colorado real estate: But how's the infrastructue? - 03/10/10 09:13 AM
We all saw it coming and it appears that the issue of infrastructure has arrived! With the housing meltdown came the tax crisis. Towns and Cities are out of money. More and more I'm getting asked about local government. And those questions are obvious as we try to avoid pot holes while trying to view properties. A small local town in my area avoided replacing water lines for so long that it is now replacing the lines under duress. And that school down the street, is it scheduled to close next year? Sheriff and Police services are suffering as well.

colorado real estate: Putting the "Real" into Realtor: it works for me - 11/18/09 11:36 AM
This post could be sub titled " Mud on the Tires"  and is slightly inspired by Clint Miller and his post : Choose your words carefully
Recently a seller told me I put the "Real" into Realtor. I suppose some people would be offended by this comment but I took it as a compliment. This seller recognized me for who I am - me!
I mean no offense to any Realtor out there that wears a pressed suit everyday, high heels on most days and doesn't miss a weekly manicure. There is a place for that, and if that's you - go … (10 comments)

colorado real estate: The utilities are the first to go - 07/18/08 04:58 PM
Within just the last few weeks I've been in some REO houses showing buyers around. And in both houses you could not help but notice the black shadows on the walls. One house had the marks in just a few places, near doorways, in the bathroom and kitchen. The other house was covered in the black marks. It took a minute to figure out what the marks were - smoke from oil lamps.
I recently heard someone say "the utilities are the first to go" meaning when people are behind in the bills the utilities are usually turned off. There is … (5 comments)

colorado real estate: The Colorado Chieftain - 07/15/08 05:43 PM
The Colorado Chieftain is where the Pueblo foreclosure list is published once a week. I usually glance at it. It's very tiny print and today it's 47 pages long, lately it's been many more pages. And it's so hard even at a glance, not to see pain written in that newsprint. You know you are seeing peoples dreams go up in smoke.
Pueblo is a pretty small community, despite it's 125,000 people. My favorite joke about Pueblo is that every one is related to one another and every one knows each other and they all deny it. But it is heart … (4 comments)

colorado real estate: Dear Seller, do you want to sell or stay? - 07/15/08 04:40 PM
Not long ago I was invited to go to a sales meeting / class at a local title company. There were no continuing education credits, but I figured it might be worth my time. Most of the meeting and information was a review for me, nothing new. But I was sitting next to a heavy hitter here in town who was taking notes like he had never heard this information before, and maybe he hadn't. I really felt fortunate because all of the information was a review for me. Thanks to all to the shared knowledge here in the RAIN - … (5 comments)

colorado real estate: Magic Mirror - 11/24/07 09:23 PM
‘Romper Bomper, Stomper Boo. Tell me, tell me true. Magic Mirror, tell me today did all my friends have fun at play? I see Michelle and John and Bill and...oh, there you are. I've been looking for you all these years. I see YOU!"
If the above words have a ring of familiarity to them you are probably between the ages of 35 and 50. A week or so ago I was out enjoying an adult beverage with a friend who reminded me of these words. She remembers how she wished above all wishes that the magic mirror would she her. … (10 comments)

colorado real estate: Colorado Association of Realtors Convention - registered and ready - 09/22/07 07:16 PM
Colorado Association of Realtors Convention - Registered and Ready
October 21-23 is the Colorado Association of Realtors Convention at the Broadmoor Hotel in Colorado Springs. I'm registered and ready for my first CAR convention, I've never taken the opportunity to go before. I'm looking forward to meeting, mixing and mingling with other Realtors.
If you haven't read Chris Liveretts post on this please jump over and do so. This would be a great opportunity for Active Rain members to get together and meet in person. Please leave ideas for a get together either here or on Chris' post.
Getting to meet other A.R. … (6 comments)
