In the Month of April 2008 Talbot County Maryland had 35 units sold compared to 43 in 2007 of April. This means for the month April 2008 compared to last April Talbot County Md is down -18.6%.
However the Average Price of a home went from $577,000 in 2007 to $597,000 (+3.4%)
The Median Price in 2007 was $335,000 and this April was $356,000
Pending Units for April 2008 is 32. In April 2007 Pending Units was 59.
Active Inventory for 2008 is 694 units. In April 2007 it was 646.

I am no expert but I have to say it seems to me if a listing is priced right it will sell quickly. I was told by my father, who has been in the business for 30+ years, that if a house is not selling it is the price of the listing! I think he is right. There was a listing in our area that was put on the market 4 days ago and it is already under contract.
