Last night I called one of my favorite Rainers. She told me about a $1Million property she just sold. How wonderful!
This got me thinking about how many $1 M+ properties there are on the Pueblo MLS. And better yet, how many have sold. In case you are curious........

Last month I was invited to the local Toastmasters group in town. A friend of mine was giving her "ice breaker" speech. I wanted to be supportive but unfortunately I had to show up late, very late and missed her presentation. But I arrived just in time to hear her critique, which was all good.

Real Estate is a competitive occupation, no news there. But I try to set myself apart from my competition by calling my current and potential buyers and sellers at least once a week. Even if I just call to tell them I have nothing to tell them. I'll even e-mail a few and tell them that their listing received no calls this week but had so-many hits on the MLS. To call a buyer or seller just to let them know I'm still thinking about them and I'm still breathing.

Buying property on E bay - 03/17/08 06:09 PM

Last week I received not one but two contacts about a building in Coal Creek Colorado. Both people "found" this property for sale on EBay. I was asked to investigate and give my brokers price opinion prior to the deadline. The building was listed as build in "1997". After some investigation I found the building is much, much older. Most likely built in the late 1800's - early 1900's I could not verify water or sewer. And the asking price of $5000 with out utilities was way out of range.

Often I have potential buyers call and want to see a property with little or no notice. I acknowledge 24 hours isn't always possible and you might loose the buyer. But there are plenty of good reasons 24 hours is a good idea.

For janeannes 2nd Annual Green is Red Hot Contest I started thinking about the future. The newest, most over used buzz word around the U.S. now seems to be "green". I can't help but wonder how effective the word "green" really is. So for a limited experiment I interviewed two girls whose mother works in my building.
Katelyn is 10 years and in 4th grade and Sophie is 7 years and in 1st grade.
The interview started  by asking both girls questions about what they knew about things that were "green" about saving energy and about being healthy.

I recently came across an article from Blanche Evans entitled "5 Things to Tell Buyers on the Fence" Blanche says "It's high time we told buyers (and sellers, for that matter) the truth about whether a home is a good investment." In this article the writer compares home ownership to owning stocks.
