business planning: Finding Your Brokerage "Fit" (part 2 of 2) - 05/24/12 10:50 AM
Finding Your Brokerage "Fit" (part 2 of 2) Last week in my Zebra Report I talked about finding your right "fit" at a real estate brokerage and the three reasons why most agents feel they need to leave their brokerage for greener pastures: Leadership is poor, weak, or non-existent. The perception of value has changed. The broker doesn't understand or support an agent's uniqueness or their business plan. So, if you're reading part two of that Zebra Report chances are good you're thinking of making a move... You're unhappy where you are at, and you are sure the grass is

business planning: Peak Performance ... Part 2! - 01/20/12 12:29 PM
Peak Performance ... Part 2! Last week I spoke about the concept of peak performance, and some of the attributes that define peak performers. Today I want to continue that discussion. Remember, peak performers are those individuals who have developed and leveraged their skill sets in order to achieve the maximum potential results in their area of expertise. Peak performers are found in all socio-economic classes, all over the world. Neither race, nor gender, nor sexual orientation is a barrier to peak performance. You might also remember from my last post that I firmly believe that peak performers are not

business planning: Paint the 2012 Picture You Deserve! - 01/06/12 12:14 PM
Paint the 2012 Picture You Deserve! It’s the first week of January, and we all find ourselves facing the prospect of a new year. Some people look at a blank canvas with fear and trepidation. Others are thrilled at the prospect of starting fresh and creating something special. I want to encourage you to look at 2012 as your personal blank canvas, and to act as the artist for whatever kind of business you want (or need) to create. I find it helpful to look at your business this way because doing so allows you to take creative control over

business planning: Three Things Self-Made Billionaires Can Teach Us! - 11/04/11 07:56 PM
Three Things Self-Made Billionaires Can Teach Us! Did you see the Barbara Walters special recently – the one where she interviewed self-made billionaires? It was a fascinating episode! Ms. Walters spoke with four individuals, asking them what experiences and lessons they had learned in their lives that had led to financial riches. All four truly had created their own wealth – none had received money through an inheritance, or through some lucky circumstance such as a lottery. They were truly “self-made” people. Two of the individuals interviewed were able to create financial success by bringing unique products to the marketplace.

business planning: Is Your Business Dying on the Vine? - 09/19/11 05:28 PM
Is Your Business Dying on the Vine? As I write this I’m looking outside my window – amazed at how our wet Washington winters and springs, followed by a burst of warm weather, have created landscaping in my yard in what almost seems “overnight”. The reality, of course, is that it didn’t happen overnight. I began planning my landscaping project about 18 months ago. It started with a vision of where I wanted my yard to be … and from there I worked backwards to figure out what I needed to do then to end up with the landscaping that

DOES YOUR BUSINESS DESERVE SOME ATTENTION? Like a garden, your business will flourish only if you seed, feed, and water it. business planning: Just One Thing - 02/25/11 12:41 PM
JUST ONE THING For many agents, just getting away for a few hours to invest time in their business is hard. What’s even harder is getting away for two entire days. But recently a large group of agents did just that. They took two days away and joined us for the first of our 2011 Safaris. We asked attendees to really look at their business. We asked them to really look at who they are. We asked them to look at their strengths and weaknesses. We asked them to look back at their production numbers and examine why they weren’t where they want

business planning: Does Your Pipeline Need a Lifeline? - 02/04/11 12:50 PM
DOES YOUR PIPELINE NEED A LIFELINE? Every agent should strive to build a referral-only business. The lion’s share of income should come from past clients, a strong database and the subsequent referrals. However, if you – like many agents I know – are not generating the income that you need to generate, it is a sure sign that your referral business is not yet where it needs to be. This means you are going to have to add a lead generation program to your business to make up for what your referrals are not providing you. A great referral business comes about – and

business planning: What Are Your “Lost Opportunities” Telling You? - 12/17/10 06:22 PM
WHAT ARE YOUR "LOST OPPORTUNITIES" TELLING YOU? We’ve all lost listings … either because the property didn’t sell and the listing expired, or because the seller decided to cancel the listing. It’s not something we like to have happen, but it does, and we move on. There’s always more business just around the corner. Right? Here’s something to think about, though. How much income are you losing to your expired and canceled listings? I’ll bet it’s a LOT more than you realize. If you added it up, it could be thousands of commission dollars that you have given away. Here’s something

business planning: Don’t Fall Into Holiday Mode — There are Opportunities Galore at this Time of Year! - 11/29/10 02:44 PM
DON'T FALL INTO "HOLIDAY MODE" — THERE ARE OPPORTUNITIES GALORE AT THIS TIME OF YEAR! Every year in mid-November I hear the same complaint from agents. They come to me and say: “Denise, everything is slowing down. I feel like there’s no point to doing anything right now. So I think I’ll just ramp things down and plan next year.” Wrong! While it’s a good idea to plan next year, it is a very BAD idea to slow your business down to a crawl just because we’ve entered the holiday season. If you’ve been enticed to put in less effort just because

business planning: You are the Driver of Your Destiny - 10/29/10 01:14 PM
YOU ARE THE DRIVER OF YOUR DESTINY Every day—and I mean every single day—I receive an email from an agent who is frustrated, challenged, or upset about the current state of their business. I love emails like this. Because I love solving problems. Problems provide me with the amazing opportunity to do what I love to do best: Help agents find out where they went wrong. Notice I say where "they" went wrong. I don't blame the economy. I don't blame circumstances. I put the impetus of success or failure squarely on the agent. Because I truly believe that you are

business planning: Upgrade Yourself from "Salesperson" to "Expert" ... With Four Essential Marketing Pieces - 10/04/10 01:37 PM
UPGRADE YOURSELF FROM "SALESPERSON" TO "EXPERT" ... WITH FOUR ESSENTIAL MARKETING PIECES There is so much false information out there about marketing. With the advent of the internet, even more bad advice has been written and published than ever before about what you need in your marketing toolbox. “Denise, I’m so confused”, agents tell me. And I don’t blame them. Every inexperienced “expert” with an opinion gets a pulpit on the internet. They spew advice that they probably got from a marketing book from the library—written by someone who hasn’t been in the trenches for years and doesn’t know what really
