You might also be asking why home staging is so effective if you've experienced it and the answer is “It’s all in the eyes of the beholder”. The perceived value of a home when staged is increased dramatically due to the buyers perception of value of a properly package product. Just as retailers so innately understand the value and return on investment of a properly packaged and marketed product, so should home sellers of such a highly valued asset.

HERE IS THE PROOF THAT STAGING A HOME FOR SALE WILL GARNER A HIGH RETURN ON INVESTMENT.

On The Home Seller’s Radar: Home Staging Survey August 2007

http://blog.homegain.com/home-seller-radar-home-staging

*Please note all listed improvements are within the scope of work for staging companies.

In August 2007, HomeGain real estate took a survey of 1,000 real estate agents throughout the US. Agents surveyed report the overall prices of a 3bd/2ba (3 bedroom, 2 bathroom) home after spending between $5,000-$8,000 on home improvement and staging efforts can result in the following price increases: in the West, as high as $22,762; in the East, as high as $23,532; in the South, $21,470; in the Mid-West, $20,279. All of those figures reflect over a 150% return on investment.

One of RMR's many experiences with ROI
With Luxury homes the return is much higher and always covers the cost of the staging service and part, if not all, of the agents commission. For example RMR staged a unit 20AB, a 5K square foot condominium in Park Place, that was listed for 48 months vacant. The only offer received over that period of time was 900K when it was listed for 1.35M. The seller refused that offer. After such a long period of time the seller decided to home stage. Within 30 days 3 offers were received with 2 of them being all cash. The unit sold for $1.25M which of course is 350K more then the rejected offer. The accepted contract was 1 of the 2 all cash offers. This is verifiable proof that in this case both fees, agents and staging, we more then covered. Mr. Bolton the seller was so pleased he asked if he could adopt me....of course I was flattered but already have parents.

As a staging professional for 6 years and a real estate expert for more then 20plus. (God knows I'm old enough to admit it!...smile) I have come across a problem I believe I can solve but I really need to hear from the real estate agents to know if I'm on or off track.

So my staging business in Atlanta is doing well but quite frankly I deal with a luxury market and I'm doing well because those people can afford home staging. While pondering how to reach the masses and those especially who can't afford staging I am launching a DIY How-to stage your own home DVD. The product will sell for 24.99 and it does teach people to home stage. I've ordered the other products on the market and to the best of my ability I'm not seeing a 1,2,3 approach but rather a sales tool to a school. The quality of our production is in HD and is exceptional with special effects and entertainment to make staging fun and easy. And yes it gives instruction to every type of seller not just those who live in their home and need de-cluttering. It includes vacant sellers and sellers who renovate as well. The question I have is not for the end-user because I know they will purchase this helpful tool, the question is more for the real estate agents out there.

1. If I offered this DVD to real estate professionals at a wholesale price of $18.75 will they buy it for their listing clients and give it to them or sell it to them for the 24.99 retail price? (You should know it doesn't matter to me, just curious) Give or Sell

2. Based on the survey below this DVD would eliminate the cost of the home staging service fees therefore, how many of you believe there is a ROI on the 24.99 investment to do it yourself for the seller? Yes or No

3. If you would purchase the DVD, how many per year? Yes or No with amount

4. I believe that sellers who receive this DVD will either do the home staging themselves or get motivated to hire a company if they don't have time for the effort, do you agree? Yes or No

HERE IS THE PROOF THAT STAGING A HOME FOR SALE WILL GARNER A HIGH RETURN ON INVESTMENT.

*Please note all listed improvements are within the scope of work for staging companies. Another words these are all home staging applications.

How important is it to you to have your listings, if you're an agent, or your home, if you're a seller, ready for market. I'm suggesting it's extremely important since buyers in our current market will be less then last year and it's essential for you to capture their attention when they look at your offered property. Missing this opportunity to prepare now will ultimately cost sellers and agents big. Getting ahead of the curve now will gain you results you'll be happy to have.

Having the property staged is one sure way to get ready. Keep in mind this may take some time depending on your homes condition. Consider everything staging related listed below and get ready today for spring buyers!

1. Curb Appeal-They won't get out of the car if the exterior of your home isn't appealing enough to invite them in!

2. Update/Repair/Renovate-If your thinking the cost and time it will take to do these things is a turn off just imagine how the buyer will feel.

3. Stage It-Hire a professional stager to set the stage for a home sold for maximum value while reducing time on market. ROI is 150%

4. Natural Light-Natural light is your best friend in the home selling world. Open blinds and take down or pull back heavy drapes. Drapes also make a room feel small so, whenever you can let the light in and maximize your homes appearance.

5. Fresh Paint on the Front Door-The entry is critical so don't forget this all important point. Make sure the entry is clear and open and oh a welcome mat outside couldn't hurt either.

6. Basements and Backyards-Don't forget about these areas that most of us don't consider since we rarely visit them. The buyer will.

7. Seven is a Lucky Number so now that you've read this entire post you'll increase your luck and good fortune! Consider several weeks to compete the check list so get ready and get lucky this spring!

I'm wondering if we really understand the importance of proper preparation concerning this all important financial transaction. In any market condition, especially the one we face today, nothing can be forgotten or thought of as silly. The internet is key and an important aspect of marketing a home as I'm sure we all agree but, let's not ever forget to look as the home as a product that needs specific marketing as well. I'm no longer educating agents or sellers as in years past about the benefits of staging. We all know how important it is but, the public and professionals alike I find are still stuck on the cost of these services. The ROI is reported as 150% return on investment so any money spent in this application is well worth it.

Staging consists of all aspects of preparing the home for market from updating/renovating to proper furniture placement.

On The Home Seller’s Radar: Home Staging
http://blog.homegain.com/home-seller-radar-home-staging
