North Liberty Real Estate Market Report July 2010 Compared to July 2009 51 homes sold in North Liberty in July 2010 compared to 130 homes sold in July 2009. Not exactly encouraging numbers of course. Weekly Market Update North Liberty, Iowa, July 26, 2010: Includes Homes Sold, Homes under contract and current listings. 213 Active Listings31 Homes Under Contract8 Homes Sold July 19 - July 24 When it comes to calculating the days on market I use a simple method to calculate the absorption rate/days on market that doesn't manipulate the data. According to that calculation we have 4.7 months of inventory on the market, that's 141 days on market. North Liberty continues to do best in the area and with a 4.7 month absorption rate trending towards a sellers market. What does

The interesting thing is that condo sales dropped compared to last year while the sale of single family homes increased. According to our MLS homes spent an average of 112 days on market in April 2010. This number is skewed as it doesn't take into account the fact that some of the homes were re-listed and not new listings along with other variables. In my weekly reports I use a simple
