Denver Real Estate - Why Do I Write About Local Businesses? - 09/23/07 03:01 PM
I received a wide variety of inquiries this week, both by phone and email - regarding why I sometimes blog about local events and businesses outside of Denver Real Estate and would I be willing to write about local businesses for compensation.  The answer is really in 2 parts.
First, when someone is going to relocate to Denver, they generally are coming in blind.  For the most part, they are starting from scratch, and I have always received a huge inquiry as to what my favorite restaurants are, what malls are great, where is the best place to go downtown, etc.

Highlands Ranch Real Estate - Highlands Ranch Town Center - 09/22/07 11:56 PM
The Highlands Ranch Town Center is a "newer" area in Highlands Ranch and is centered around a unique shopping area for Highlands Ranch and community space.  There are a variety of shops & restaurants in Town Center and some are really great.  Although it is nearing a completion look, there is still even more building to be done at Town Center.
There is a lot of speculation of what is still to come and what will fill the few vacant spots that are already completed.  But there are already so many great places in Town Center - One of my favorites is … (2 comments)

Denver Real Estate - Why You Should Use The Loan Officer Your REALTOR® Recommends - 09/22/07 09:54 PM
Denver Home Buyers - Use the Loan Officer Your REALTOR® Recommends - They Do So For A Great Reason!
I write this to my future Denver real estate clients, and all of the clients of the world out there.  In the last year or so, I personally have recognized a growing trend in my own real estate business.  Many of my clients don't seem to want to use the loan officer that I may recommend to them.  And for the most part I don't get it.  Because of that, I have been involved in so many internet loan fiascos in the past 12 months … (6 comments)

Living in Denver - Its Almost Time for The Chatfield Pumpkin Festival - 09/22/07 09:15 PM
One of the things you will quickly find once you are settled in your new Denver home, is there is always something going on.  Fall is no exception - in fact I think that the wonderful activities actually multiply in September and October.
One of my family's favorites is coming up - and that would be the Chatfield Pumpkin Festival.  Before I go any further, let me say this - if you go - bring a wagon.  You will want it to pull your pumpkins back to the car.
The Chatfield Pumpkin Festivalis October 13th and 14th at the Denver Botanic … (0 comments)

Highlands Ranch always has an abundance of activities - that is just one of the reasons that Highlands Ranch is such a great place to live.  The fall in Colorado has always been my favorite time of year in Denver and having so many great things to do practically in my backyard makes it even better.

Here are just some of the activities coming up in Highlands Ranch.  Enjoy!

Denver Real Estate - Plan on Eating Your Thanksgiving Turkey in Your New Home? - 09/22/07 09:45 AM
Thinking of Being in a New Home for the Holidays this year?  If your home isn't listed, you need to get started now.
In years past, I generally get calls in mid to late October with potential Denver home sellers asking about moving in time for the holidays.  In this years case, if you plan on carving your turkey in a new home, or singing Fa La La La in your new living room, or celebrating any holiday in November or December for that matter in your new Denver home - you need to get on this now, if you haven't already.

Living In Highlands Ranch - In Search Of The Perfect Pizza - 09/16/07 10:37 PM
NOW THAT YOU ARE MOVING TO HIGHLANDS RANCH - WHERE ARE YOU GOING TO GET A DECENT PIZZA?
One of the most frequent questions that I am asked, once someone has decided to relocate to the Denver area, is about restaurants.  That may seem odd, I am a REALTOR® afterall - but think about it.  People are coming to a new place and may know virtually no one -or even how to get around.  Who better to ask, then your local expert, right?
People always want to know where to eat, who has the best food, at the best prices and the like.  One of … (17 comments)

Living In Denver, Get Ready For A Drive - Its Almost Fall Foliage - Time To See The Aspens - 09/15/07 10:33 PM
As I was writing my recent Post, Why Aspens May Not be the Right Choice for Denver Home Owners, I was reminded that it is almost time to hit the car for the day, head to the west and view our flickering golden aspens.
The Fall is my favorite time in Colorado and making it up to the mountains to enjoy the fall floiage and the changing of the Colorado aspens is just something no one should ever miss, especially if you have only recently moved to Colorado.  And if you are planning to move, now that it is something you will truly … (26 comments)

Highlands Ranch Homes - Market Update - Westridge Pointe Neighborhood -  Activity May through September 15, 2007
The Highlands Ranch real estate market for Westridge Pointe is still holding steady.  The name of the game is PRICE!  The homes in the best shape at the best price will sell.  There are buyers.  I have seen a good deal of new buyers that are specifically interested in Westridge Pointe on a regular basis.   The number from the past 4 1/2 months definitely affirm that, the homes that have been sold have been in excellent condition and they have been priced right.  Buyers … (0 comments)

Denver Real Estate - Living in Metro Denver - Why Aspen Trees May Not Be The Best Choice For Your Denver Home - 09/13/07 11:35 AM
There are couple of words & phrases that have become some what synonymous with Colorado:
Rocky Mountains 300 Days of Sunshine Beau Jo's Pizza Broncos, Av's and Rockies Vail Altitude Sickness Boulder and of course...Aspen Trees.  And while our aspens our absolutely lovely in the mountains, many people, especially when they first move to Colorado, think they are also absolutely perfect for their brand new home on the front range - nothing like really looking  "Colorado", right?  In fact some nurseries and garden stores will tell you that they are the #1 requested tree by tree-shoppers in the Denver Metro area.  … (10 comments)

Living in Highlands Ranch - Fly'n B Ranch to Become a Community Park - Planning Meeting 9/10 - 09/10/07 06:26 PM
Fly'n B Ranch to become Community Park in Highlands Ranch, Colorado
Since the time I moved to the Westridge area of Highlands Ranch I have often rode the Highline Canal Trail and enjoyed passing through Fly'n B Ranch, lush with its mature trees and ponds.  And off in the distance, you could see a clearing, where the owner would take-off and land his small plane.  May times I could even hear a plane a-buzzin' and see it rise above the trees and later descend to land, right from my back patio and I always figured it was from Fly'n B (perhaps you saw the giant sign off … (8 comments)

Denver Real Estate - South Metro Area & Suburbs - August 2007 Market Reports - 09/08/07 11:12 PM
Denver Area Real Estate - South Suburbs - Market Reports - August 2007

The media continue to tells the world that the real estate market is so terrible, but for the south area of Denver, including Douglas, Jefferson, and Arapahoe counties, that is not necessarily the case.  Of course, different areas and locations will have varying statistics, but over all, houses are selling in the south suburbs of Denver.  And this is definitely a great time to be a Denver buyer.  There is plenty of inventory to pick from and you are bound to have quite a selection.

Living in Littleton/Denver Area - The Corn Maze Begins This Weekend - 09/08/07 10:01 PM
The Littleton Corn Maze at the Chatfield Arboretum
We had high hopes of attending the Corn Maze late today at the Chatfield Arboretum (part of the Denver Botanic Gardens).  Since we live on the west side of Highlands Ranch, our home is very close by and it is a very quick drive for us.  We have a very busy day with sporting events for both of our children and we had hoped to be able to check out the corn maze late today after we were through with the craziness of the day.  Unfortunately though, one of my kids was stung my … (4 comments)

Give Back Denver - Josh & Gus's Run For a Reason - SUDC - 09/06/07 12:03 PM
As a local business, I do what I can to give back to the community that I serve.  If I could there are so many events and organizations I would choose to contribute to.  But of course we all can only do so much and so I am a bit picky as to what I choose to contribute to.  I was a sponsor for the First Josh & Gus's Run for a Reason and I am writing a check for this year's event right after I write this.  I am a dad, and that is the reason.  I also hope everyone in our community will strongly … (9 comments)

Littleton Real Estate, Littleton CO Homes Sales Statistics - August 2007 - 09/06/07 11:50 AM
LITTLETON COLORADO  - HOMES SALES NUMBERS  - AUGUST 2007
REAL ESTATE MARKET REPORT FOR LITTLETON HOMES
Littleton home inventory is definitely coming into balance.  For the size of this area, the number of active Littleton real estate listings is very managable.  Still, expect a couple of months on the market on average.  Of course, if you can't wait that long then price and condition will be crucial.  We are heading into the winter and holiday months ahead, keep that in mind for timing of the Denver real estate market across the board.
Here are numbers from August 2007 regarding the activity in Littleton, Colorado … (0 comments)

PARKER REAL ESTATE - PARKER, COLORADO HOMES SALES NUMBERS FROM AUGUST 2007
REAL ESTATE MARKET REPORT - Parker, CO
Could things be getting better in for the Parker real estate market?  Home inventory is still relatively high but notice the sold and under contract homes outpaced the new listings in August.  A refreshing change of pace.  However, we are heading into the fall and winter season when things do slow down.  If you want to sell your Parker home in a reasonable amount of time, pricing will still be very important.

Here are numbers from August 2007 regarding the activity in Parker,  Colorado for … (0 comments)

CASTLE ROCK, CO - HOMES SALES NUMBERS FROM AUGUST 2007
REAL ESTATE MARKET REPORT
Douglas County, CO and Castle Rock in particular have received a great deal of media in the last few months.  It is still an area of extraordinary growth and has been called "Most Family Friendly?  Has this effected the home sales in the Castle Rock rela estate market?  Maybe.  Inventory is still high, however there is a balance between new listings and those under contract and sold.  Pricing and conditon are still key to selling your Castle Rock home.

CENTENNIAL, COLORADO - HOMES SALES NUMBERS FROM AUGUST 2007
REAL ESTATE MARKET REPORT
Yes, there is a lot of inventory.  This is an excellent time to buy a home in Centennial if you are looking to do so - you certainly have choices.  But there is activity and homes are selling.  I have to say it again, its about the price.  To sell your home, you have to price it right.  If you want your home to be a part of the sold statistics, do not over price it.
Here are numbers from August 2007 regarding the activity in Centennial, Colorado for Single Family … (0 comments)
