.greenbuilder.com DEFINITIONPassive solar design refers to the use of the sun's energy for the heating and cooling of living spaces. In this approach, the building itself or some element of it takes advantage of natural energy characteristics in materials and air created by exposure to the sun. Passive systems are simple, have few moving parts, and require minimal maintenance and require no mechanical systems. Operable (0 comments)
Energy Terms - 10/12/06 01:41 PM
Terms to know when looking or building an energy efficient home. These terms are used by builders, Realtors and even mortgage people. If you are trying to qualify to an Energy Efficient Mortgage (EEM) the H.E.R.S. number is the one most people focus on. Home Energy Rating System (H.E.R.S.) - provides a standardized evaluation of a home’s energy efficiency and expected energy costs. Energy Savings Performance Contract (E.S.P.C.) - an agreement between an energy services company and a building owner which creates a win-win for both parties and saves energy, money and other resources. What bubble? - 10/10/06 10:03 PM

The average price for 2005 was $209996 The average price for 2006 was $230128 or a 10% increase. The numbers were surprising for Pueblo. Not at all expected. Today was the Grand Opening of the GemStar Passive Solar Home in Pueblo. We were fortunate to be apart of the Southern Colorado Renewable Energy Society National Tour of Solar Homes. We decided to make a it a Carnival atmosphere, we invited a dozen vendors to come and set up booths. A local impressionist who sings Ballads came and entertained all day. There were balloons tied to anything we could tie them too. And we took donations to the local bird sanctuary. For those Realtors who live in big cities this might not sound like a big deal. But for little (0 comments)

I live in the strangest place in the United States. Ok, that’s debatable. But I have things happening where I live that doesn’t happen in other places. And I have famous neighbors. I live in Florence Colorado, home of the Super Max and approx 12 state prisons. You think you have famous neighbors? Let’s see; Ramsi Usef, The Unabomer, The Shoe Bomber, Zacharias Moussaoui, the Chuckie Cheese killer and probably more, I either don’t know about or don’t remember. Active Rain is Proactive - 10/04/06 01:17 PM
In my opinion, people use the phrase ‘Thinking outside the box’ all to often. But what I think it means is being proactive. Are you proactive or reactive? Most Professionals and people who work for themselves have to be proactive to stay ahead of everybody else. If we weren’t thinking ahead or proactive we would be sitting in our offices ringing our hands. But daily most of us try to ‘think out of the box’. I googled proactive and one of the links that came up was: www.leadershiphelp.com below is from that site. For functional purposes, let’s divide the word proactive, (0 comments)
