Black Algae - 07/25/10 08:31 PM
Lake Charles home owners! If your roof has black algae, you would do well to read this post.
Via Jay Markanich (Jay Markanich Real Estate Inspections, LLC): Prevalent in Northern Virginia, and to the south, is a roof staining problem called "black algae." It looks like a dripping, running black stain, usually on a shaded roof, or on the side facing away from direct sunlight. Incorrectly called mildew and fungus, the staining is an algae, typically Gloeocapsa magma. I see it all the time.
The black algae is usually distinguished as a general stain. It runs down the roof as it (2 comments)
Via Greg Nino Houston Texas (RE/MAX West Houston Professionals): So your home is rotting on the market.... The sign leans, collects rust and your neighbors chuckle about you having your 18th Open House. Just what is the problem you grumble across the dinner table. Every time you call your agent she discusses "the market."
You're not sure what's more annoying, this or Lindsay Lohan updates.

15 yr vs 30 yr mortgage - 07/25/10 09:31 AM
From mortgage professional Karen Cooper, this concise article discusses the considerations that need to be addressed relative to a 15 VS 30 year mortgage. I'm reblogging this for the benefit of Lake Charles area readers.
Via Karen Cooper| Mission Hills Mortgage Bankers|Oregon & Calif: With all the focus on declining equity we are seeing in many housing markets, it brings up the focus on considering a shorter term mortgage than homeowners typically choose. In my 27 years, a LOT of my clients have chosen the 15 year mortgage, often times through refinancing. They may have needed the lower payments (7 comments)

Don't fall prey to rental scams! - 07/14/10 11:38 AM
The following is "old news" for most on Active Rain, but for those in the Lake Charles area not aware of rental scams, please read. Someone I know responded to a Craig's list scam ad, just to see the scammer in action. Nothing else needs to be said other than th fact that I've left the e-mail address of the scammer for all to see. My favorite line.... "The house is available for as long as you want and if you drive by the house you may see a sign there, you have nothing to worry about it belongs to my previous agent so (7 comments)
Want More Money For Your House? Lower Your Price. - 07/06/10 09:18 AM
There are several noteworthy statements in this reblog, including, "And because they don't lower their price, they either die on the vine or are forced to take less than they might otherwise get." Via J. Philip Faranda (J. Philip LLC) Westchester County NY: Every so often, I have a listing celebrate an anniversary. I hate anniversaries. No broker wants to have a listing that doesn't sell for a year. Every year-old listing has a story of old offers they regret not accepting and a journey of chasing the market. Recently, I had a year-old client dismiss my recommendation of a price reduction with the (4 comments)
