31 Day Challenge for January 2011 - POINTS UPDATE!!
Two weeks ago I wrote a post,
31 Day Challenge for January 2011 - My New Years Resolution basically as a challenge to myself to post every day in January. This is the time of year that we work on our business plans and set goals for the following year. I figured that there … (3 comments)

Ass Kicking New Years Resolution that YOU DON'T want to be a part of. - 12/30/10 09:27 AM
This has got to be a much better year.  Sure We survived when so many of my good friends (business wise) didn't.
Certainly we have some great memories from 2010, but there were a few things that I resolve to not let happen.

1) I resolve that if you change the locks on my clients property, without contacting me or my client, WAR!
2) I resolve that if you throw my lockbox away (7 down this year) WAR!
3) I resolve that if you BREAK AND ENTER into a listed property under the GUISE of SECURING that property, WAR!
4) … (0 comments)

Tara's Top 10 To The Top - 12/26/10 08:36 AM
Reading some old posts this morning and I thought this one deserved a Re-Blog.  Great ideas from Tara here.  Especially the "Don't be a Secret Agent"  I wrote a blog in 2006 that is about getting out of the house.....  entitled, how many houses has Dr. Phil Bought lately.

10 Ideas To The Top

1.    Have many spokes to your income wheel.  What would happen if you lost all your sellers/buyers/banks?  The old adage of "don't put all your eggs in one basket applies here".  Make sure your income is coming in from several real estate aspects.  My … (5 comments)

Remembering why we have what we have Today - 12/25/10 01:16 PM
A handshake and the words "The boy with the fast finish": That's how Nazi Chancellor Adolf Hitler, presiding over the 1936 Olympics in Berlin, congratulated Louie Zamperini of Torrance, Calif., when the 19-year-old track star from USC stunned the Fuhrer by making up 50 yards in the final lap of the Games' 5,000-meter event.
For most Americans, competing in the Olympics and shaking Adolf Hitler's hand might mark the most historic events of their lives. But for Zamperini -- still mentally sharp and physically spry at 93, and living unassisted at his home in the Hollywood Hills -- those thrilling moments … (2 comments)

Financial Fraud Enforcement Task Force Hosts Mortgage Fraud Summit in Miami - 12/23/10 01:34 PM

Great post by Ralph.....

We need more enforcement, but also more FUNDED education for professionals.  Many States have received in excess of a million dollars to seek out and prosecute fraud, but not a dime to educate the professionals as to new fraud issues.  Scam and Con Artists are a dime a dozen and well.....I think that the GOV should spend some of that money on prevention, like they do with every other issue.

Who Stole Santa's Pipe. - 12/23/10 11:34 AM
Growing up, I remember all of the wonderful old pics of Santa, or Saint Nick
and he seemed to always have a pipe in hand.

Now days, when I see a Santa, it is A) not in the same jolly old artistic style, and B) Sans Pipe. Today all we see are the pipe-less, cartoonish variants of the Santa that we all grew up with. Did the Anti Tobacco Industry get ahold of Santa and nick his pipe.
I'm not a smoker per say, although I do enjoy the desultory cigar.  But when it is against the law to … (5 comments)

Damn the Torpedoes, Full Steam Ahead!!! - 12/23/10 08:42 AM
There are a couple of recent and very good posts out there that discuss home values.  Both make the point that home values are gone forever and well......I guess Tough Luck.  One was even, and probably rightfully so, recommended for a feature.
The problem I have with both analysis is that they use an overly simplified economic model. Post One uses data from the Case Shiller Index to support his conclusion.  Sorry, not a Case Shiller fan here...I can't go into it, just have to trust me on that one.
Post Two uses simple analogies to support his theory, which, assuming … (2 comments)

A Soldiers Christmas Poem - 12/22/10 09:59 AM

The embers glowed softly, and in their dim light,
I gazed round the room and I cherished the sight.
My wife was asleep, her head on my chest,
My daughter beside me, angelic in rest.

Outside the snow fell, a blanket of white,
Transforming the yard to a winter delight.
The sparkling lights in the tree I believe,
Completed the magic that was Christmas Eve.

My eyelids were heavy, my breathing was deep,
ecure and surrounded by love I would sleep.
In perfect contentment, or so it … (2 comments)

Why you may not have received a Christmas Card from Me. - 12/22/10 09:40 AM
I dediced to follow Congress this year and do everything the hardest way possible.  For INstance, the cost of the Census has almost doubled, yet our population grew by a very small percentage.
So instead of using my address list, here is how I sent cards......using technology...you know that same technology that is going to reduce health care costs under gov control.

I type in your  phone number in Google search, that gives me the approximate location.

Tools of the Trade - 12/20/10 10:17 AM

I was curious as to what other REALTORS consider to be the most valuable tools of their trade? There is of course the Cell Phone, the lock box key, maybe a laptop....but here are a few that I find I cannot do without.

The Pressure washer!
How many times have I gone to a place that can be spruced up with just a few hours of time....time that the sellers may not have or be interested in doing, but time that I can either spend myself, or hire out at 10.00 per hour from one of my tenants that … (0 comments)

Loud and Clear - 12/20/10 09:49 AM
The message from the Democrat controlled Congress is loud and clear....we get it.  Never Throw you guys out of office on your ears again or you will retaliate strongly with Anti Common Sense legislation.
For the past three weeks, Congress, in cooperation with the Senate that barely survived the onsluaght, has worked tiresly to pass items which they know would have never allowed them to be re-elected had they passed them prior to the vote.

The Omnibus Bill for instance, rated by the CBO as costing a HALF BILLION DOLLARS per PAGE and is coming in at over 2000 pages … (2 comments)

Things to Do Around Columbia SC - 12/17/10 11:14 AM

I wanted to re-blog this piece for two reasons.  I have some outstanding memories in this part of the world as a young soldier and two, it is a great public service to post this type of blog.  If I were to travel here again, this would really assist me in my trip plan.  Therefore I intend to do a few of these a year for my neck of the woods and hope that others will follow suit.
Hint, I am planning on Orlando, Monterey, CA and TN next year....so if you are in that area, tell me where to … (2 comments)

Things you can do to increase the odds of having your buyer's offer accepted. - 12/16/10 08:59 PM
I have been dying to try out this Re-Blog Thingy...and well...of course it would be my good buddy Broker Bryant that would allow me the opportunity to post my very first Re-Blog
1) It is topical and that might as well be the offer that I received yesterday....
2) Funny as hell
3) Can also be posted on my Facebook Page.

Thanks Bryant!

Why I do what I do - 12/16/10 02:49 PM
I do some weird stuff.....For example about every month of so, I drop off at the local liquor store and by a bottle of the most unique or unknown wine I can find.  I like to keep the small store in business and when I find a good one, I will go back and buy a few more bottles as gifts....

I go to the thrift store and buy up small Brass pieces.  I think that Brass is an amazing decor touch, stands for luck in some cultures, and when you are paying a buck or two, plus a little … (2 comments)

Is it really a Kodak Moment...I think it just might be! - 12/15/10 06:23 PM
There are just those days....when ever person has passed his point of no return.  This just happened to be one of those days when the energy and stamina ran out.  Even the inertial was gone...it was time for a break.
The whole family was tired and while I still had plenty of driving to do, the wife convinced me to stop and grab some food, chow, go-juice, calories, just nutrition, no-one cared where, just stop.
Suddenly ahead there was an open place....a "sport-bar-pub-restaurant" brightly lit and inviting so we pulled in and parked.
The whole family of five got out, stretched … (11 comments)

"We can't just leave it up to the parents" - 12/14/10 12:48 PM
No matter what our kids and the new generation think about us, WE ARE AWESOME !!! OUR Lives are LIVING PROOF !!! In case you missed the First Lady saying that we can't just leave it up to the parents, here it is... I wanted to post this response that has been making the way around the email circuit fro a while. The Reason we are Self Employed - 12/14/10 09:59 AM
I was in my daughters school recently.  It was a Bring your dad to school thing and while I had a full slate that day, it my schedule was somewhat easily manipulated so I could attend.
I was one of the few fathers in attendance, but all of the kids still got a moment to speak about their parents and of course what we do for a living is en-grained on their little children brains.
The first little boy spoke up and described his father, a local car dealership manager and how he sells cars to the Bucs Players, all the … (8 comments)

No More Political Correct Crap......PLEASE! - 12/11/10 12:47 PM
Recently I was provided with one of those "damned if you do, damned if you don't" scenarios and it reminded me of a blog I wrote a while back, so here it is again....my Attack on the PC police since I KNOW that America's need to be politically correct is part of a larger issue.....Wikileaks will be putting that issue out soon, so I don't have to.

ALL I hear about these days is all of this political correct crap. And Since I am one of the least politically correct people, I decided to undergo a short course. Now … (3 comments)

It’s 3 O-clock, Do you know where your Clients are….? - 12/07/10 02:00 PM
Life is a funny thing, when is the last time that you thought about where ALL OF YOUR SHORT SALE clients are right now and what they are doing?

Here is something that might trigger that thought process in your mind.
As you are negotiating a short sale on the phone with their lender, the lender may say something along the lines of…..
"Well Mr. De Pury (Seldom pronounced correctly by the bank negotiator) Yooooouuuu saaaay that your clients cannot afford to bring X dollars to the closing table, and cannot afford to sign a promissory note, but I see … (42 comments)
