Hope you are having a wonderful September. The kids are now back in school and the weather is showing hints of turning cooler. The real estate market in Cincinnati has been a little slow but signs are out there that we may have a better 4th quarter than originally expected.
We have closed on 37 properties so far this year totaling about $7,000,000. Our average sale price for THE TYE GROUP is hovering around $190,000 which is higher than the average sale in greater Cincinnati at about $156,000 according to the 2009 data.

I have been asked if the first time home buyer tax credit is working in Cincinnati, Ohio. I would say, "yes" to that. Our activity for first time home buyers has increased steadily over the last several months and we had our best September ever recorded this past month! We had 10 transaction sales... I get questions every day about how the market is doing. Well, for last week I can say the market is GREAT! Here is what happened last week in my Real Estate Business:
1 contract to purchase submitted on a house in Eastgate, Ohio. We were outbid.
1 contract submitted on a HUD home in Cincinnati, Ohio. We were outbid.
1 accepted buyer contract on a 20 unit apartment building in Hyde Park, Ohio. Should close by June.
1 offer submitted on a property in Symmes Township.
1 listing that went under contract in Milford, Ohio. Should close on May 15th.

In my last blog (yesterday) I took some statistics from our last sales meeting at Keller Williams and explained that we may have actually hit a real bottom in house prices in January of 2009. Well today, while scanning the Yahoo news I clicked on their real estate section to see what the latest news there was. I was pleased to see the same chart that I reported on yesterday but this time taken from Zillow and the local auditors sites versus the Greater Cincinnati MLS system. A new business opened this week in Milford, Ohio a suburb east of Cincinnati, Ohio in Clermont County. The business is called Jump Zone party play centers. It is located on State Route 50 just east of downtown Milford. It is located near Expressway Park. It is a franchise opened up by a local family. We went to a birthday party there on Thursday this week and the experience was great. The place was brand new and clean and the kids had a great time.
