Franklin D. Roosevelt said: "There is nothing to fear but fear itself." and: I'd bet every Realtor who still has a license has at least one buyer who wants to buy, but.... There is something holding that buyer back. For me I have a few of buyers who want to buy. They are doing internet searches, they call or e-mail me with questions, they even visit properties. They just can't get off the fence and make the commitment to buy.

This is a follow up to the post "Buy with a local agent...buy, buy, buy"
A few days ago I took a job for a BPO (brokers price opinion) no big deal. But the house is currently occupied and my instructions were to call the listing agent to gain access for the required interior photos.
At first the listing agent said no, no access would be granted.
Then the listing agent said he didn't have a key or the combo to the community gate, I'd have to wait until the tenants got back from vacation.

Since 2008 didn't turn out so great - the way most of us had planned let's all hope 2009 is going to be fine. I'll admit this year has been hard on me, it was full of hard work, very few frills, heart break and pain. I've had my fill of all of this. So my wish for you, for me and for all of 2009 is this:

Depending on the source, it is widely believed that Southern Colorado has 300+ days of sunshine. Add that to our mild, not wild temperatures and it's a great place to live. Colorado does have it's surprises. Those of us who live here all have our stories of when it snowed in June and July. And it is "absolute fact" that it ALWAYS snows on Halloween. Believe what you want.
But having a range of temperatures and seasons is fun. There is nothing like getting up in the morning to see fresh snow, seeing deer tracks and bunny trails. And later the … (4 comments)

Recently I was fortunate to meet Randy Miller from 5 Star Custom Homes. Randy is building a church retreat near Canon City off Tallahassee Pass.
 
 
The retreat is being constructed with Structural Insulated Panels (SIPs) Panels made from a thick layer of foam (polystyrene or polyurethane) sandwiched between two layers of Oriented Strand Board (OSB), plywood or fiber-cement. Recently I've heard that buyers are showing up in the Southern Colorado area with agents in hand.














Great! Buy, buy, buy!
While arranging for a showing recently the receptionist I was speaking to told me she had 10 calls that snowy morning. The majority of the calls were from out of town agents. She had been bogged down trying to confirm their license, arrange for keys, giving directions, showing instructions, etc... Buyers are showing up with out of town agents.

This is a recipe I only make for special occasions, and I want to share it with you! Every time I make this I get rave reviews and also get asked for the recipe. It's a little unusual but people LOVE IT!! Take it to your next potluck.
