design to market: Keller Williams Christmas! - 12/24/12 08:40 AM

As a Cincinnatian spending Christmas in Ottawa, Canada with my in-laws we decided to head to the Parliament Buildings to see them in the beauty of a foot of new fallen snow.  While on our visit we stopped in at the Fairmont Chateau Laurier to see the Christmas Tree exhibit.  I had to share this photos (especially with the Keller Williams Active Rainers!)
Merry Christmas and Happy New Year!

design to market: Tell the Story! - 04/04/12 11:11 AM

Why should a home seller spend the money to transform their vacant homes?  What is the difference?  Truthfully, the impact of a good  no an EXCELLENT staging project is that first the staged photos tell a story and compell a prospective buyer to call for a showing to "hear more!"  Secondly, an excellent staging job shows the prospective buyer the advantages of a home and hooks them emotionally to fall in love (AND BUY!) the home.
Look at the before and after photos and decide which room would do the trick.

design to market: You MUST Buy This - 01/11/12 11:43 PM

If you work in the real estate industry you are most likely talking on your cell phone...alot!
On a recent trip to Europe, I stopped in a real estate office and while it was interesting to see the listings and the office, the most interesting thing I saw was the Moshi!  This is a classic style handset that plugs into your cell phone.  There are a myriad of reasons to use this phone but for me I love the fact that it is easier to talk "hands free", and the added benefit that the controversial radiation is not near … (17 comments)

design to market: Scandinavian Spaces Part 2 - 12/30/11 08:58 AM
These Scandinavians really have it figured out!  Beautiful old buildings, small spaces, and modern furnishings with the right proportions for the space available to them.  This is part 2 of a post I made after staying in an apartment in Stockholm titled Lessons Learned From a Swedish Apartment .  We have now moved into our Copenhagen apartment and I am pleased to see the same simple beauty paired with the attractiveness of the architecture.

Living room doubles as a study (behind sofa.)  2 Ikea pull out sofas endable a 1 bedroom apartment to sleep 4 with space to spare.

design to market: Would You Stage This? - 10/24/11 11:05 AM

I don't know if this should be considered "stager humor" or just so fun and funky that it transcends the topic.  Living the life of a home stager in Cincinnati I find myself always tempted to consider "What would we do with this room to make it most sellable for our clients?"  Would we remove faux finishes, de-clutter, add a flat screen...?  No way!  We would just step back and enjoy it for what it is!
These funky photos are taken at the Parador Inn in Pittsburgh.  It's the perfect spot for easy access to the Andy Warhol Museum and a … (8 comments)

design to market: Home Staging In Cincinnati-Staged House Equals Quick Sale - 10/09/11 02:03 PM

I picked up the phone and was asked by a voice on the other end of the line if we were the company that staged homes in Cincinnati.  They had looked at our website and felt that the Design To Market Home Stagers could help them figure out how to get their house sold.
This home had been on the market for over 100 days and was getting little showing activity and with each showing there was a common theme in the feedback that the home would require too much work.  The seller was very familiar with home … (18 comments)

design to market: Home Staging Tips for Basements in Older Homes - 10/06/11 01:24 PM
As we completed a home staging consultation in the Cincinnati suburd of Hyde Park yesterday, I noticed some great steps that the homweonwetr had taken to begin to prepare their home for the real estate market.  I can't take credit for these ideas but I can share them.
Many older homes in Cincinnati have wooden steps that are do not have risers and can be fairly steep.  The added challenge is that many of these homes have laundry in the lower level and can make these steps appear to be a safety hazard.  We felt this homeowner had taken an … (5 comments)

design to market: Here Kitty Kitty! - 09/01/11 09:34 AM

What to do...what to do?!?
The Cincinnati Home Staging team from Design To Market hit the road today with a schedule full of consultations.  With stops in Amelia, Indian Hill, and Oakley, we knew we would have a full day of work ahead of us.  After spending several hours in a home in Indian Hill rearranging furniture and coordinating the move of a few items to a storage unit, we headed to Oakley.  As we entered this home we wondered what staging would be required.  This home had great curb appeal but what would we find inside?

Green is the way to go in new construction in Cincinnati.  In anticipation of this month's GREENarama, the Design To Market team has staged a home in Cincinnati's Columbia Tusculum neighborhood that will host the first annual GREENarama.  This home at 428 Strafer is a perfect example of new construction that delivers the feel of the historic neighborhood and at the same time meets the green criteria that help make it qualify for the 15 year Cincinnati tax abatement.
We hope you'll come see Design To Market's staging and at the same time see an exciting neighborhood … (9 comments)

design to market: Details Matter! - 02/27/11 11:58 AM

We're busy staging homes in Cincinnati!   We love our work and love even more the opportunity to turn an unsold home into a quick success as showings multiply and offers follow.  However, upon arriving at this home we knew we had our work cut out for us.  The room is a great size that offers a lot of flexibility in terms of placing furniture and having a very comfortable room for a large family.  However, the focal point of this room was sadly lacking in WOW!
Sometimes resoursefulness paired with really good creativity can make all the difference.

design to market: Investors Make Staging A Part of Their Business Plan - 02/24/11 06:41 AM

What do the photos shown above all have in common?
Each of these homes was rehabbed and these Cincinnati real estate investors have included home staging in their marketing plans as a strategic way to insure that their homes sold quickly and for top dollar.   The price range in the homes pictured above was between $110,000 and $180,000.  These homes were located in the following neighborhoods:  Kenwood, Covedale, Madeira, Anderson, Oakley, and Bridgetown.  Most importantly, they were under contract in an average of 15 days after listing.

design to market: Staging Through The Eyes of a Buyer: Part 2 - 01/05/11 03:58 PM

"I wish the walls could talk!"  I think this is the mantra of many that are involved in the process of selling a home.  Sometimes, it is assumed to be a price  issue.  Often though, a new lower price does not solve the problem.  More times than not, it is more subtle and requires the team work of a Realtor, a homeowner, and a home stager.
I recently wrote a post titled Staging Through The Eyes of A Buyer in which a Realtor shared a buyer's comments about his pleasure as a buyer in purchasing a staged home.

design to market: Cincinnati: Investors Staged Home Sells In 3 Weeks! - 06/14/10 04:11 PM
It is exciting to share another Cincinnati home staging success story.  We staged this investment property in Westchester in mid May and it went pending in 3 weeks.  Look at this room...

Or maybe this one...

And now think about this statistic.  There are over 75 homes in this price range in West Chester on the market today!  What made this home sell while over 75 others are still waiting?  Many factors made the difference (nice floor plan, great renovation, wonderful wood floors, etc.) your home might offer one or many of these features.  But, is it staged?!  Talk to your realtor about … (10 comments)

design to market: Staging In Cincinnati: Look at this Transformation! - 05/22/10 04:59 PM
This room was not meeting buyers expectations.  Why you might ask?   Here are 3 places to start...
The lamps were distracting and somewhat dated. Awkward furniture placement. Wallpaper in the dining room. A simple staging with mostly accessories and artwork delivered a completely new look.  Often sellers have the right pieces but they are missing the "glue" that creates the necessary look to grab a buyer. Sometimes the problem is bigger!  This room had some bigger issues. Painted bookshelves that need to be neutralized.   Wallpaper border that needed to be removed. An empty room that doesn't … (25 comments)
