Need cash to help with closing costs?  Yes you do! You actually need 3.5% down payment cash if you're financing FHA (98% of our clients loans are FHA) and closing costs on a $140,000 home here in the DFW area (buyers side) can be around $7,000.00 or so!  Usually there is a way to negotiate having the seller pay some or all of the closing costs (never the down payment) but there is an option becoming available - I'll let the Super Lender Jeff Belonger fill you in...
