      <description>&lt;p&gt;I was at a closing the other day and the listing agent was charging his sellers $800 for a admin fee.&amp;nbsp; An admin is a fee that a broker or Real estate firm charges for all the office and filing work on your file.&amp;nbsp;&lt;/p&gt;
&lt;p&gt;I can understand why there is a fee with all files having to be stored online for 7 years, but $800 dollars is over the top.&amp;nbsp;&lt;/p&gt;
&lt;p&gt;The average fee these days seems to be anywhere from $250-$500. You may want to ask your Realtor before you get to the closing table and finding out that your being charge this amount.&lt;/p&gt;

&lt;p&gt;&amp;bull;1.&amp;nbsp;&amp;nbsp;&amp;nbsp;&amp;nbsp;&amp;nbsp;&amp;nbsp; &amp;nbsp;You will need to be preapproved by a qualified lender (Bank or Mortgage institute).&amp;nbsp; Make sure you have an updated letter that you can give to your Realtor.&amp;nbsp; Your credit can change every 30 days and your loan officer needs to make sure that you still qualify, if you have been searching for a while.&lt;/p&gt;
&lt;p&gt;&amp;nbsp;&lt;/p&gt;
&lt;p&gt;&amp;bull;2.&amp;nbsp;&amp;nbsp;&amp;nbsp;&amp;nbsp;&amp;nbsp;&amp;nbsp; Find a Good &lt;strong&gt;&lt;span style="text-decoration: underline;"&gt;Full-time&lt;/span&gt;&lt;/strong&gt; &lt;span style="text-decoration: underline;"&gt;&lt;strong&gt;Realtor&lt;/strong&gt;&lt;/span&gt;.&amp;nbsp; No offense to the part-timers out there (I was once one), but this game is for the pros.&amp;nbsp;&amp;nbsp; There are too many opportunities for buyers that can be missed if their part-time brother, mother or friend has to work their other job or has other commitments.&lt;/p&gt;
&lt;p&gt;&amp;nbsp;&lt;/p&gt;
&lt;p&gt;My staff and I work to provide the most professional home buying/selling experience for our clients.&amp;nbsp; We have team of Realtors, Loan officers, title closers, and Real Estate Attorneys that do this every day and are the best at what they do. &amp;nbsp;&amp;nbsp;All of our team is trained to have email/text/web access on their phones so they can answer questions/ solve problems and get deals done from anywhere at any time.&amp;nbsp;&amp;nbsp; If you a getting a guaranteed deal by using a part-timer, then you're blessed.&amp;nbsp;&amp;nbsp; Otherwise find a Realtor that is good at what they do, since it will save you money.&lt;/p&gt;
&lt;p&gt;&amp;nbsp;&lt;/p&gt;
&lt;p&gt;&amp;bull;3.&amp;nbsp;&amp;nbsp;&amp;nbsp;&amp;nbsp;&amp;nbsp;&amp;nbsp; Clearly define what features you want in a home.&amp;nbsp; Then make a list (price, location, size), ranking your criteria from most important to least.&amp;nbsp; Unless you an unlimited budget, you will have to compromise on some of these. &amp;nbsp;Make a copy and give this to your Realtor.&lt;/p&gt;
&lt;p&gt;&amp;nbsp;&lt;/p&gt;
&lt;p&gt;&amp;bull;4.&amp;nbsp;&amp;nbsp;&amp;nbsp;&amp;nbsp;&amp;nbsp;&amp;nbsp; &lt;strong&gt;&lt;span style="text-decoration: underline;"&gt;This is the most important step.&lt;/span&gt;&lt;/strong&gt;&amp;nbsp; Have your Realtor search for the &lt;strong&gt;SOLD HOMES&lt;/strong&gt; that you want to buy.&amp;nbsp;&amp;nbsp; Yes, you heard me correct, &lt;strong&gt;SOLD HOMES!&lt;/strong&gt;&amp;nbsp;&amp;nbsp;&amp;nbsp; The Banks are playing a new game and they are pricing homes a lot lower than what they are worth, which is causing a multiple offers and driving the home prices up.&amp;nbsp;&lt;/p&gt;
&lt;p&gt;&amp;nbsp;&lt;/p&gt;
&lt;p&gt;This is causing a lot of frustration with buyers.&amp;nbsp; They end up losing out on several homes.&amp;nbsp; &amp;nbsp;I have looked back on homes that I have lost on and found that my client was out bid by 50-100k and we offered above list price!&amp;nbsp; On other homes we had offered more money, but the bank went with a cash or conventional offer instead of FHA.&lt;/p&gt;
&lt;p&gt;&amp;nbsp;&lt;/p&gt;
&lt;p&gt;&amp;nbsp;I personally track all homes that I make offers on to learn where the market is going. &amp;nbsp;&amp;nbsp;&amp;nbsp;This allows my clients and me to have a reality check to make sure that we are looking at homes that they can actually win at in the multiple offer situations.&amp;nbsp; Today's market is not like any we have seen in the past.&amp;nbsp; There are still a lot of foreclosures, but they sell within 3 days of being on the market.&amp;nbsp;&amp;nbsp; &amp;nbsp;The bad ones will sit on the market for more than 30 days and you can make lower offers on those.&lt;/p&gt;
&lt;p&gt;&amp;nbsp;&lt;/p&gt;
&lt;p&gt;&amp;bull;5.&amp;nbsp;&amp;nbsp;&amp;nbsp;&amp;nbsp;&amp;nbsp;&amp;nbsp; Have your Realtor pull the active listings and email them to you.&amp;nbsp; Don't fall in love with any of them since a lot of Bank-owned properties say Active(for sale), but are really sold pending inspection and the bank will not let the agent change the status to pending(sold and waiting to close).&amp;nbsp;&amp;nbsp; Your agent will find this out before showing you the property.&amp;nbsp;&amp;nbsp; Your Realtor should have an auto-email setup for you as a backup.&amp;nbsp; They should be pulling hot sheets everyday and calling you if they find something.&amp;nbsp;&amp;nbsp; If they are not doing this, fire them.&amp;nbsp;&lt;/p&gt;
&lt;p&gt;&amp;nbsp;&lt;/p&gt;

&lt;p&gt;&lt;strong&gt;Part of the problem is that it looks like there are more homes for sale than there actually is.&amp;nbsp; Bank owned homes and Short sales will not change their status from active (for sale) to pending (under contract) until they close.&amp;nbsp; The agent will leave it active to invite backup offers, but the property is technical sold still show to the&amp;nbsp;home buyer as for sale.&amp;nbsp;&amp;nbsp;&lt;/strong&gt;&lt;/p&gt;
&lt;p&gt;&lt;strong&gt;For those out there who see alll the real estate for&amp;nbsp;sale signs in their neighborhood and think that they can't sell their home;&amp;nbsp; I have got news for you.&amp;nbsp; Most of those homes are sold waiting to close.&amp;nbsp; Bank agents are very busy with hundred of listings.&amp;nbsp;&amp;nbsp;The only time that will mark a property sold, is a week or two after&amp;nbsp;the buyers have closed on it.&amp;nbsp;&lt;/strong&gt;&lt;/p&gt;

      <title>Understanding the Short sale process as a buyer in Minnesota! </title>
      <description>&lt;p&gt;If you are looking to buy a home in the near future, you need to do your homework!&amp;nbsp; Your knowledge will be key in the price that you pay and how long you have to wait to hear a response from the seller!&amp;nbsp;&lt;/p&gt;
&lt;p&gt;Currently there are several ways that homes are being represented on the market today!&lt;/p&gt;
&lt;p&gt;This blog is only on how a short sale is represented!&amp;nbsp;I recommend that you do research on the 3 main types that are used. These main three are Short Sales, Foreclosed/ Bank owned, and homeowner(what used to be the normal sale).&lt;/p&gt;
&lt;p&gt;Short sale is a process where an agent or representative for an agent will find out how much a homeowner owes on their home and then will go to the homeowners bank and try to negotiate less than what is owed and sell it for that.&lt;/p&gt;
&lt;p&gt;Since there is a gray area with the bank of the right price, a short sale is never a guaranteed sale.&amp;nbsp; My company has done very well and has a process that works for us.&amp;nbsp; Even with our process, there is still bumps in the road that can cause the sale to fall apart.&amp;nbsp; Go to &lt;a href="http://www.DaleFrisch.com"&gt;www.DaleFrisch.com&lt;/a&gt;and view the featured homes to see some that we have sold lately.&lt;/p&gt;
&lt;p&gt;Short sales homes are better deals than most foreclosures and regular sellers.&amp;nbsp; The reason for this is that the homeowner understands that the bank is not going to foreclose on them and there is a lot less anger when they move out.&amp;nbsp; People that get foreclosed on have a tedious to take all the appliances and damage the home.&amp;nbsp;&amp;nbsp;The short sale will also be a lower price than&amp;nbsp;the rest of the homes that are being sold by homeowners.&amp;nbsp; &amp;nbsp;&lt;/p&gt;
&lt;p&gt;If you have the patients and the stomach to handle a short sale, I recommend them.&amp;nbsp; On the other hand if you want a home by a certain time line, stick with the foreclosure and seller owned homes.&lt;/p&gt;
&lt;p&gt;If you haven't picked a Realtor yet, do your homework and ask your Realtor a lot of questions with their experience in the current market.&amp;nbsp;&amp;nbsp; I normally tell clients to stay away from short sales since there are a lot of agents that have listings that will never sell.&amp;nbsp; If a client understands the process, they I will incorage them.&lt;/p&gt;

      <title>Do online MLS searches show you everything? </title>
      <description>&lt;p&gt;With my clients I will send them a list of all the homes for their area.&amp;nbsp; Then I will setup an auto email that send them homes as soon as they come on the market.&lt;/p&gt;
&lt;p&gt;Time and time again, I have&amp;nbsp;buyers that would like to search the mls themselves.&amp;nbsp; The problem with online searches is that they are a mirror(copy) &amp;nbsp;of the actually MLS.&amp;nbsp; What large&amp;nbsp;Real Estate&amp;nbsp;companies do is download the mls homes for that day or week, then upload it to their web servers so people can search for homes on their website.&amp;nbsp;&amp;nbsp;&lt;/p&gt;
&lt;p&gt;The mls searches are not live and some&amp;nbsp;of the homes could already be sold.&amp;nbsp; Also when a big company has the search on their website, they are going to make sure that when you search that the first 3 or 5&amp;nbsp;homes that come up on the search will be theirs listings.&amp;nbsp; Are they the best deals?&amp;nbsp; That will be up to your agent.&lt;/p&gt;
