cincinnati real estate: Tell the Story! - 04/04/12 06:11 PM

Why should a home seller spend the money to transform their vacant homes?  What is the difference?  Truthfully, the impact of a good  no an EXCELLENT staging project is that first the staged photos tell a story and compell a prospective buyer to call for a showing to "hear more!"  Secondly, an excellent staging job shows the prospective buyer the advantages of a home and hooks them emotionally to fall in love (AND BUY!) the home.
Look at the before and after photos and decide which room would do the trick.

cincinnati real estate: Would You Stage This? - 10/24/11 06:05 PM

I don't know if this should be considered "stager humor" or just so fun and funky that it transcends the topic.  Living the life of a home stager in Cincinnati I find myself always tempted to consider "What would we do with this room to make it most sellable for our clients?"  Would we remove faux finishes, de-clutter, add a flat screen...?  No way!  We would just step back and enjoy it for what it is!
These funky photos are taken at the Parador Inn in Pittsburgh.  It's the perfect spot for easy access to the Andy Warhol Museum and a … (8 comments)

cincinnati real estate: Home Staging Tips for Basements in Older Homes - 10/06/11 08:24 PM

As we completed a home staging consultation in the Cincinnati suburd of Hyde Park yesterday, I noticed some great steps that the homweonwetr had taken to begin to prepare their home for the real estate market.  I can't take credit for these ideas but I can share them.
Many older homes in Cincinnati have wooden steps that are do not have risers and can be fairly steep.  The added challenge is that many of these homes have laundry in the lower level and can make these steps appear to be a safety hazard.  We felt this homeowner had taken an … (5 comments)

cincinnati real estate: Details Matter! - 02/27/11 07:58 PM

We're busy staging homes in Cincinnati!   We love our work and love even more the opportunity to turn an unsold home into a quick success as showings multiply and offers follow.  However, upon arriving at this home we knew we had our work cut out for us.  The room is a great size that offers a lot of flexibility in terms of placing furniture and having a very comfortable room for a large family.  However, the focal point of this room was sadly lacking in WOW!
Sometimes resoursefulness paired with really good creativity can make all the difference.

cincinnati real estate: It's August And The Landscaping is Terrible! - 09/01/10 12:27 AM

I just learned a great tip from a landscaper that might come in handy with vacant homes or those where the homeowner does not like to stay on top of watering their lawn.  With the dry final days of summer, lawns and flowers can dry up in a day and the impact on curb appeal can be devastating.  You can hook the sprinkler up to hit any beds or critical areas at the front of the home where dryness will hurt curb appeal.  You can purchase these timers from Amazon for as little as $21.  This worked very well for … (9 comments)

cincinnati real estate: How To Handle The End Of The Tax Credit - 04/25/10 10:46 PM

The Cincinnati Real Estate Market has been positively impacted by the home buyer’s tax credit.  Home staging in Cincinnati has become an integral part of the selling process.  However, many sellers rushed to get their homes on the market.  For some, the rush to “just get it on the market” may have taken precedence over getting the house ready for the market. When the tax credit option ends April 30th, it will be necessary for those who haven’t yet sold their homes to look back at what they’ve learned, and go forward with the information armed and ready to sell.  … (4 comments)

cincinnati real estate: Owner Occupied Home Staged and Sold in 3 Days - 10/28/09 10:44 PM

On the market for months, a well-maintained home in a nice Cincinnati suburb continued to receive showings but never the long awaited offer.  Feedback was lukewarm and gave the seller little to act upon.  The Realtor had done all of the right things in working with their client but they too were stumped.
After the seller's Realtor recommended they contact Design To Market Home Staging, we received a call from the homeowner asking about the staging process.  We talked at length about the staging consultation and the types of feedback we would provide.  The seller considered staging and at the same … (1 comments)

cincinnati real estate: A Home Stagers Count Down to the Spring of 2009 - 11/10/08 07:30 PM

The election has passed and we are all looking optimistically for change.  Change in the economy, change in financial markets and most importantly...change in the housing market.
What is a seller to do?  There are many theories on best times to capture a buyer.  Spring, Summer, Fall or even winter:  A buyer is a buyer if they need to buy.  Corporate transferees, changes in family status, successful sale of a home that has been on the market...all of these are perfect reasons for a buyer to buy.  Keeping this in mind it is critical to have a 2 pronged … (15 comments)

cincinnati real estate: Home Staging In A Web Based World - 11/03/08 07:28 PM
I want to first remind my readers of a blog post that I wrote over a year ago titled Before and Afters In A Web Based World.  Both homes featured in that article sold quickly after staging and much of the success of these sales was attributed to staging.
In our current competitive environment the impact of home staging continues to grow in importance.  As we head toward the spring market and see more listings come forth it will be critical to grab buyers who make effective use of their time by pre-screening those listings that fit their buying criteria.
Please look … (13 comments)

cincinnati real estate: Home Stagers Challenge: Create a New Look With Your Client's Furniture - 12/14/07 08:08 PM

Design To Market has been staging homes in Cincinnati since 2004.  As our clients become more aware of the opportunity to plan their moves to maximize the enjoyment of their new homes while minimizing the expense of staging, we have worked with them to identify selected furnishings they can leave behind to work into the staging design plan.  In the living room pictured above, the addition of a coffee table and decorative items to a client's existing furniture delivers the look that drives both showing activity and offers.
