June has shown to be a productive month in terms of sales and contracts. We have seen several of our listings go under contract and have helped buyers write about 10 contracts so far this month. We have also seen more and more people both on an individual level and on a business level go after some of these heavily discounted distressed home for investment purposes. Many of these investors are planning on fixing up and selling the homes for a quick profit. Right now with buyers and sellers trying to figure out the market most sellers are unable or unwilling to lower the asking prices on homes. Buyers are out trying to find the best deals and can usually pick off the lowest priced listings within 30 days of initial listing time. The homes that are not being sold quickly and don't get price reductions are subject to a long number of days on the market. I have listings ranging in price from $104,900 to $1,750,000 and there are no contracts in on any of them right now. I will keep you posted … (2 comments)
