KISS me I'm Going Green for the January Challenge 
This post is in direct response to janeAnnes Eco challenge for January. What am I going to do to my house to green it up? Well, for starters I have LOTS of ideas, but little money right now. So simplicity or KISS (keep it simple silly) is key for me.
TO DO's around the house:

A very well known lawyer in Colorado taught the first Fair Housing Class I ever took. He said "All you need to know about Fair Housing is - it about the house not the people in it - now sit down you have to be here for four hours." And the Ethics class's really aren't that different. After all, most of us have the common sense to know right from wrong. But the longer the Ethics code gets the more gray areas seem to appear. OK, I admit it. I really don't like going to all of those gourmet food, fancy kitchen tools, candle or any-other-excuse-to-sell-something parties. There is only so much of that stuff I need or can really use. And for the most part it's my friends hosting the party for more of my friends whom I probably just saw at the last candle party. For all who are new here to Active Rain, a little encouragement. While some of us have as many points as we will ever need, there are others who simply want the phone to ring, contact with the outside world. I'm very fortunate to have experienced both.

Just yesterday morning I had a buyer tell me where to go and how to get there, if you know what I mean. He is a young, hot headed person who really would rather work with a man who would tell him yes all of the time. I admit it didn't make me happy, but at the same time I didn't loose any sleep over it. I'm just disappointed that I couldn't help him. In some ways it's hard to believe it's been a year since I joined Donna Phillips at Colorado Western Real Estate. Like everything else you enjoy, time just flies. I've learned soooooo much this year it's been a great experience in many ways. And the learning part is important, but so is the fun part. After all, if work weren't any fun you'd probably move on. Which is what I did just a year ago.

If you haven't had a chance to read Donna Phillips post about Jim Cramer please take a minute to do so here. Most intelligent well informed real estate professionals already know attitude is 90% of our business. That isn't a secret is it? And the N.A.R. recognizes this and is addressing it. Don't talk to the neighbors?
When prospective buyers are thinking about buying into a neighborhood it is reasonable, even suggested, that they check the neighborhood out. How is the parking? Parks? Schools? Shopping? Is the neighborhood loud? Crime? Is it in a flood plain? Are there any other issues? I once walked around a neighborhood for buyers asking people about their septic systems. (True story)
But when the property is vacant, in a sparsely occupied area should buyers do the same things as an occupied area? Should they talk to the neighbors? After all most people who live on acreage want their privacy. … (3 comments)

The Division of Real Estate Enforcement Unit, now those are attention getting words! Today I did something I hope I never, ever have to do again. Recently, a friend of mine told me a story: if you don't tell people there is a snake in the grass you are no better than the snake. The fourth quarter of the year is notoriously slow in the real estate field. And January doesn't always start off with a bang. It's the time of the year most agents usually try to catch their breath, spend time with the family and start planning ahead.

We've all had 'em. One of those days where nothing goes really wrong but not exactly right either.
This morning I got up early to get ready to meet some buyers. I had all the houses arranged, showing times, maps, MLS sheets. When I checked my messages the buyer had left a message cancelling for today - oh well.
My new white top isn't a white as it was a few minutes ago. But what are you going to do?
My glasses broke this morning. Ever try to fix them when you can't see?

On my recent trip to Arkansas to visit family I got to visit the U.S. Navy Submarine the Razorback. And as far as submarines go, I suppose this was a nice one. Jim Franks aka my step father is the only veteran of the Razarback who lives in the area. Jim gave the whole family a tour of the submarine, now museum. On the whole there were no surprises, I've heard the stories for years and yes seen enough movies on late night TV to think I had somewhat of a handle on it. But SURPRISE! On my recent visit to Arkansas I got the opportunity to visit the Southern Living Magazine Idea House. The house is located in Red Oak Ridge, near Hot Springs Arkansas. This house was everything I expected a large new construction Southern house to be. The 5,500 square foot house has 4 bedrooms and an office, 5 ½ bathrooms, game room, theater room, wine closet, sewing room, computer loft and a 3 car garage. And little, if any environmental elements. 
List price approx $1.65 million.
